One of the tips we Realtors give our clients about selling their house is this: De-Clutter De-Clutter De-Clutter The simple fact is this – rooms look bigger with less stuff in them. * The photo array of your family tree on the wall (you know – on that wall under the stairs heading from the front door to the kitchen) has great sentimental value to you and yours. To a prospective buyer it is just a distraction. It’s better to have just a few photos to accent the wall rather than to blanket it. * Your wine bottle collection (model car collection, cork collection, mug collection, etc) can take away from the beauty of the built-in shelves in your living room. * It’s great to keep the spare bedrooms furnished for your grown kids and grand-kids who visit. The 4 poster bed, triple dresser and w...

Most of my clients that are looking to either buy a home that needs some sprucing  up or needs no work at all. With each, there are are the pros and cons. There are a few advantages of buying a fixer upper home. Often,  the home is priced below other homes in the neighborhood that have been updated. You get to choose what you want to done with the house to make it fit your taste (floors, paint, appliances and more). You get to build equity over time. A few negatives for buying a fixer upper is that you need to have the money and time to get the home fixed to your liking. If the place needs extensive work, it may difficult to get financing and you will need a find a place to stay where you are working on the house. On the other hand, who doesn’t want a home you can move right into and en...

Common charges are something that you need to take in consideration when you are looking to purchase a townhome or condo. In the Danbury area, common charges typically cost about $230 a month. The money goes to a cover a few different things. First of all, the money goes toward keeping the community running. Money goes toward landscaping, snow removal, trash service, management fees, lighting/utilities on common areas and routine building maintenance.  In most townhomes communities in Danbury, the fees also include city water & sewer.Long term projects (such as siding and roofs) can be done a few different ways. The association can either keep the monthly common charges low and assess owners when it is time to do the large project or the association could have higher monthly charges to ...

One of Danbury's newest eateries is not to be missed.   The Midtown Cafe, located directly across from the White Street campus of Western Connecticut University and opened in January of 2010 is already booming, and deservedly so. In the words of one of the partners, Jason Cancro, the café is a "high-end burger joint". For lack of a better description, I guess that would fit but it's really a lot more. With over 30 menu items, all cooked to order, Cancro along with partner Dan Serafini really seem to have nailed the recipe for what I predict will become a classic Danbury establishment. Their signature "Midtown Burger" is just the right size with all the right fixings and is cooked along with most other hot sandwiches over an open flame on their charcoal pit. For burger lovers, like me, th...

The most important factor to determine if your home will sell is the price. Having your home listed at the proper price from the beginning will get you the most activity and should attract qualified buyers looking for a home like yours. The most showings and interest on a property typically occur in the first 45 days of hitting the market. When I get a call from someone that is looking to sell their home and wants to find out how much they can sell their property for, the first thing I do is set up an appointment to see their property.  I do pull up the tax record of their home from the computer, but that can only tell me so much information. Like a doctor does with patients, I need to look at the symptoms of the property (such as floor plan, curb appeal, lot, neighborhood  among other ...
