  EASTON Market Trends April 2012   While Easton is still clearly in a Buyer’s Market, the Average Number of Homes Sold per Month for single family homes has increased to 5.3 homes. Months’ Supply on Market has fallen over the past three months. These are positive signs for a recovering market  Unfortunately, both Average List Prices and Average Sales Prices have declined over the past year.  It would take 21.2 months to sell off all the inventory on the market at the annual rate, which is one of the highest rates in Fairfield County among the towns we track.

   EASTON Market Trends March 2012       Easton, Connecticut home sales are still in in a Buyer's Market. As you can see from the graph above, the Average Number of Homes Sold per Month has slowe to 3.7 homes. Months Supply on Market was rising, but has leveled off over the the past three months. Both Average List Prices and Average Sales Prices have declined over the past year. It would take 22.3 months to sell off all the inventory on the market (based on the 12 month rate). This means only about a quarter of the homes on the market at present will sell during the typical six month listing period.    EASTON Market Trends January 2012       Easton, Connecticut home sales slowed down by 33% from 2010 to 2011. As you can see from the graph above, home prices also continued to decline over the past six months and even more over the past three months. The freak October snow storm caused widespread power outages and the normal holiday slowdown contributed to the decline in numbers during the final 3 month period, although there was a slight uptick in number of sales in the August through October period. This is a strong Buyer's market in Easton, Connecticut at the present.   MARKET REPORT January through December 2011   SINGLE FAMILY - EASTON, CT   Number % Change Average % Change Inventory Currently on Market     85   $693,717     Sold  2011       53    -33% $698,647  9%  17 months Sold  2010       79   $638,014    15 months   Single family home sales have slowed in Easton CT by 33% from the previous year.  This is significantly less than Fairfield, Shelton, Bridgeport, Trumbull, or Stratford.  There is currently a 17 months’ supply of single family homes in Easton, which means most listings expired and need to be renewed several times before the property is sold.  The good news is that the prices are increasing.  Prices have increased by 9% over the past year.

As of September 30th, 34 Single Family Homes have been sold in Easton. This trails last year by 29%.  It also is only about half the 67 Homes that sold at this point in 2007.  Easton homes are not really designed for or at the price point for First Time Home Buyers so the current Federal Stimulus is not having a significant impact.   The Average Selling Price for the first nine months of the year is $597,942.  This is 28% below last year's $825,549.  This reflects a continued slowness in the higher end price segments.   There are 93 Homes on the Market ranging in price from $365,000 for a 2 Bedroom Ranch to $3.6 Million for an 1810 Antique Colonial. Here we are after 8 months and 31 Single Family Homes have been sold in Easton.  This shows a drop in units sold of 23% from the prior year's total of 40.  And this trails the 62 Homes sold in 2007 by 50%.   The Average Selling Price comes in at $590,262.  This reflects a 31% decline from last year's $857,096.   Much of this Average Price change is due to the softness at the highend of the market dragging the overall average down.  So far in 2009, 2 homes have sold for over $1 Million.  When you compare this to 11 homes selling above that mark last year and 17 breaking the Million Dollar mark in 2007, you can easily see how this would impact the average selling price.    This is a great opportunity if you are a buyer looking in the Easton market.  It is a great town with a wonderful cou...

Home Sales as of July 31, 2009 as reported to the Greater Fairfield County MLS. Easton has sold 22 Homes from January to the end of July. this is a decline of 33% from last year for the same period.  The sales level is down 57% from the same period in 2007.  The Average Selling Price is coming in at $586,597.  This shows a decline of 31% from the prior year Average of $851,449. It seems that there are not only fewer buyers but that they are purchasing the less expensive homes.  The $1 Million plus Colonials are sitting on the market for a year or more without selling.

Congratulations to the Town of Easton.  S&P has now been awarded the valuable AAA (Triple a) Bond Rating to the Town of Easton.  This is the best indicator of their financial stability and sound management practices by the Town.  The citizens and voters should appreciate the hard work from the Town's elected leaders as well as the vision it took to achieve this recognition.  It also translates in to lower interest rates on Bonds that save the town money in the future.

Is that light at the end of the tunnel? In a Real Estate market filled with one tough forecast after another, Easton is showing signs of life.  Here we go for a dose of good news.  For the months of September and October, Easton sales are up over last year! You read that correctly - UP.  For September and October combined, there were 12 closed sales in 2008. This is compared to only 11 in 2007.  This may not mean we are back but it does signal perhaps the beginning of the end.  Keep your fingers crossed. For the more numbers conscious, it was really the 2nd Quarter that killed the year for sales.  In Q2 2007 (March - June), we sold 23 homes in Easton.  However for 2008, we sold just 12 in the same three month period a decrease of 48%.  Let's hope the big flucuations are over and we can ...
