The Shelter Rock area of Danbury offers affordable capes, ranches and raised ranches. The area was initially devolped in the early 1950s for soliders & their families coming back to town that wanted to own a home with the GI bill.  Today, the neighborhood has evolved to an area which is close to shopping along Newtown Road as well as exit 8 on I-84.  Almost all of the homes in the Shelter Rock area feature 3 bedrooms, 1.5 baths, about 1300 square feet, a 1 car garage and sit about about .25 acre lot. Because of the location along a hill, there are some great views of the town and surrounding hillside.  Homes price in the Shelter Rock area range from the low $200,000s to the upper $200,00s.

Located only 2 minutes south of I-84 is the Ridgebury Hills neighborhood. Comparing the closing of 29 two bedroom units in 2009 between Jan 1 and Aug 30, and sales of 22 units during the same period in 2010 brings some interesting results: the average price for two bedroom condos in Danbury has remain practically the same, and the best part is that the median price has actually increased by almost 6%. Although the average DOM (days on market) in 2010 was 104, higher than the 86 average number of days in 2009, it is also interesting to see how the SellingPrice /ListingPrice ratio in 2009 was higher (6.84%) than in 2010 (4.36%). In other words, the selling price was closer to the final listing price of those units sold so far this year.

The "Rule of Threes" is in who's best interest anyway? I remember the "Rule of Threes" from my new agent training some 27 years ago.  Basically the "Rule of Threes" states that it is in both the client and the agents best interest to refer three attorneys, banks, building inspectors etc....I was taught that by referring at least three of any particular vendor I could not be held responsible if my client should happen to have a bad experience with the one that they chose out of the three.  This practice was supposed to be better for the client, better for me and better for the office that I worked for.  It sounded like a good idea so that is the way I made referrals in my early years as a Realtor.   In theory it sounds easy but I soon found out that it wasn't that easy in real life.   I ...

I just discovered Bernard's in Ridgefield. It is a great place to take your client to lunch, or give a gift certificate to. They wine bar contains over 1000 different wine, and the wine bar upstairs is very reasonable. I personally believe in making deals the old fashion way with the personal touch. Emails, and calls are ok, but the one on one meetings make it realize you are dealing with people rather just and other file.
