I have been reporting on market statistics for larger towns like Manchester, East Hartford, Vernon, and South Windsor.  In comparison to those towns, Ellington's housing market may seem less active; however, the population of Ellington is about 15,000 (by recent estimates; the new census will provide more accurate information).  Another factor that seems to have influenced housing activity is the $8,000 first-time homebuyer credit.  In markets that have lower-priced inventory, which most first-time buyers will find easier to qualify for, we saw that the tax credit made an impact.  Ellington doesn't have as many homes in those price ranges, so it limits the numbers of buyers. Ellington CT Market Trend The average days on the market (DOM) shows how many days the average property is on the market before it sells.  An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a seller's market.  The DOM for November was 54, down -32.5% from 80 days last month and down -30.8% from 78 days in November of last year.  The November 2009 DOM was at its lowest level compared with November of 2008 and 2007

The Ellington Public Library has come up with a unique and great customer service!  With  the bug virus going around this winter season, the Ellington library is offering a curb side service for getting your library needs.  Simply call the library ahead of time with the items you would like.  Let them know when you would like to pick them up.  The library staff will put together the items you requested and bring them out to your car for you.  Now that's what I call curb service!!  I don't know if you would get this kind of service in a bigger city, but in Ellington its the way we take car of each other.  I have been a resident of Ellington for over 13 years now, and this is one of the reasons why I love Ellington.  Ellington Publice Library 860-870-3160 for more information

There are many loans available to home buyers in Ellington Connecticut. Because it is deemed a "rural" town by the US Department of Agriculture, buyers can qualify for specialty financing. Rural Financing: There are two main types of Rural financing and buyers qualify depending on the household income of the person, people or family. "Low Income" is a classification where the household income must be less than around $45,000 per year in Tolland County. I have a couple of listings in this lovely, country community.  It is mostly farmland. My niece lives in this town. My husband and I, thirty years ago, tried to build a home here.  Things didn't work out because of the planning of the home and where on the lot to place it, so, we ended up moving to another nearby town. I have sold several homes here as well.  It is off the beaten path, no highways going through, you must go to another town for highway access.  The hills are rolling, green with rich soil, covered with mostly cows and horses.  Here and there are subdivisions. In the last five years, more subdivisions have sprouted up.  Big homes, right on top of the hills.
