Located only 3 miles southwest of downtown Danbury is the municipal airport. It is a general aviation that has been opened since 1930, way before there was a much of anything going on the western side of Danbury. General aviation flights can range from gliders, parachutes to corporate business jets. In Danbury, I would stay it is mostly small private pilots and occasional business jets. There are no scheduled commercial flights. The approach in and out of the airport appears to be quite challenging, due to the hillside of on three sides and the Danbury Fair mall on the other. Over the years, there has been a couple of unfortunately accidents.  There are several companies located on airport that provide jobs, and the buildings do help with the tax structure in Danbury. Some people might fi...

You might not be aware of many of them if you are passing through town, as they are not typically visible from the highway and tucked away in places only where you be going if you lived there. Top areas of the luxury single family homes include Candlewood Lake, Fieldstone Estates, Shoreview Estates and several smaller pockets of quality homes on the east, south, west and north end of town including Saugatuck Ridge, Ervie & Laura Drive, Coach Hill, historic Deer Hill avenue, Huntington Farm and Maplewood. If you are in the market for a new home, or considering selling your current home in Danbury,CT, it is important to be educated on the market. The biggest trend in the market for at least the past year has been a lack of homes of the market. This is a good thing for sellers, since their home should be able to take a deposit in a reasonable time period and might possibly get into multiple offers leading buyers to potentially pay more than the asking price for their home. The area of the market that typically is expriencing the largest shortage would be single family homes between $200,000 and $300,000. Currently, as of 1/12/2008, there are only 20 homes in that price range available out a total of 99 single family homes on the market, excluding deposits and homes which have contracts. Th...

Did you know that Danbury,Connecticut has over 42 square miles. Due to the large size and wide housing options, your home search can be overwhelming. Wheter you prefer a home near Candlewood Lake, a newer townhome in one of the maintenace free communities, a traditional colonial in a residential neighborhood or a place to start off near the town center, all of these opitons and more would be available to choose from when you are looking to purchase. I can not tell you where you should live since it is your decision and after seeing a few different home choices or types, most buyers tend to become a little bit more focused on one aspect. Even if you limit the choice to just one of these options, there are still sub-areas to explore, each possibility with a number of different homes to tak...

There's only on spot in all of Danbury,Connecticut that has condos directly located on the shoreline of Candlewood Lake. The two complexes are Poet's Landing and Crystal Bay in Danbury. They are located at 10 & 16 Hayestown Road in Danbury. Not only to several of the units offering spectacular views of the lake, the units are also very desired.    Units are typically one story, offering open floor plans, gas heat and central air. Some of the homes have a garage included, otherwise you find be about to buy some at a later date from a neighbor directly. The units typically feature 2 bedrooms, two full bathrooms  and start at about 1400 square feet. Something else to think about is that the city of Danbury zoning regulations will not allow any more condos to be located directly on Candlewo...

The numerous townhome developments in Danbury,CT are scattered across the 42 square miles of land. Some are in more visible locations if you where passing through town, like the hillside community of Westwood Village on Mill Plain Road or the Ridgeview commons on Clapboard Ridge.  Some others are tucked away, potentially only visible to those at live there, such as Park Brook, the Knolls or Park Ridge. Regardless of visibility or not, the condo and townhome market usually makes up about 30% of  current properties for sale in Danbury. As your real estate professional to help you the find the right home, I understand that it takes more than more house hunting trip out to make up our find. It is partiacually true if your price range leaves several neighborhoods open to you or if you are not sure which town in the area that you even want to live in. It takes time to decide what the most important things are for a house, what is willing to be comprised, what style do you prefer for the layout, and more items to consider. I've had only about two or three clients so far in my career buy on the first time out. However, we saw several properties in this price range that day and they never felt pressured to take a decision then and there.  Most of time, it takes at least three or four trips, each seeing four to even houses at...

The general market for buying or selling a condominium in Danbury,Connecticut is fairly active. The property is very active in the price range for homes ideal for a first time home owner or investor. The higher end has had some sales, but not all may be recorded on the MLS due to new construction up at Rivington. I'm surprised at the lack of sales around the average price point, which is $233,325,but there a number of townhomes in Danbury currently deposit deposit in that range. Price Range Average Days on Market Average Last Listing Price to Close % # of Homes Sold 0-$149,999  54  96.2%  103 $150,000-$199,999  110  97%  75 $200,000-$249,999  95  97.1%  37 $250,000-$299,999  106  96.9%  61 $300,000-$349,999  135  96.8%  50 $350,000-$399,999  121  98.2%  26 $400,000-$449,999  85  99.5%  ...

Having a professional real estate agent help you buy a home is not going to hurt your changes for finding a home. There are several things to consider -There is typically no out of pocket expense -Who will negotiate on your behalf?-Who will do the paperwork needed for you when you find a home you want to do buy?-If you see a house online, how do you plan on even getting in for a look?-What will you look for in the house?-Who will explain any items on the home inspection report?-Who can you count on to provide recommendation of the team needed for your homes closing, such as an attorney or lender.-Where would you get accurate, trusted data on the listing history of the house, as well as detailed sales information for the neighborhood.-What contingencies would be placed as part of the off...

A lot of my home buyer clients in the Danbury,CT area wondering what the current homeowner paid for the house that they are trying to sell. In some cases, the information that the home buyer might find online are inaccurate. Have your agent pull the tax card from the local MLS system or property field card from the town to get accurate information. Some of the information on the online real estate portals for buyers may not be accurate, due to a sale in the family or a recent buyout or sale within the family. It usually does not matter what the homeowner purchased their home for in the Greater Danbury area. Unless it is purchased within the last 6 months to a year, it should not effect the fair market value of the home. However, it can help us sometimes understand the situation, if they...
