  MONROE Market Trends Report Q1 2013   The Monroe market is showing signs of improvement since last year with 58% more homes selling this quarter than at the same time last year.  There are 28% fewer listings on the market.  Fewer listings and increased sales have resulted in a decrease in inventory to 7-8 months of inventory from 17 months last year.  Sale prices have decreased by 7% despite fewer listings and increased sales.  The decrease in median sale price suggests that sales are brisk at the low end of the market, but lagging in the middle of the market and upper end of the market. Last year in Q1 the price range was $136,000 to $565,000 with a median sale price of $331,250.  No homes sold for over $600,000.  In Q1 2013, the lowest sale was $52,000 and the highest was $685,000 ...

  MONROE Market Trends Report February 2013   Monroe is still a strong Buyer’s Market and the trend analysis above shows no positive trends in the three month numbers.  Prices are lower than a year ago, but there is some good news.  There is only a 6 month supply of homes for sale currently compared to 11-12 months a year ago.  Thi due to a combination of more homes selling and lower inventory.   INVENTORY   SALES The lowest sale in Monroe was for $87,000 and the highest sale was $685,000 over the previous three months.  Two homes sold for more than $600,000 during that time.   HOTTEST HOMES The homes most in demand in Monroe, Connecticut are three bedroom homes priced between $275,000-$300,000.  They tend to be on the market for 110 days and sell for 96% of list price.   Thinking of b...

  Monroe Market Trends January 2013   Monroe’s chart shows mixed signals over the past 3 months. Sale prices have decreased significantly and fewer homes are selling. Inventory has been decreasing over the past 12 months to the point where it is just about a balanced market. The Average List to Sales Price Ratio has remained steady at a very good level of 96%. It looks like Monroe’s real estate market hit bottom in Q1 2012 and a recovery is underway. The increased number of sales and lower inventory is a good sign. MONROE Market Trends November 2012 Monroe’s chart shows indicators of a strengthening market over the past 12 months.  Sale prices have increased significantly, inventory is lower, and the Average List to Sales Price Ratio hovers around 95-96%.  While Monroe is still in a Buyer’s Market with 7.9 months of inventory (the 12 month figure is used for the absorption analysis and a supply greater than 6 months is considered a Buyer’s Market), the trend is towards a more balanced market.  It looks like Monroe’s real estate market hit bottom in Q1 2012 and a recovery is underway.  The leveling off of prices is likely seasonal.  Monroe CT Real Estate Market Report November 2012   It was another strong sales month for the Monroe CT real estate market.  Results for November 2012 showed a 33% INCREASE in sales over November 2011 sales.  Average list and sales prices shot up 20% and 24% respectively.  Market time decreased substantially from 161 days to 88 days or 45%.   Inventory went down with some sellers withdrawing from the market for the holidays;  Monroe remains in a  SELLER'S MARKET, with less than six months of inventory. MONROE Market Trends October 2012   Monroe’s chart showed indicators of a strengthening market over the past six month time period, but the more recent 3 month trends are less positive.  Sale prices have decreased, inventory has increasted and the Average List to Sales Price Ratio has decreased to 93%.  While Monroe is still in a Buyer’s Market with 7.9 months of inventory (the 12 month figure is used for the absorption analysis and a supply greater than 6 months is considered a Buyer’s Market), the trend is towards a more balanced market (the three month trend is 6.6 months of inventory), but trend signals are mixed..    It looks like Monroe’s real estate market hit bottom in Q1 2012 and a recovery is underway, but the road remains rocky.   What homes are most in demand by buyers in Mo...

  Monroe CT Real Estate Market Report August 2012   While Monroe CT had a less than stellar August 2012 market report as compared to August 2011, there is some good news.  Sales were UP 21% from the July numbers and registered as the highest sales month since September 2011.   See annual chart below. Compared to the same period last year. August 2012 sales were down 10% and list and sales price averages decreased significantly at 19% and 18% respectively.
