As An Un-Represented Buyer I have More Choices This is what a prospective Cheshire CT real estate customer said to me as we were looking through one of my listings. It was also how they responded to me when I asked them if they were working with an agent. I didn't pursue the statement at the time, and just proceeded to show them my listing. As we were chatting, they offered that they had missed a couple of homes in their value range because they had learned of them late and had delayed getting over to look at the homes. Not a surprise as they are an Unrepresented Buyer in Cheshire CT.  I asked how they found the homes they wanted to view and they offered up a bunch of different syndicated sites that they log onto, various other agency sites, and juts driving through neighborhoods where ...

Money Magazine Ranks Cheshire CT as One of the Best Small Towns In the Country Cheshire CT is a wonderful Central CT town with a population of 30,000 people. Money magazine thinks it is as well, placing it at #39 as one of America’s 50 best small towns to live in. The magazine called the town “the quintessential New England village, filled with horse barns, gardens and towering trees.” The magazine points to the town’s proximity to Hartford, New Haven and Bridgeport as sources of jobs and a new development in the north end of town as a project that “should create jobs and drum up additional tax revenue.” The magazine used information from the U.S. Census and the Department of Labor Statistics and its own data service company to crunch numbers on 1,326 towns, narrowing its list to just...

What is Tax Free Week in Connecticut? Tax Free week in Connecticut is a week of back to school sales and the State waives collection of sales tax on all items of clothes and footwear priced under $300.00. This can be significant for families on a tight budget especially with our 6.35 % state sales tax. This year the tax abatement starts on Sunday Aug 18, and runs through next Saturday, Aug 24. Stores also add incentive to shoppers with back to school sales as well. If parents are fortunate, they can not only get the school clothes purchased at discount, but as some retailers have already started to put out the winter lines, maybe a jump on the winter coats and sweater as well. According to the National Retail Federation, the average family will spend an average of $688,62 in back to sch...

Another Closed Short Sale in Cheshire CT Today we finalized the process to help a Cheshire CT home-owner to avoid foreclosure with the closing of their short sale. A change in job structure started the process, and after the savings were gone to keep the house going their short sale was the only way to avoid foreclosure.   Primary Mortgage was with Citi Bank, and the second Lien Holder was People’s Bank. As the home was an ideal starter home in Cheshire CT, convenient to services and very close to an elementary school and a large park were easy to get. With the process well organized, we got to the closing table in Cheshire CT. The Homeowners Affordable Foreclosure Alternatives, HAFA Act, is a government program designed to help distressed homeowners avoid foreclosure. Banks do cooperat...

Moss Farms Neighborhood of Cheshire CT The Moss Farms section of Cheshire CT is located on the western side of town, closest to I-84. The neighborhood is a collection of family style homes built on gently sloping terrain that was once part of pastures and woods belonging to a farm whose name is the main road. While not a conventional sub-division, the homes have been built onto land when available over a span of 30-40 years, with the newer homes being little more than 20 years old. Tree lined roads, and full sidewalks make this neighborhood a well sought after location for the family. Many a person can be seen in the early evening taking a walk, or a jog on the sidewalks that are so common through the area, or kids playing at the end of the numerous cul-de-sacs.  There is a wide variety...

Showing Homes in the Rain in Cheshire CT, Nothing is Hidden I was showing homes in Cheshire CT today for the second day with a client relocating into the area. Not much choice as they are in for a short time and need to see homes so they can make their decision.  We were looking at some reasonably well priced homes, and all were well presented. We probably saw more than some home owners wanted us to see as we have been experiencing a N'oreaster style of storm that would be a huge blizzard if it were cold. Almost 3 inches of rain in less than 24 hours and better than 7 inches within the past 10 days.   Issues in the homes can surface in a way that does nothing to help the home. Puddled water, down spouts clogged, chimney soot seeping into the cleanouts, and of course dripping water from ...

Recommendation | Central Connecticut Realtor / Broker | Ed Silva I would love to give my wholehearted highest Recommendation for this amazing Central Connecticut Realtor / Broker named Ed Silva.      He goes so far above and beyond to help others and sincerely cares about all around him.   He is a gentle soul, who helps, shares, is a great resource, and sticks to principles.      I met Ed in Watertown, CT when I was looking for a Realtor to pass a referral to in the area in early 2010.  I have since learned so much from Ed.   There are Realtors like Ed who will stick their necks out to make sure you are on the right path.    Through the years since, if I have a "sticky" question, I turn to Ed - and the advice is always spot on and amazing!    I then had the luck and good fortune to meet...
