Manchester Connecticut Condo Sales As part of my marketing efforts as an FHA condo approval specialist, I work to compile data for condo sales in various towns in Connecticut.  I try to pick towns that have a lot of condominiums to provide comparison data between projects that are FHA approved condos and those that are not. Manchester CT Condo Data for 2013 Manchester has 54 condominium projects of which 15 of them are approved with FHA.  (Of those, our office has handled 9 of them.)  Before FHA’s changes in 2011 there were 45 projects on FHA’s Approved Condominiums List.   Analysis of Data I typically divide the listing data into those in FHA-approved condos and those that are in non-FHA projects.  For my business, it’s good to analyze the difference between the two. In Manchester, con...

Condominium Market Data for Manchester, CT Because I had so much fun (sarcasm intended) compiling the market sales data for South Windsor, I decided I would tackle a larger town in the area.  Manchester, CT, is our neighbor to the south and a town with a high concentration of condominium projects. Condominium Market Data for Manchester, CT  There are 56 condominium projects in Manchester, CT.  Of those, 45 of them have been approved with FHA at one time.  Currently, there are 14 condominium projects approved with FHA.  Incidentally, our office has handled 7 of these approvals and we are currently working on others.   Analysis of Data I divided the numbers into those in FHA-approved projects and those in non-FHA approved projects.  For my business, it is good to analyze the difference be...

Thanksgiving Day-November 28, 2013. Fifteen Thousand Runners swarmed along Main Street in Manchester, CT., 06040 to participate in Manchester Road Race's 77th year. It was 32 degrees Fahrenheit but the temperature did not stop the throngs of people from different ages to witness the annual tradition.       There were also special and cute GUESTS which did not mind the commotion going on.         The spectators were anxiously waiting for the runners to show up and finish the 4.78 mile-length course. The crowd's excitement loomed when the first and second participants in the wheel chair division navigated from Center Street towards the finish line. Cheers grew stronger as the first place winner passed by like Flash Gordon that my camera lens barely caught him in action.    Then the second...

Manchester CT Market Update Everyone is always asking how’s the market? It’s a tough question to answer as it can depend on the town, some are better than others. The effects of the past year may still linger in some towns but what I have found is that there is still some improvement. Manchester, CT is one such town being that it is a larger town and the inventory is much more diverse. As we review a few key statistics we do have to keep in mind that in most markets the summer months tend to be slower so you do have to look at the overall big picture. In this year-to-date snap shot of the Manchester CT Market Update you will that how the market is changing and that it is making strides. Recovery takes time and as you can see not every statistic is positive but overall prices in Manchest...

“Always Great to be Acknowledged”   I wanted to share a recent interview.   Meet Joe Petrowsky, Mortgage Consultant "People are afraid to be rejected. It is my job to coach people. There is always a way. Talk to someone who is knowledgeable."       I met Joe Petrowsky when I attended my wife Carole's BNI business leads group meeting a few years ago. I drive past Right Trac Financial Group, Joe's business at 110 Main St., almost every day and I was curious about the business. I contacted Joe and asked him to share his thoughts about his business and what is happening with mortgages these days.     Timothy Becker: Joe, what services do you offer here at Right Trac Financial Services?   Joe Petrowsky: I have this belief that anyone who wants to own a home should be able to get a mortgage. ...

“73 Year Old Apologizes to his Wife in Manchester, Ct”   Sometimes the work I do for a living just sucks!   On Saturday I met with this couple for a refinance, both on social security and he is still working part time. They want to refinance their home in Manchester CT to get a lower monthly payment. The owe $174,000 and their interest rate is 7.5%, they have 24 years left on their mortgage.   The problem, the value of their home is about $150,000. Since their mortgage is not owned by Fannie Mae or Freddie Mac, we can’t refinance through HARP 2.So they are stuck, as they don’t have enough savings to pay down the mortgage.   They shared with me, that they have spoken to their mortgage servicer about refinancing or modifying their mortgage, they were told no, they couldn’t because they we...

Mortgage Process Confusing for Manchester, CT,  Attorney and His Wife” A couple of months ago, I was taking a mortgage application from an attorney and his wife. His practice is primarily real estate closing. So, the mortgage application process should be pretty simple, RIGHT? Anytime I do a mortgage for anyone that has some knowledge of the business, I let them know right away, I am going to do this process, like you know nothing about mortgages. Most people say, OK. I took these two folks through the process and for me that can take between 90 and 120 minutes. I work hard to make sure that they understand all aspects of the process. The amount of documentation, as a result of all the rules and regulations that have come about over the last few years, has made the process less understa...

Preapproval Denied for Couple in Manchester, CT, by Local Credit Union”   Trish and Brian were referred by their friends' mom, that works for a bank. Is this crazy or what?   I met with them and as many first time home buyers, they were extremely nervous, especially after being denied by a local credit union. They shared with me, that they had saved money over the last two years, not made any unnecessary purchases and really focused on paying all obligations on time. So what was the problem?   The credit union told them, that Trish’s credit scores were not high enough. They required a minimum credit score of 680 and she was a 677. They were not sure what type of loan the credit union had available, but were told they required 10% down, which they have.   They brought in all their income...
