A common thing that a lot of my clients want to be is close to the New York State Line on I-84. In most circumstances, if you are willing to commute an extra an 5 to 10 minutes in each direction, further into the Danbury, there can be significant savings.For example, a 2 bedroom 2.5 bath townhome at Kensington Woods, on Larson Drive, next to Exit 2 on I-84, close to the New York State Line, sold for $325,000. The same exact condo at Arlington Woods, located on Sienna Drive, near exit 8 on the east side of Danbury, sold for $275,000. The monthly payment by commuting a little bit further can is about $250 less on a 30 year mortgage. What is happening in Danbury-Over the last 1 year period for all sales, the average sold price has increased from August 2010 of $248,000 to $268,000 in August of 2011.  59 properties sold in August 2010 compared to 71 in August 2011. For all properties actively marketed at that time, the price was $280,000 in August 2010 compared to $275,000 in August 2010. In August 2011, about 19% of all listings were under deposit or under contract, compared to about 13% in the same time of 2011. Homes that are on the market has declined about 20%. One of the things that I suggest clients that are purchasing or selling  a single family home is to have a survey done. A survey helps shows the property boundaries,  verify the size of the land that house is on, shows any easements, shows what is specify on the property (driveway,house, outbuilding, trees,etc), verifies information on the deed, and helps you avoid any possible legal problems down the road.I have heard an instance where there was a stone wall in the very front of a house that most people would think was the property line between the house they were buying and the house in front of it. A building inspection should be used to identify things to identify things  are urgent matters that need to be fixed, potential safety issues down the road and learn how the systems of the house work. If there are serious issues with the house, I can understand why you can use that as a reason to walk away from the house.
