New Canaan, CT 06840    Real Estate Market Data for New Canaan, CT by Dagny Eason of Dagny's Real Estate   Here are the Average Sales Prices  for surrounding towns in Faifield County     New Canaan is a very nice town in Fairfield County.  It is popular for many reasons, great schools, great location, and it is the quintessential New England town, except in New Canaan there is much more than the country store.  New Canaan is unique from some of its neighboring towns because in New Canaan you can stroll down the streets, window shop and grab a coffe while on the go.  Not all Fairfield County towns are as walkable in town.       This month I thought we could explore some more unique architecture in Fairfield County.  The Glass House was built in 1949 by Philip Johnson.  Also know as t...

Norwegian Luck! As I was finishing my dinner tonight at a New Canaan restaurant named Cherry Street East, for those from the area, my phone rang - and I answered!    I always try not to in a restaurant, but this time - I was drawn to HAVE to answer that phone.     The lady on the other end was very understanding when I explained  that I was finishing up dinner at a restaurant, and could I call her back?   I don't know why, but at that point I think I also asked her what town she was interested in.   She said New Canaan!   I told her that was funny, since I was at a restaurant in New Canaan at the time.   She asked where? - this meant she knew the town well.....    We spoke later, and it turns out that her family is from Norway, as is her husbands, and we seemed to have a lot in common. ...

Smaller is Better ~Multi-Purpose Rooms & Micro-Apartments. There is a trend happening in residential real estate of multi-purpose rooms that you are seeing more and more. The office can turn into a guest bedroom, the walk in closet is also the laundry room, sliding walls to create a great room or separate rooms. The key is to make the space flexible, maintain a flow and maximize space & storage. In New York City Mayor Bloomberg unveiled the winner of a city owned micro unit apartment complex where each unit will be between 250 to 370 square feet. These will be affordable housing apartments restricted to tenants earning no more than $77,190 a year. To help in the cost of construction the 10 story tower will be modular construction with prefabricated units stacked on top of one another.  ...

NEW CANAAN Market Trends December 2012 New Canaan’s market remained strong until the last three months.  Nevertheless, prices are higher than at the start of the year. The bottom of the market in most of Fairfield County occurred in January/February and January was the lowest point so far for New Canaan prices.  Our trend analyses show that New Canaan’s prices declining and sales are slowing, but this is likely seasonal.     New Canaan Inventory New Canaan Sales Hottest Homes in New Canaan What homes are most in demand by buyers in New Canaan?  The sweet spot in the market is for 4 bedroom homes with a list price of $1.2-1.3 million.  They tend to be on the market only 100 days and sell for 96% of list price.

Green Tip #4, Seal & Insulate Attic Doors. Be it an attic door, pull down stairway or hatch, this is a big hole that goes from your condition living space to an unheated dirty space. Besides losing heating and air conditioning you are also allowing dust and particles into your living environment. For better energy efficiency and healthier living conditions these passageways need to be sealed and insulted. The easiest way is to use the proper weather stripping on the doorway and then as well install some type of insulation box, shell or blanket. There are many products you can buy ready-made, here are some of them: The Battic Door attic stairs cover. $50 - $125 The Attic Tent. $200 The Draft Cap attic stair insulator. $145 The Energy Guardian. $185 The Blanket.  $50. New Recipe ~ Bo Kho. During the winter months here in New England our family likes to try one new recipe a week to spice life up a bit. This week’s meal comes from the Wall Street Journal and it is a Vietnamese Beef Stew that originates in the Southern part of Vietnam. Like many traditional meals there is a tremendous variety of ingredients you can use. This one below seems to be somewhere in the middle but others include additional ingredients such as chili, hot peppers, daikon, fresh coconut, curry, potatoes and sometimes even beer. With such aromatic ingredients the house smells wonderful as the stews simmers and permeates the air with savory, sweet and spicy all at once.   Bo Kho ~ Vietnamese Beef Stew If you'd like to substitute beef shank for chuck, buy 2¾ pounds bone-in pieces, a...

Seal Your Leaky Ducts Now with AEROSEAL, UL-listed.   It is not uncommon to have your ducts leaking by 20% and sometimes even 30% or more which means lost heating and cooling to your living space. With new ‘green’ building practices duct work usually remains within the condition living space but the majority of prior built homes have ducts in unconditioned spaces such as attics, basements and crawl spaces. Once the duct work is in place with in walls and other hard to reach locations it has been in the past hard to repair leaks and faulty workmanship. Now you do not have to rip out old leaky ducts with this new vapor sealer that is injected into your ducts. Aeroseal is a nationwide company, 5 dealers in Connecticut, with a product that is a vinyl sealing material that starts off as a ga...
