The current amount of homes on the market is at the lowest point in Danbury,CT in easily the last two years. According to smart mls data, there are close to 40 % fewer single family homes on the market compared to this time in 2016. One interesting fact is, despite fewer homes on the market, about the same overall number of homes do have accepted offers.  Due to the inventory amount, there was about 20% fewer sales in February of 2018 compared to the February of 2016.  Due to the reduced inventory, the sales price homes in Danbury,CT did increase $25,000 between 2016 and 2017. I have had a a lot of success helping clients sell their townhome in the Greater Danbury area. Of the last few listings that I have had, the owners received about 96.8% of the last asking price, which is above area market averages per smart mls.In the last 7 listings that I had, for townhomes in the area, my homeowners had their home in contract averaging under 87 days, with a median of 76 days.
