The general market for buying or selling a condominium in Danbury,Connecticut is fairly active. The property is very active in the price range for homes ideal for a first time home owner or investor. The higher end has had some sales, but not all may be recorded on the MLS due to new construction up at Rivington. I'm surprised at the lack of sales around the average price point, which is $233,325,but there a number of townhomes in Danbury currently deposit deposit in that range. Having a professional real estate agent help you buy a home is not going to hurt your changes for finding a home. There are several things to consider -There is typically no out of pocket expense -Who will negotiate on your behalf?-Who will do the paperwork needed for you when you find a home you want to do buy?-If you see a house online, how do you plan on even getting in for a look?-What will you look for in the house?-Who will explain any items on the home inspection report?-Who can you count on to provide recommendation of the team needed for your homes closing, such as an attorney or lender.-Where would you get accurate, trusted data on the listing history of the house, as well as detailed sales information for the neighborhood.-What contingencies would be placed as part of the off...

A lot of my home buyer clients in the Danbury,CT area wondering what the current homeowner paid for the house that they are trying to sell. In some cases, the information that the home buyer might find online are inaccurate. Have your agent pull the tax card from the local MLS system or property field card from the town to get accurate information. Some of the information on the online real estate portals for buyers may not be accurate, due to a sale in the family or a recent buyout or sale within the family. It usually does not matter what the homeowner purchased their home for in the Greater Danbury area. Unless it is purchased within the last 6 months to a year, it should not effect the fair market value of the home. However, it can help us sometimes understand the situation, if they...

It is always important to get an idea of what your money will get you for housing if you are being for forced to move. In the Danbury,CT area, some peple have sticker shock for housing values. Many buyers are pleasantly surprised what their dollar can get them, compared to lower Fairfield County, Westchester County NY, Long Island as well as New Jersey. It also also a bargain compared to several areas of the West Coast, like San Francisco and Seattle, where the same home there could cost 2-4x the price. However, the area is also more expensive for housing and cost of living compared to the much of the country. I have see other real estate agents post similar properties for about half of the prices in the Danbury area. Do your research before planning a move, and see what your budget all...

Unless you are buying new construction in the Danbury area, the place you purchase and decide to call home is used. I know that sounds pretty bad, but it is the truth. The home that you have purchased has been maintained and upgraded over the years, but might not be completely new up  not built to today's standard. However, just like you would when you would be purchasing a used car, you would have it inspected as part of your decision making process after you reach an agreement with the seller.  I only recommended buyers to ask for any credit, repair or allowance for any health and safety issue, one that you can't tell by just looking at the home when you come through to look at it.  For example, we would ask for an electrical issue or plumbing issue, nothing cosmetic such as a nail po...

Whether you are buying or selling a home in the Greater Danbury & Candlewood Lake region of Connecticut, you need to be on the same page as your real estate agent. I can not tell you how critical that is in order for a smooth move or home purchase experience. Communication and expectations of results are needed up front before we decide to partner together. As your real state professional, it is my goal to ensure a positive transaction from start to finish. That means I need to have on-going discussions with clear expectations. For example, home buyers need to have open discussions with the agent on what works for them in a new house, what the budget is and location to ensure neither party is wasting their time & is realistic for the market. Home buyers can't be calling their agent to s...

I'm seeing some things happen in the market. A seller sells their home to an investor, and the investor does minimal work and then puts their Danbury property on the market for rent. In some cases, I've seen them listing the rentals over a little over 1% of the sales price per month (bought for $130,000 & renting for $1325 per month). Even with the landlord paying their maintenance fees and taxes, that is a sure why that you will be paying down your landlords mortgage and helping them build equity. As a potential new home owner, you want to keep the payments at a place where you feel comfortable. If you home shop in a higher price range, you might end up with a larger home than you need or if you go to low, the home might not fit your needs and/or you might have to move sooner than plann...

There are many reasons why you should have a pre-approval letter for your mortgage before you even think about buying a home in the Greater Danbury & Candlewood Lake area.If you are like most home buyers, you can not purchase a home unless you are able to obtain a mortgage. If you are considering buying a home, it is important to have the your mortgage pre-approval letter in hand when you meet with your real estate agent to start to your house hunt. Your real estate will know that you are serious about looking for houses, and based on the information you have provided to your lender that you are tentatively approved for finiancing. As your real estate agent, it is expected to have the offer presented with the pre approval letter to the seller. If you find a house before you even get pre-...

One thing that I've noticed about living in Danbury,CT for all these years are things are always changing. Businesses are always changing, relocating or expanding. Buildings don't typically sit empty for long. Growth has been an on going theme over the last 30 years. The population has grown about 30% since 1980 and is currently more than double what is was in 1960. Of course with the growth there has been several changes. New neighborhoods were created out of open space. Some older neighborhoods had some zoning changes and allowed homeowners or investors to convert single family homes into multi family apartment houses.Other changes have included several new buildings and business centers.  The schools and regional hospital has been expanded on several times.   There's been several road...

As a home buyer, you need to give your real estate agent reasonable notice to schedule a viewing to look at a home that you are interested in.  I understand that when you find a house that you are excited about and you don't want to buy the house sight unseen or wait too long in case someone else comes forth with an offer. That means that we need to get into the house for a personal inspection and viewing. Generally speaking, over 80% of the homes on the market are occupied in Danbury by either the home sellers or tenants. They need notice for of people coming so they can straighten up the secure, make arrangements for children or pets, or plans for other things they have going on in their life such as work schedule or hobbies. You just can't show up at someones house with ot any notice ...

If you are looking for affordable real estate options within a commutable distance to New York City, Westchester,Stamford or Norwalk, look no further for a place to call home other than the Greater Danbury region.  There are several good reasons why people you are looking to relocate to the Danbury,CT area. The biggest reason people are moving to Danbury is the smaller town, less congested living environment than most of lower Fairfield county. In addition, home prices are considerably more affordable & generally newer than what is found closer to New York City. As a home buye, your tend to get more bang house for your money and the area offers housing solutions that other areas closer in might not offer. That combination in addition to more favorable property taxes and access to numerous ...
