What happens next with our short sale listing? We've sent our paperwork to the bank and are waiting for the bank to assign a person to the file. In the meantime we have the house on the market. What is going to happen now? Well, the house will be put into the system with a notation that it is a short sale listing. The price in the system reflects current market value, which is less than the outstanding balance on the mortgage but a fair representation of values in the system. After a few weeks, a new analysis will be done on the listing price, and will make a reduction based on latest market value. CRAIGLIST SCAM ALERT! IF THAT RENTAL LISTING ON CRAIGSLIST SOUNDS TOO GOOD TO BE TRUE...it is!  Craigslist scams in real estate are very common. Especially, it seems, with rental properties.  I recently had a beautiful colonial home for sale in Cheshire, CT listed for $450,000.  Although not for rent, this property would rent for over $2,000 per month. One morning I received calls from 3 people asking about a Craigslist posting advertising it available for rent for $800.  Fortunately they were suspicious enough to research the address online and contacted me directly.  The individual posting the ad gave a telephone number.  When a potential tenant called the number to reach the "owner," they were told that the owner was out of the country doing missionary work.  They were told that the ...

Yesterday I Walked Real Estate with 144 New Friends Yes, it was a cool, drizzly morning, but there they were at 10:00 AM ready to go, 144 charged golfers waiting for the horn to start the 53rd Annual Golf Classic sponsored by the Home Builders Association of Hartford County. The day's festivities were held at the Blue Fox Run Golf Course in Avon CT It was a packed event, and to anyone that knows golf, that meant 2 foursomes per tee. Saturday, June 4, at Bushnell Park in Hartford Ct, is the Komen Race for the Cure Breast Cancer is a horrible disease, that affects so many people, women and men. The strain on families is terrible and the efforts to find a cure are ongoing and expensive. Here in Connecticut on Saturday, June 4 in Bushnell Park in Hartford Ct will be a number of events all with the common goal of raising money for the Susan G Komen foundation and finding a cure for breast cancer. Events start at 7:00 AM with registration, with the race starting at 8:00 AM. There are various lengths of races and activities for all. Home Sales Sluggish in Central CT, But Buyers are Finding Great Deals The CT Association of Realtors just released the first quarter sales figures for home sales in CT and the volume is off 34% from the same period last year. Some of this can be attributed to the lack of a buyer incentive like the First time buyer rebate of up to $8,000 that was in effect last year and didn't expire until June. The business climate in CT still remains tentative and unemployment is hovering just below 10%. With banks tightening lending requirements, and buyers tentative because of job concerns, it doesn't appear that our state will be like the 34 other states in the country that are experiencing growth and consider the recession ended.   CT has a history of being one of the last states to feel a recessio...

It's been a wet few days here in Connecticut with more rain expected tonight and tomorrow.  Flood watches have been posted for much of the area, but we have to be thankful that none of the snow from this past winter is still sitting around waiting to melt along with the rain, or we would have something looking like this . . . Hummingbirds have Returned to Cheshire CT It may seem a little early, but the hummingbirds have returned to Cheshire.  I remember seeing one last year way before they were supposed to be back, so this year I was determined to have food waiting for them when they did show up.  So last weekend we brewed up our special recipe (1/3 cup sugar added to 1 cup of boiling water--and of course nicely cooled before loading the feeder).  It didn't take long!  I would say we had our first sighting on Monday, April 25.  A beautiful male ruby throated hummingbird sat himself down for a nice long drink.  We have seen him every day since, and yesterday we had our first sighting of a female ruby throated hummingbird. Where Can You Find Hay In Cheshire CT? You would think that finding hay during the spring season would be a pretty easy task in the Bedding Plant Capitol of Connecticut!  However, while getting my supply of seed was not any issue, finding hay to sprinkle on top to keep it in place while it grows proved to be a bit more daunting.  I stopped in at four garden centers before venturing onto Blacks Road where I knew I had seen a house with a sign advertising hay, but I hadn't been brave enough to just stop by. Realtors At The Capitol in Connecticut . . . We Work Behind the Scenes as Well Wednesday, April 6, had Real Estate Professionals collecting in Hartford CT to let the Governor and our elected officials see first hand how we feel about the issues here in our state.   The auditorium at the Bushnell, adjacent to the Connecticut State Capitol started to fill in at 8:00 AM, when the doors opened. Many familiar faces to those of us in the business were there, but not to be seen, or to try and do some business. NCAA National Champions, 2011 UConn Huskies . . . The Last Team Standing At the beginning of the season, they were given little chance of doing anything but having a mediocre season. They returned 2 seniors, only one saw any real court time, a junior, and a cast of youth. The team grew up quickly, as they started their season with a fluke, at the time, win in the Maui Invitational with wins over Wichita St, Michigan St, and Kentucky.
