Each buyer has their own schedule of when they think they should buy a home. I have heard clients buy the first house they see and others have have seen close to 100 properties, made several offers on different houses but didn't work out for one reason or another before one was accepted. If you want to live in the house and feel it's a good value etc, be prepared to write up an offer. If you really don't want to live there or want to see other homes before deciding, that's fine. I have found that most it usually takes about seeing twenty homes on average before going forward with an offer-once they decide on area where they want to live. It can be faster when you are looking for a townhome, as many of the units are quite similar, once you decide on which neighborhood best suites your ne...

When we get together about your buying or possibility of selling your home, everything becomes confidential once we sign the buyer agency's agreement or the exclusive right to sell contract for your home. Unless disclosed in writing from you, I can not disclose why you are in the market for a house or why you have to sell your home. Other confidentially includes if you were pre-approved for a higher amount but only feel comfortable spending a certain number, non-disclosure on what your bottom line is when your home is on the market when asked. The old acronym OLDCAR spells out what I to you. The 'O' stands for obedience. This means I have to listen to your lawful instruction, such as your counter offers, negotiations any inspections items, etc. The 'L' stands for loyalty. The 'D' is for d...

As a larger city of 85,000 or so residents, there is a wide variety of cuilnary options to choose from. Being from the area orginally, I know where to go to get quality cuisine at a reasonable prices when I don't feel like cooking. I have lived elsewhere in the country and have traveled to a several different areas, I have found the food to be generally good compared to most places-other than maybe just for fresh seafood found in Florida. The Danbury area does offer a diverse population which is reflected in the culinary offerings in the area. If you really want to know where to go, ask the locals. If they are like me, they prefer the local joints such as Pancho's Taco's & Bambino's, over the Taco Bells & Olive Garden. However, the area does offer both types of options for people that pr...

Depending on where exactly you live in the Greater Danbury & Candlewood Lake area you can either rent out a condo or a single family home. In some parts of the region, there may be more traditional apartments available.  Here are a few things to consider,in addition to the base cost of a rental property that you may see.As a condo resident, the landlord is responsible for paying the property maintenance charges. The maintenance charges includes trash, exterior maintenance, access to any on-site amenities or typically water & sewer. As a tenant, the owner is supposed to give you a copy of the bylaws. The landlord also must collect your vehicle information, as well as emergency contact information to provide to the association. It is lot of working when you decide to a rent a single famil...

I ask people do you want to see homes or do you really need to move & financially ready to move? The 2nd part of the question is the most important. If one is looking for ideas of decorating, you can get ideas of what some people are doing by looking online at various home listings or stopping by public open houses.  If you want to see homes and financially ready, we should also talk about your time-frame. If you are not committing to moving for two years, we can out once or twice for an overall of available properties, but shouldn't go out of a regular basis since it can be intrusive to the property owners which are living there-which is most homes currently on the market for sale which are planning to moving in a reasonable time frame. We can stay in touch after that and catch up when...

Across the board in Danbury,CT, it is more of a home sellers real estate market than it has been in the last few years. Because of the lack of inventory, home buyers may be willing to pay close to your asking price. The market will tell us within the first month or so how we are doing with the value in the home. After seeing your home and reviewing activity in your neighborhood, as well your motivation & timing, we can determine where we should start to price your home. Based on my exprience as a full time real estate agent in the Danbury,CT area, I can usually get an asking price set within twenty four homes for most homes.  However, we can discuss where you want to be if that if your only objection to my real estate service proposal.   So far this year, both single family & condo owner...

As a property expert in the Danbury & Candlewood Lake area of Connecticut, I am propositioned by anxious owners of their home. They often invite me to pick my brain on the market. I often debate in my mind whether they are just wanting a price on their real estate for future planning or actually planning on moving immediately or in the near future. Sometimes clients don't tell me up front, which isn't that beneficial to either of us, even when I try to get your motivation. The price for the selling your house now or in the future shouldn't be the only thing that you should consider when hiring a real estate agent. You should feel confident on how our home will be marketed, explanation of how the sales process works, knowledge of the market & a complete explanation and review of how aris...

It's best to get together in person to discuss your housing needs. There are several good reasons for this. To start, after talking, we can actually see in person what is out there. If we start get by getting together at the first home of the day, after listening to your needs, we may be spending additional time together seeing homes that may not suit your needs or something that you are not willing to compromise on.  We can also spend time talking about what happens when you find the right house for your needs, so you are prepared as to the next steps happen when you get the offer in.  Before even going out, we can also talk about the current housing market is in the Danbury area, how important it is to get pre-approved for financing and other questions and concerns that you may have a...

Almost all of my incoming buyers plan to keep their current job when they move up to the Danbury,Connecticut area. There are many reasons why clients decide to relocate to the area, include cultural opportunities, schooling, affordable real estate options with reasonable property taxes, a suburban environment with loads of amenities and other more.  If you don't work in Danbury,CT or the immediate towns, this means you will have to be commuting. Most of the clients decide to drive themselves to work via private automobile, on the major commuter routes (I-84,I-684, Route 7, Route 35, Route 58) or the backroad options down to Norwalk or Stamford.  Depending on where exactly you end up in Danbury or the exact location of your job, I would estimate the following driving times. 50 Minutes To...

In a business it seems that every agent seems almost the same, I would hope to stand out and above the crowd. That being said, I don't claim to be the end all be all. At this point in the reading, I am under the assumption that you have reviewed my professional biography and might think that you can get me, but there is most definitely more beyond the box.I am one of those Western Danbury long term residents, born and raised here, but there's not as many of us as there used to be.  In this town of 85,000 people, I am very well known-which can be tough because sometimes you just want to be alone.   I think staying relevant and fresh is important. On my way out & about, I somethings do a quick drive around neighborhoods that I haven't been in a while. If you are an old time resident like ...

There is no harm in knowing what your home's values is worth for the current real estate market. Perhaps you might need to take out a home equity loan to pay for your children's education, plan for a retirement strategy, refinance, budgeting purposes if your family needs a larger home, downsizing or possible job opportunity out of the area.  I had several instances when I meet with a prospective clients where my figure was pleasantly larger than some of the major real estate portals. There is no cost associated with getting your local professional Danbury,CT based real estate professional out to your home. Even if you are not sure when you would be planning on moving, I would welcome to opportunity to meet with you to discuss the current market & your plans for the future. I would hope ...

In the current Danbury,Ct real  estate market, certain price ranges and properties types are exteremly competivite. I have been told by other agents checking over a dozen offers within a weekend for an estate sale, and other bank owned properties closing almost $35,000 more than the listed price. It is not only just those types of properties. In addition, inventory is low in immeadiate area (Danbury,New Fairfield, Bethel, Brookfield & Newtown) for single family homes currently under $300,000 which are not short sales & as well condos under $200,000. What can you do if you find yourself in a multiple offer situation. As a seller, most of the time if you get a several bids on your home, I would recommend going back to everybody and provide a date & time of which all highest & best offers ...

The Danbury,CT real estate market can be confusing if you are going from out of the area or even move locally into a townhome. Generally speaking, the newer the unit would is, the more more money you are going to be paying. In addition, amenities do factor into the valuation as well. Danbury is a larger city, and some areas tend to historically have higher prices for similar homes when you purchase, but then it is generally make up for it if and when you have to sell. There are lot of other factors that play into the valuation of real estate, including interior condition of the home including mechincal systems, as well as upkept of the common grounds & heatlhy budget for the condo association. Generally speaking as well as a long time resident & real estate professional, it is best to s...
