A typical closing is generally about 60 days or so from the day the signed offer is. It typically can is no longer than 90 days, due to the buyers mortgage rate lock. In some cases, for a short sale property, the closing date is left open-typically 45 days upon short sale approval & most of the time there is an addendum that locks the buyer into the property for 90 days.  There are other things to think about when setting the closing date.  We don't have an exact date until about a week and a half prior to the exacted date. Home owners have to be out of the house at the time of the closing. When you are purchasing a townhome in CT, there is a standard contingency. In addition to the normal stuff a home buyer would ask need, including a satisfactory building inspection, getting a mortgage, clean title & formal contract of sale and the house appraising, the sale is also contingent of the buyers review & approval of the by-laws and resale package. Each individual property and home owner determines the way showings are handed for the sale of their home in the Greater Danbury & Candlewood Lake area of Western Connecticut.
