Discover the value, beauty and convenience of Danbury, Connecticut! Our real estate values are exceptional as compared to other nearby Fairfield County, CT towns or Westchester County, NY towns. The difference in the tax structure is also significant, while proximity to places of employment is not. Recreation and nature abound i.e. lakes, hiking, parks, reasonably-priced golf courses, country clubs and so on. Yet the city is barely an hour away from the Big Apple and directly borders on New York State. We benefit from all that the Hudson Valley has to offer, it’s all within an easy drive - we are the Hudson Valley without the high taxes! So close to the renowned Dutchess County Fair in Rhinebeck, NY (yes, that’s the town, where Chelsea Clinton got married) the cultural attractions o...

One of the most important to do when buying a home is setting a budget. After speaking to a mortgage broker or loan officer, they can tell if you can buy a home or not, and if so, how much they think you can spend. Look over not just the mortgage & taxes, but also utilities, homeowners dues, money needed for immediate updates or budgeting for future repairs, new furniture and what have you. On top of having money for your house, I advise clients to make sure they have money left over for all of their other things like having food on the table, money for vacations and saving for the future. I'd rather see a a client purchase a smaller property that they can afford rather than purchase a really expensive home that they can not afford to keep up their payments.    My goal as a Realtor is t...

Train Information: Most of my clients ask me from train information, so they do not have to drive. Depending on where you have to commute to, there are options. Toward NYC: For clients heading toward New York City, there are 3 nearby train stations. For most, the easiest options are located in downtown Brewster or the Southeast,NY train station. It takes about 70 minutes from them to get into Grand Central Station. Toward Norwalk/Lower Fairfield County: Located in downtown Danbury, there is a train station with plenty of parking nearby. It is located at the corner of White St & Patriot Drive. The train runs from Danbury to South Norwalk (where you can change),including a stop at the Merrit 7 Office Park. You can see the information directly on the MTA Website, to see if you can ‘go gree...

Sometimes a lower priced home can cost you more than a one highest at a higher price. In some areas, the property taxes and common charges are considerably. I even know of two similar properties, one is listed for $20,000 less in a different town, similar property with age and square footage. It would be a similar commute for my client, and she liked both developments.  Both were priced pretty well based on recent sales When she talked to her bank, it turned out the less expensive would cost her $200 a month more.  It is because the common fees & taxes were considerably higher than the other unit that we looked it.  The $20,000 price difference on the mortgage was about $85 a month according to her bank, and with the low fees and taxes, it would be easier for her to afford the offered f...

When I meet with perspective home sellers, I always look at what has sold in their neighborhood. Those are going to have the most impact on your home’s house value. Most of time, homes in the neighborhood were built in the same time, have about the same square footage, similar lot size, design and appeal. If you have the most amazing at the house, larger than all other homes, on a premium lot, your home will of course reflect a premium value. I understand that you do not want to give your house away, but you do not want to price yourself out of the market so your home won’t sell so you won’t accomplish your goals. If all the other homes in the neighborhood are 3000 square feet which are selling for $500,000 ($166 a square foot), and your home is 4000 square feet, it doesn’t mean you can ge...

Driftway, Danbury CT Real EstateOne of the hidden gems for commuters in Danbury is the Driftway Road area. Located off of Mill Plain right, tucked away from it all, this area is a peaceful suburban residential environment. The area has a very scenic feeling, with the West Lake reservoir and open space opened by the state for the nearby surrounding Western Connecticut State University west side campus.  The neighborhood  is a mix of slowly winding country roads, small cul de sacs and small quiet neighborhoods. Homes in the Driftway area were built between the early 1800s up to today, with most homes being constructed in the late 1960s. They are typically set on about 1 acre lots, with plenty of trees, shrubs and plantings. Streets in the Driftway area include Driftway,Hall St, Hall Ln, Qua...
