When you are about 30-45 days out from renting a condo, townhome or house please contact me if you need to rent for a year.  In my experience, this is how renting works 1) Get together to discuss your requirements & needs. If your requirements are not reasonable,  I will have to refer you to alternative sources.I will also explain a buyer’s agency agreement to you.2)Fill out a request for a credit check. I do not specialize on condo rentals. Honestly, not a lot of the higher end communities in the Danbury and the Candlewood Lake area of CT, such as Woodland Hills,Sterling Woods & and Sullivan Farms have places available. A majority of the condo communities have policies limiting the number of units that can be rented.There are no ‘waiting lists’ for apartments. Owners often list their available  unit to rent typically 30-45 days out from when the current tenant leaves (depending on the terms of the lease).  I do rentals as a courtesy for people that are going to be in town for a 1-2 year assignment then relocating, people that sold their home and want to buy something but haven’t found a new home yet, or people that want to save up funds for their first home. I recently showed a buyer a property that was being marketed on the MLS as a two bedroom property. They need a true two bedroom property since they often have overnight guests & also want to use the space to where in peace & quiet since they are on the phone  a lot for their job. Needless to say, we were very disappointed after touring a condo this week. When we got upstairs of the unit, we got the a loft area & then had a door the master bedroom. I don’t know what the other agent was thinking, since the loft area was open, had no closet & didn’t have a window. The old adage, location or house still plays in works in Danbury. Almost all of my clients are looking to move no further than exit 3 on I-84 because they think it is too ‘far’ to going toward exit 5 or 7. However, for most of their property needs simply because either the type of home they want isn’t built on that side of town or the price would be too high. It is your decision on where you want to live.  Commuting on a few more minutes into town isn’t going make much more of an impact if you are already looking to commute 45 minutes anyway back & forth from the west side of Danbury. You would get more housing options to choose from, and might be able to save money on your housing cost. I can understand if you feel that another few minutes are going to ‘kill you’. If you want your home to be shown, make it sure that it can be shown. - Allow for showings with reasonable notice, about 1.5-2 hours - Turn off your alarm before you put your home on the market, if you have one.  Sometimes we accidently set off an alarm or forget to re-arm when leaving, despite our best intentions  - If you have a lockbox on your house, make sure it is in a spot where it can be found. - In the lockbox, make sure you have all the keys to open the house. If possible, try to label them. - If you have a dog, keep him/her in a cage or out for walk.
