Homes on the Market in Easton  Here is a quick update on the inventory of homes for sale in Easton.  You can see that we started the year much lower than 2007.  With the slowing sales and homes continuing to come on the market, we are now running ahead of last year.  This is great news for buyers because it gives them more choices than ever.  Sellers must be very aggressive in their pricing if they plan to get their home sold in this market. Easton Inventory of Homes July 2008   The number of homes on the market continues to rise.  With 89 homes on the market and only 4.5 homes selling per month, this equates to a 20 month supply of inventory.   Easton continues to be a town with great values to be found.

Easton Real Estate Update June 2008 Easton is going through a slow year.  Here we are at the halfway point and only 27 homes have sold.  With 89 homes for sale, we have a 20 month supply of inventory. This means the average market time is close to two years. Average Selling prices may show an increase but this is due to the small number of homes sold.  Home prices appear to have peaked in 2005 and have been in decline since.  Most sellers seem to have the patience to wait out this trough in what had been an astounding rate of appreciate since 1995. Buyers are taking their time to decide.  They are looking are more homes and more towns than every before.  Easton still represents a great value where you can find more land and more home for your dollar. Easton Home Sales and Real Estate Update May 31, 2008 Easton is a town that normally sells from 85-105 homes each year.  The last two years have fallen short of that goal.  Unfortunately after five months, 2008 appears on track to make the 65 home total from two years ago.  This total was the lowest in the last decade.  When the number are this small one good month can make up a lot of ground.  Almost halfway through the year being off 34% from last year definitely sends a message. The numbers for Easton closely match the other neighboring towns.  There are fewer buyers than last year.  Window shopping on the internet has become the major pastime of most buyers. Easton Home Sales and Real Estate UpdateMarch 30,2008Easton like its neighboring towns continues to run behind last year in sales activity.   While 14 homes is a small sample size to make conclusions about an entire year, the local trend is inline with what is happening in Fairfield, Westport, Weston, Trumbull & Wilton.  Buyers were in tight supply last year and it appears that the trend is continuing.  The average Market time last year was close to 12 months.  This doesn't appear to be changing any time soon.  Price data appears to show more stability than we are really seeing in the market place.  Buyers are finding a lot more for their money than ever before. EASTON UpdateYear to Date Sales of Single Family HomesAs of March 30              2008200708 vs 07200608 vs 06Closes1419-26%11...

Easton Homes Sales UpdateFebruary 2008Well so far Easton is keeping on pace with last year.  Both have much stronger starts than 2006 which saw only 5 homes sold in the first two months.  The good news is that even though there may not be many buyers....at least prices are holding.  The least expensive home sold so far this year is 15 Flat Rock - a 3 Bedroom home on 1.1 Acres built in 1939. It sold for $540,000.  The most expensive home sold was 47 Kaechelle - a 4 Bedroom Colonial with 5890 SF of Living Space on 3.35 Acres built in 2007. Easton Real Estate and Home Values - YTD 2008The Town of Easton, Connecticut is off to a rousing start.  Now when you sell 80-100 homes per year on average, then selling 9 in January is a great start.  You can see that Closed units are up 50% over last year and far exceed the one house sold in 2006.It is a little too early and too small a sampling to pay much attention to the Average Selling Price or the Median Sale Price.  The most important takeaway at this time is that it looks like a great start and buyers seem to be back in the market after taking most of 2006 and 2007 off! Easton Yearend UpdateEaston is making a great comeback!  Like most neighboring towns, unit sales volume was off in 2006.  Easton also experienced a slight decline in Median Sales Price and Average Sales Price.  However, 2007 put Easton back in the realm of good years for Real Estate.Unit Sales were up 17% over the prior year --  About half way back to the 2005 level.  Median Price was up 5% coming in at $760,750.  The Average Selling Price also finished up with a 2% increase over prior year to $848,827.  Both these amounts are slightly under the 2005 levels but definitely show that the local Real Estate market is not being bogged down in the nationwide slump.The low sales for the year were $275,000 and $410,000.  It is worth noting that the $410,000 sale was $15,000 over Asking Price.  ...
