I have some clients that are thinking of selling their house in the Danbury area, but they haven't found any house that they would want to purchase to live to replace their old home. However, they don't want to list their house until they find something they like. But when that happens, like most people, you would need the equity from your current home in order to qualify for a mortgage to get the new house.  If it takes a while to sell your current home, the one that you want might be sold. Also, sellers might not be interested in a contingent offer to buy their home if your current home isn't even on the market for sale. The good thing about selling and then renting is that you would have more time to house hunt.  You don't have to worry if the closing for your home is delayed or pushe...

You may have found Jonathan Hall online as a top real estate expert in the Greater Danbury and Candlewood Lake area of Southwestern,Connecticut. There are some things that you might not know about me from the Internet that make me 'more human' , real and approachable. -I get nervous parking cars. I don't like tight spaces. When I'm showing homes, I never park on the driveway unless if I have to. If I know a particular business has bad parking, I might not go or try to identify nearby parking options where I can get in and out easier. -Growing up until college, I didn't realize how exactly special and unique Danbury is until I met people from other areas. Being from here still after all these years, I sometimes feel like too much of a townie. -Even though being from Fairfield County, I f...

If you own a condominium in the area and you need to leased or rented  due to your move or the current tenant moving out, I need to hear from you. In addition to helping clients purchase or sell, I also service clients in the Danbury area to lease their property that was bought specifically for investment purposes or life happened and you need to move out of our home. We have had proven results for owners. Several of the properties I have represented have gotten accepted offers within a week of hitting the open market, in cases with some multiple offers. Within 30-45 days of the property being vacant, I would recommend putting the unit on the market. If you know the house might need a little touching up after moving on, please provide a date of when exactly the property will be ready fo...

One great thing about living in Danbury,CT is the wide variety of restaurants. It is a culinary delight, with culinary options for all tastes and budgets. Something that makes Danbury different that other parts of the country is, you just don't have all national chains. There is an overwhelming of locally owned and operated eateries. Cuisine styles are reflective of the diverse community that we live in. There are Italian, Chinese, Vietnamese, Mexican, BBQ, traditional American, dinners, Indian, deli's, and Middle Eastern options. If you go starving in Danbury, you must be doing something wrong! If you are like most home sellers in the Danbury,CT area, you want to get the most money out of your home when it is time to sell. What a lot of sellers need to understand, in order to get premium pricing your home show be in premium condition.  That might requires sellers having to some some investing on the back end of the it, in order to make it up on the front end. Home buyers in the Danbury,CT area are usually educated on the market and usually want to secure new housing that is in good condition without too much updating needed. Before home owners get excited about moving out of the area, and starting their home search out of the area, I really think if you need to sell your home in order to move, they should get an idea of their current homes value in today's market before making plans. That way, you know your purchasing power if & when it it time for you to move on. There is no extra cost to invite your local real estate agent out to see your home  and to met with you. That way you as the owner can bounce off any ideas of any improvements that you might wants to do or you shouldn't do to the house based on the current market. Scheduling a meeting would also us to talk about the home selling process. This is practically helpful if you have not bought or sold real state in the Danbury area recently. As a home buyer in the Greater Danbury and Candlewood Lake region, one of the first thing that you do is what to see a home. However, that is not usually how it works. If you are not going to an open house, you need your real estate agent or the agent for the sellers to let you in.If you don't have a real estate agent in mind that you'd like to work with, I recommend intereviewing an agent to represent your interests.Just as you would ask about the home buying process, as your real estate agent, I would be asking you questions to see if we can partner together. Once we reach an agrement to work together, then we sign a buyers agency agreemnet which allows me to show you all properties that are on the market, not just my offices. The agreement has a beginning date and an ending date that ...

I've seen sellers made several mistakes when they are trying to sell them home in the Greater Danbury and Candlewood Lake area. They include but are not limited to the following:-Making the property be difficult for showings the first weeks the home is on the market-Refusing to participate in negotiations over inspection items,.-Leave their home messy for showing and the photo shoot of the time of the listing-Hire the wrong team of closing professionals that can't perform.-Not taking the advise of their experienced local real estate agent.-Know of potential open permit issues with the municipalities and don't try to address them until the 11th hour.-Not responding in a timely manner to their agent with counter offers, showing requests or other items-Won't willing to work with reasonable...

As a real estate agent in the Danbury area, reviewing the results of a building inspection with a buyer or seller and negotiating sometimes can be one of my least favorite things.  Everything can be subjective. For buyers, you should understand that most of the time you are buying a 'used home'. Some of the features were not code at the time of when the home was built  and/or may be undersized by current standards. If they are still working, you can't expect the seller to participate in the negotiations.Anything that that you can do easily you shouldn't ask the sellers to do. In addition, any cosmetic repairs should not be negotiated. Repairs should be things that you can't see on your own and would pose as a health & safety issue. If you ask for too much, the sellers may be offended.For...

Almost all of the condominium projects listed here  in the Danbury,CT area have been completed and sold out & either occupied by the owners or an occasional upper market renter. Yet I am contacted by buyers that ask if there any model open and when are their hours for viewings. To start with, I do not work onsite at any area condominium development. and can't just drop everything to make a showing.More than often, if any listings that are for sale in your chosen or preferred community or communities, sellers need to notice to prepare their home for showings. There are rarely vacant properties. We need appropriate time in advance to set up showings. There is also certain things that we have to discuss before we even get to the point of setting up an appointment. We need to diagnosis your...
