Multiple offers are starting to become quite commonplace in the Greater Danbury,CT area. It seems to be happening for most single family homes in Danbury,Bethel or Brookfield for under $350,000 or townhomes up to about $250,000. What should you be doing if you find yourself in this situation:As a home owner, it can be a good thing if you are working with an an experienced real estate agent. With multiple offers, this means the seller should expect buyers to give them very close to what their asking price is, if reasonable, if not higher. Strike while the iron is hot. I recommend giving all interested parties a change to submit there over, but encourage a deadline date where no more will be presented.I would not only look at the asking price. Consider the buyers requested additional term...

Home sellers could be leaving equity on the table & or take a longer time to sell if their home is ready for buyers to see it. Your Danbury,CT area home doesn't have to be HGTV ready, but presented to the open market in a clean and organized manner. You won't go try to sell your car if you haven't clean the inside, brought it to be detailed and the oil changed before you start to advertise your car being for sale. Why should the sale of your home be any different? However, it is even more important to put in the work for your home, your largest asset. As part of the service that I provide to the owners, I offer to go through the house with them once they agree to work with me to evaluate what should be done prior to photos. I only do that after I have the listing contract done, because I ...

There are several steps that goes with the sale of your home in the Greater Danbury,CT area. It starts with hiring the right estate professional to market & work for you. The next item would be signing all the agreements to officially all of the listing paperworkOnce the paperwork has been signed, I go through my clients home with them & discuss any 'to do' items or straightening up that should be done prior to the listing. I discuss with my clients about how long it would take them to complete the list so I can schedule the photographer. From there, the next step would be arranging for the photography and then the marketing plan would go into effect. I'll be happy to discuss the personal marketing stratgery for your home in person, as each home is different. We do offer a number of grea...

As part of the home marketing progress, there is an option for home sellers to elect to schedule a public open house. It would be typically done on a day on the weekend usually 1-3, 2-4PM or 12-2PM. It would be hosted by the listing agent or a representative from their firm & any body can come into the house to take a look, even if they are not even in the market or in a financial position to qualify for the financing needed to purchase a home. However in some cases, there could be well qualified clients that might want to see the house at their own leisure & don't either have real estate agent working for them at this time or don't want to schedule a private showing with their own real estate professional. We never know who is going to be going through the doors. No matter who would be...

As a real estate professional, it is my goal to understand the wishes of home buyers and sellers. Both parties are in transition, the home buyer looking for a new place to call home or relocate or, and the home owner that has to move on a new stage in their life or new area. It is a major investment when you are looking to purchase a home. Home sellers also need to obtain an complete & accurate evaluation  market review in order determine a realistic goal. In order help both sets of clients, I invest a considerable amount of time researching and evaluating properties. This includes reviewing the listing history on the multiple listing service, tax records, prior sales of the property and more when putting together the numbers for clients. In addition to showing prospective clients homes...

A typical closing is generally about 60 days or so from the day the signed offer is. It typically can is no longer than 90 days, due to the buyers mortgage rate lock. In some cases, for a short sale property, the closing date is left open-typically 45 days upon short sale approval & most of the time there is an addendum that locks the buyer into the property for 90 days.  There are other things to think about when setting the closing date.  We don't have an exact date until about a week and a half prior to the exacted date. Home owners have to be out of the house at the time of the closing. In some cases for if the buyer is planning on purchasing your home for cash, it can be as short as 3 weeks if you have already moved out. Be flexible since the date on the offer isn't exact & sometim...

It is exciting to be considering moving out of New York state or even New York City into the suburbs. The greater Danbury area is one of the best kept secrets in the tri-state area.  Due to quality homes, reasonable properties taxes and more, this area is growing as an alternative to nearby Westchester & Putnam County,New York.  There are several things to think about when planning your move up.Commute tolerance: Some parts of the Greater Danbury can be within one hour of tip of the Bronx , other parts can be up to two hours away depending on exact location and traffic. Generally speaking, the closer to New York City you get, the more expensive the homes are going to cost you. You should also plan on driving, rather than relying on public transportation. On some of the border towns with...

The home buying process can be difficult at times in the Greater Danbury area. The truth is, home buyers should be prepared going in the start of the process so they shouldn't be surprised on the way things go. The fun part of begins when you are have the accepted offer. Looking at the homes can be fun and a good experience, but it can challenging all your ducks in a row getting from the time you see the house to the closing table could be challenging. You would need to get through getting the offer signed, scheduling the inspections, getting through any negotiations, insuring the contracts are signed, providing  all the necessary paperwork to your mortgage professional to getting all the way to the closing. Due to the size of Danbury,CT & the large development that has shaped our fair city, there have been a number of homes that have been in essence copied from one part of town into others. They lead to a number of great condos or townhomes for owners to call home. They include: Park Brook, Park Ridge & Lakewood-All of which are located in the 06811. Offering both ranch & two story units, residents have access to their on-site pool and good parking. Sterling Woods II was the base for many units to be duplicated in other projects. Their 'twins' include Arlington Woods, Briar Woods & Kensington Woods. Also the homes at Enclave at Danbury have very similar features to these homes as well. One thing to note, only Sterling Woods II & Arlington Woods have the style of home where the garage is ac...

As your real estate agent, I am not involved one bit in your finances when you would be buying a home. Your loan officer or mortgage broker, on the other hand, will be knee deep in your finances. I only need to know that you qualify for a mortgage, how much down you would be planning no downing on the house and that's it. I would also need to know if it is a conventional mortgage or fha. We would need to get that upfront before we go house hunting, as  When we find the right home, the offer does get accompanied with your pre-approval or pre-qualification letter with the offer, so the home sellers know based on the information you have provided to the lender that you have been determined at this point that you can qualify for a mortgage. When are you selling your home, I don't get to know...
