Two & three family homes make good investment properties.  You can collect money from a couple of renters, opposed to having just a single tenant in a condo or single family home.If you are looking in living in one unit & renting out the others or having a family member live on the other side or upstairs, that can help out a lot with your mortgage.  In addition to the usual things you need to look at when buying a house, there are certain things you need to pay attention to when looking at multi family homes in the Danbury . Is the property zoned for multi families? Are all the apartments legal & have permits? Is there enough parking for all the vehicles you anticipate people having? Are the apartments in an area where you can get a renter? Are their any access issues into the apartment...

Danbury is a modern city located about 70 minutes north of New York City. For many people relocating to the area from New York, lower Fairfield County or from across the country,  it can be whelming & a little bit confusing to find your new home. In addition to having a large downtown core,  there is are large shopping centers, corporate research parks, the largest lake in the state, one of the top rated public golf courses in the country and a park that rivals Central just south of city hall. Here are some of pictures of living in Danbury.

I recently attended a seminar hosted by Brendon Fray,a home mortgage consultant with William Pitt Mortgage. In addition to having a buyer approved for financing, banks also need to look at the community and see items such as: -What % of units are delinquent in payment of their homeowner’s association dues? -Any pending litigation, arbitration or mediation going on  in the community? -What % of units are being rented out? -Amount of money in reserves? -For new construction, what % of the project has been completed & if all  common elements or amenities have been completed? -Insurance coverage Homeowner’s associations need to make this information available for prospective buyers to review before making an offer. I have found some property management companies not too willing to give out ...

One of the tough things about being a real estate agent is you don’t really make any decisions.  You can advise people on what they should do , such as the price to list their home, price to start an offer on, lender to use, items to ask or have repaired following a building inspection and the numerous other possible things that can & do come up throughout the course of a transaction. With real estate, it does not only matter what you want to do, but it has to be agreed upon by the other party.  I will be more than happy to give me input on things if you are open to hear what I say. There are many things that I can’t tell you. I will show you all properties in your price range & preferred areas or towns. Once we set all them, we will sit down & review what you thought of the homes, and ...

One of the things to consider about with moving into a condo in the Danbury area in addition to  location  is accessibility. Things to consider with access to a condo include: -Steps into unit from the outside -Steps in to garage (if attached, or steps up from garage if located on lower level) or distance to a detached garage -Laundry Location -Steepness & Width of Stairs from the front door to the main level, and also to a basement and/or upstairs. -Master bedroom location A major thing to consider is there are not too many ranch style units in the Danbury area.  In addition, you will need to see if there is enough space for your furniture in addition to items you would like to keep stored in your new home.

One of the tips we Realtors give our clients about selling their house is this: De-Clutter De-Clutter De-Clutter The simple fact is this – rooms look bigger with less stuff in them. * The photo array of your family tree on the wall (you know – on that wall under the stairs heading from the front door to the kitchen) has great sentimental value to you and yours. To a prospective buyer it is just a distraction. It’s better to have just a few photos to accent the wall rather than to blanket it. * Your wine bottle collection (model car collection, cork collection, mug collection, etc) can take away from the beauty of the built-in shelves in your living room. * It’s great to keep the spare bedrooms furnished for your grown kids and grand-kids who visit. The 4 poster bed, triple dresser and w...

Most of my clients that are looking to either buy a home that needs some sprucing  up or needs no work at all. With each, there are are the pros and cons. There are a few advantages of buying a fixer upper home. Often,  the home is priced below other homes in the neighborhood that have been updated. You get to choose what you want to done with the house to make it fit your taste (floors, paint, appliances and more). You get to build equity over time. A few negatives for buying a fixer upper is that you need to have the money and time to get the home fixed to your liking. If the place needs extensive work, it may difficult to get financing and you will need a find a place to stay where you are working on the house. On the other hand, who doesn’t want a home you can move right into and en...
