Market Report for Middletown for July 2007 and Year to DateResidential There are 136 active residential listings in Middletown.  In July 51 new listings came on the market, 30 homes went under deposit and there were 42 closings.  The average sale price was $253,077, the average per sq.ft. price was $159 and the average days on the market were 44.  In July of 2006, there were 37 closed sales with an average sale price of $277,418, an average per sq.ft. price of $166 and an average of 53 days on the market.  Looking at these comparisons, prices were down 7.8% and per sq.ft.prices were down 4.2%. Comparing the first 7 months of 2006 to the same time period in 2007, in 2006 there were 224 closed sales with an average sale price of $275,793, an average per sq.ft. price of $166 and the averag...

Market Report for Middletown for May 2007 Residential There were 144 active listings on the market in May compared to 140 in April.  48 new listings came on the market, 47 went under deposit and there were 33 closed transactions.  The average sale price was $261,035, with a per sq.ft price of $157 and average days on the market of 58.  Last month there were 26 closed transactions with an average sale price of $279,955.  Compared to May of 2006 the closings went down from 46 last year in May to 33 this year and the average sale price went down from $273,232 last year to $261,035 this year.  Prices compared to last year appear to have dropped by about 4.5% and number of sales dropped by 28%.  There is about a 3 month supply of homes on the market.Comparing the first 5 months of 2006 to th...

Market Report for Middletown for April 2007Residential There are 140 active listings in Middletown.  For the month of April there were 65 new listings, 29 homes went under deposit and there were 26 closed transactions.  The average sale price was $279,955 and the median sale price was $253,250.  Homes sold for 98.51% of their final asking price and were on the market for an average of 65 days.  Compared to April 2006, the numbers are about the same.  In 2006 there were 25 closed sales, with an average sale price of $272,226 and a median sale price of $234,900.  Homes sold for 98.09% of their final asking price and were on the market for an average of 98 days.  Prices went up this year by 2.8%  and were on the market 33 days less than last year.  The absorption rate shows a 4.8 month sup...

Market Update for Middletown for January 2007ResidentialAt the end of January in Middletown there were 143 active listings, an increase of 20 active listings compared to the end of December.  There were 64 new listings that came on the market in January, 31 went under deposit and 28 closed.  The average sale price was $251,118 and the median sale price was $252,000.  Houses sold on average for 97.2% of the asking price and the average days on the market were 51.  Comparing these numbers to December, in December there were 23 new listings, 25 deposits and 22 closed sales with an average closed sale price of $301,259.  Right now the inventory is enough for 4 ½ months. Market Update for Middletown for December 2006  Residential  In Middletown the number of active listings is down from last month, with only 123 homes currently on the market.  Part of this is because of the time of year, since 28 listings expired in the month of December.  There were 23 new listings, 25 deposits taken and 22 closed sales.  The average closed sales price was $301,259.  In 2005 there were 38 closed sales in December with an average sale price of $271,590, so for the month of December the average sale price increased.Looking at a comparison of the market between 2005 and 2006 for the whole year, in 2005 there were 470 closed sales with an average sale price of $278,055 and in 2006 there were 381 closed sales with an average sale price of $275,416. Most of the sermons that our Minister preaches on Sunday Morning hit home with me, in fact most of the time I think that the sermon is about me.  It isn’t, but that is what a good sermon should do, talk directly to us and make us look at ourselves.  Yesterday morning however, it was not the sermon that talked to me, but a story that he told about his daughter when she was in Kindergarten.  Most of us are familiar with a method of discipline called “Time Out”.  When a child misbehaves they are sent to for “Time Out” some where in the room or house by themselves, but this Kindergarten Teacher had a different method.  His daughter came home and told him that one of the little boys in the class had missed behaved, and that the Teacher had sent him to the “Stop & Think Chair”.  Everyone at C...

If there is one thing that two and half months on ActiveRain has reinforced in me, is that if you are going to be in the Real Estate Industry, then we MUST always be prepared.  Both of my boys are Eagle Scouts, and the Boy Scouts Motto of “Be Prepared”.  This Motto was drummed into them very early in life.  The Boys Scouts not only teach the Scouts to “Be Prepared” they live it.  Scouting involves a lot of camping and back packing.  A Scout has to “Be Prepared” for anything and everything when they are out in the woods.  They have to learn how to pack not only everything that they will need, but also to pack only what they will need since they will have to carry everything they pack by themselves.  They have to take every situation into consideration, and then make sure that they are eq...

Tomorrow is Sunday and I have made it a practice to stop by two to three Open Houses on my way home from Church.  This practice has been a great marketing tool for me, and one that I enjoy doing.  Many of the business relationships that I have formed with the Realtors that I work with have been a result of stopping by Open Houses on Sundays. Here in upper Middlesex County most of the Open Houses are done on Sunday between the hours of 1:00 – 3:00 in the afternoon.  This time works great for me because I am usually leaving Church around 12:30, and it takes me about 20 to 30 minutes to get into the territory that I cover.  I live about 30 minutes from Church, so my wife and family are getting home about the same time that I am stopping by the first Open House.  Our main meal on Sunday is ...

Yesterday was my oldest son’s twenty-fourth birthday, but we could not go out because he had to prepare some things for his class today (he teaches 7th and 8th grade math & science), so we took him out to dinner tonight instead.  He loves barbecue food, so we went to this restaurant that specializes in barbecue ribs.  It is a fairly new restaurant, and their St. Louis style ribs are unbelievable. This was our second time there, and each time the service has been fantastic, maybe even better than the food.  My wife and I were very impressed on how the waitress made it a point to constantly be at everyone of her tables.  She really seemed to want everyone’s experience there to be a memorable one.  She wasn’t the only waitress doing this, all of them serviced their table this way. As everyone knows the Election is gratefully OVER yesterday!!!  For me it was a very long day, because I am the Republican Head Moderator here in Middletown, CT.  We were one of the test towns for the new Voting Machine that will be used State wide in 2007.  This Voting Machine is presently used in many other states, and works very well.  But since it is new to us, the Secretary of State had us go through several procedures that made for a very long and tiresome day.  My day started off yesterday at Town Hall at 4:30 in the morning, I was not done verifying all the Election figures until 12:45 this morning.  I think I am still seeing Election Returns, and will probably dream about them tonight.  OK enough about my day yesterday, but the idea for this blog is a result of yesterday.  No I...
