If you don't this about me, here it is. I am a long term resident of the Northern Fairfield County area.  Being a long term resident doesn't automatically make translate into being a real estate expert.I've become the choice real estate expert by actively studying the market, researching all areas, viewing homes and talking to people. My experience and skills have been acquired from being active in the field, helping buyers and sellers achieve their goals in the local housing market. It can be tricky learning the market, due to the size of the town, the number of different neighborhoods, the variety of homes, and the lay of the land. In addition, there is a structure for each transaction that has to occur in order to have an on time and customs to ensure a  smooth closing.   Are you read...

If you know something about the Greater Danbury area, Candlewood Lake is at the center of the region. It offers close to 60 miles of shoreline encompassing five different towns: Danbury,New Fairfield, Sherman, Brookfield and New Milford,Connecticut.  There is no tunnel or bridge to the cross the lake, and depending on where you live and where you need to go, it may take up to 40 minutes to travel, although by the way that a crow flies it might not be there far.Either side of the lake is a fine choice. Each has their own character and positive features. The lake frontage breaks down as followed. The eastern side of the lake is Brookfield and New Milford. The western side of the lake would be Sherman and New Fairfield. Danbury is at the southern central of the lake, with several miles of ...

If you are considering moving to Danbury,CT, please keep in mind that it will make your life considerably easier and manageable if you have your own personal automobile. There is a regional bus system, but does not have stops everywhere and may require transfers. Hiring a taxi or using  uber can get expensive, if you are going to be using it regularly. I've been in Danbury practically  my entire life and have never taken the bus, other than  school bus, or a taxi anywhere. If you go online, some areas of Danbury appear to have a high walk score rating. However, I would not personally feel comfortable walking in a couple of the areas that have a high number, due to lack of sidewalks and crossings found on Federal Road, Mill Plain Road and Newtown Road.  The city center is fairly walkable,...

I must get a couple call s a month from people that are looking to use the facilities of a condo or townhome in the Danbury,CT area. However, it is very much the fact that the on site facilties such as the clubhouse, meeting room or pool can only be used by resdients that owner in the complex or rent within the devolpment. It is very much fact the all of the facilties that would be available offer a sort of securtiy measure to keep unauthorized users away. If you are living in the complex and need access to the your wondeful amenties, contact your association's property management company directly.

More often, if you are considering renting a Condominium the Danbury,CT area, it is generally more affordable to purchase a property to live in than to lease. Renting  long term as a tenant is a sure way to help your owner pay off your mortgage and have them build equity. It is important to run the numbers to see what makes the most sense long term. With renting, an owner usually asks for at least month security but two is generally commonplace (but there are some exceptions) plus first months rent in Danbury,CT. More often, if you are able to save about 10% down plus your closing costs, you should be going out OK and would cost you a monthly about the same to rent, plus you have the benefits of owning. There are several things that you can and over time help you save up a lot. Pay your bi...

There are many factors on deciding which real estate agent that you want to partner with for finding a new home in the Greater Danbury & Candlewood Lake area of Western Connecticut. As acting as your buyer's agent, I am very comfortable answering any of these questions below, and many more. Items you should think about before deciding who you should work with include, interview questions such as:-Have you worked with buyers looking for a property like ours?-How many homes does your average buyer look at before deciding on one?-How often do you get back to me?-How to showings work? Can we go after work and weekends?-Do you think our home budget is reasonable for what we are looking for?- Will you show me all of your listings, not just for your offices?-Do you have experience with new con...

Selling your home can be pretty stressful. Some might say it is tougher to be a home seller than the home buyer. With selling your home, you have things like keeping your home clean, sometimes buyers coming earlier or later than they scheduled, buyers might wanting to come several times before making an offer or following inspections to bring family members or contractors overs, getting ready to move, finding a new house and sometimes might take a little long for your buyer to secure their financing. With things like setting the price, it's amazing why some people like yourself might even want to sell your house. However, a short term sacrifice can and should be worth it if it brings you to your new destination or stage in life. What came be down to make this process simplified and stres...

There are several things that are different about buying or selling a home in the Danbury,CT area than other parts of the country. Things are:-We don't have title and escrow companies handle the closing. Each the buyer and seller has their own real estate attorney.-At the time of closing, it is expect the home be delivered in broom clean condition with the seller completely out of the home. Having the homeowner rent back from the new owner is uncommon. -Typically the home buyers inspections are done before a formal contact is signed between the buyer and seller. The cost of inspections are to be paid by the home buyer, due on the date of inspection. -Buyers should realize that you are not going to be purchasing a new home. Any inspection items that need to be addressed should be health ...

As a home owner in the Greater Danbury and Candlewood Lake, you often wonder what your house is worth. If you could get a figure that was acceptable, would you consider selling your property? When we meet, we can see if your ideal number is realistic for the market. The valuation of your home is based on what has sold which is similar. Like a doctor, I have to diagnose your home in order to prescribe what we think the prescription for the market value is. The magic number has to be realistic, otherwise your house is never going to sell. You could want $300,000 but if all the comparable homes are selling for about $225,000, you are going to have to accept the fact that is about market value. Home values are like the stock market, one day IBM is trading for $150.00 a share, the next day t...

Welcome to Danbury,CT. Whether you have moved for a career opportunity, to be close to family, or just due to the need for quality affordable housing within the New York City area, I welcome you to my town and would like the opportunity to earn your business with your housing needs. In your process of relocating, you need to decide whether you are going to be renting or purchasing a home. If you are certain that will not be in Danbury,Connecticut for any more than 3 years, I would highly recommend that you rent, as there are costs to sell your home. In addition, the market could change. The rental market is active and good properties do go quickly. When you rent, it is just like paying a bill, and at the end of your time, you just spent a lot of money that's gone forever.Keep in mind, w...
