In a business it seems that every agent seems almost the same, I would hope to stand out and above the crowd. That being said, I don't claim to be the end all be all. At this point in the reading, I am under the assumption that you have reviewed my professional biography and might think that you can get me, but there is most definitely more beyond the box.I am one of those Western Danbury long term residents, born and raised here, but there's not as many of us as there used to be.  In this town of 85,000 people, I am very well known-which can be tough because sometimes you just want to be alone.   I think staying relevant and fresh is important. On my way out & about, I somethings do a quick drive around neighborhoods that I haven't been in a while. If you are an old time resident like ...

There is no harm in knowing what your home's values is worth for the current real estate market. Perhaps you might need to take out a home equity loan to pay for your children's education, plan for a retirement strategy, refinance, budgeting purposes if your family needs a larger home, downsizing or possible job opportunity out of the area.  I had several instances when I meet with a prospective clients where my figure was pleasantly larger than some of the major real estate portals. There is no cost associated with getting your local professional Danbury,CT based real estate professional out to your home. Even if you are not sure when you would be planning on moving, I would welcome to opportunity to meet with you to discuss the current market & your plans for the future. I would hope ...

In the current Danbury,Ct real  estate market, certain price ranges and properties types are exteremly competivite. I have been told by other agents checking over a dozen offers within a weekend for an estate sale, and other bank owned properties closing almost $35,000 more than the listed price. It is not only just those types of properties. In addition, inventory is low in immeadiate area (Danbury,New Fairfield, Bethel, Brookfield & Newtown) for single family homes currently under $300,000 which are not short sales & as well condos under $200,000. What can you do if you find yourself in a multiple offer situation. As a seller, most of the time if you get a several bids on your home, I would recommend going back to everybody and provide a date & time of which all highest & best offers ...

The Danbury,CT real estate market can be confusing if you are going from out of the area or even move locally into a townhome. Generally speaking, the newer the unit would is, the more more money you are going to be paying. In addition, amenities do factor into the valuation as well. Danbury is a larger city, and some areas tend to historically have higher prices for similar homes when you purchase, but then it is generally make up for it if and when you have to sell. There are lot of other factors that play into the valuation of real estate, including interior condition of the home including mechincal systems, as well as upkept of the common grounds & heatlhy budget for the condo association. Generally speaking as well as a long time resident & real estate professional, it is best to s...

Fairfield County and the Greater New York City area has some of the most expensive real estate in the country. However, homes in the Greater Danbury area and Candlewood Lake area are fairly reasonably priced. Danbury technically has a Fairfield County address, but we do things differently around here. We don't have an inventory of almost all higher end single family homes or only high end shopping or services, we offer real estate options for all budgets & a wide variety of service options. Some of the towns in lower Fairfield County & nearby Westchester & Putnman County,NY may not even offer equivalent real estate options that the Greater Danbury offers.  Area Property Type Median Sales Price 2nd Quarter 2018 Danbury,CT Single Family $323,000   Condominium $219,900 Stamford,CT Single F...

In your Danbury,CT townhome community, you might have seen home values all over the map. As a owner, it can be confusing as you want to make sure that you would able to get a good value for your home, if and when it is time to move on. In some neighborhoods, the price range of homes range in excess of hundreds of thousands of dollars, wherein others it can be closer to about $50,000. Why is there such a difference in the values?-Layout: The chosen community may offer a variety of different models. Some may be larger than yours, others smaller. Some units may have a garage and separate entrance, and others may not even have a basement. -Condition: Over the years, the condition of the homes have changed. Some owners have replaced appliances, countertops, flooring and more, whereas some ow...

I really to see your pre-approval letter from your mortgage broker before we spend anymore time together. First of all, it shows to me that you are serious and have invested the time to go meet or talk to a professional that confirms based on the information that you have provided that they feel at this point in time that they can help you. I am fairly busy so I can only invest time to assist clients that are finincally ready to purchase a home in the Greater Danbury area. In addition, it takes sellers time to get their homes ready for buyers to come take a look at it-they would be upset wasting their time if the people that came are not in a position to purchase real estate at this time.  It is common practice in our market to have the letter be accompanied by the offer on the home tha...

Buyers would typically want to see pictures of the house before scheduling time from their busy day to go house hunting. Having just one picture is not really seen as acceptable buy home buyers these days. It is easy to take several photos and upload them into the multiple listing system, which in turn sends the listing out to other platforms. I can see how to have easy it is to include multiple pictures of vacant land or properties to rent. If a home is a foreclosure, have pictures showing any damages so the buyer is aware before going on with their agent. No traditional home for sale should only be marketed with one photo-the owners are doing themselves in an injustice if that is part of their real estate agent's marketing plan. Now day's it is quite easy to do multiple photos of real e...

There are a lot of items that are included in an offer to purchase on a home. It can be a tricky to understand if you are a first time homeowner or a seller of a property that has not moved in several years. In this part of Connecticut, there are about three different forms that buyer's agents can use to help clients get an offer accepted on their new home. Regardless of the form, the basic offer on a home should have the information below:-Buyer & Seller's Name And Address-Address of the property being sold-What personal property would be included (appliances, lighting,etc)-What inspections on the home that the buyer will be performing at their expense, how many days from the accepted offer would you give them to do their inspections and how many days after the tests are performed woul...

In order to tour houses in the Danbury,Connecticut area, home buyers really should be pre-approved buyer before going out to see houses. There is no extra fees from your bank to get pre-approved early in the process, even if you have plenty of time before you want to be settled in your new address. If for some reason you bank is unable to pre-approve you, you will have time to work on the things they suggest in order to improve your changes of getting financing. When you find the right house, it is expected to have an offer be accompanied by a deposit check, signed property disclosures in addition to the pre-approval letter from your bank. The owners will be advised not to sign any offer on the house by their real estate agent because without it, there is no documentation that the buyer ...

If your house been on the market for several months without a sale, something has to not be working. Either the marketing hasn't been effective or perhaps you have not been allowing as many showings has there's been requested. Another possible reason why your home could be sitting on the market for longer than average time is that home buyers are not seeing the value your home based on the market. I could understand that it can be frustrating trying to sell and not getting the results that you want. As the home seller, it is your decision whether keeping the house on the market, put the house on the market to rent or remove the house from the market for sale. Generally speaking, the longer the house stays on the market, the less activity the house is going to have, home buyers may wonde...
