New Canaan CT 06840 Home Sales January to November 2012    New Canaan Market Data                                                                                             List Price Average vs. Sales Price Average in New Canaan for the Past 12 months List prices were quite a bit higher in late last year all the way through the Spring of this year.  The Average List Prices and Average Sales prices have leveled off a bit this Fall. NEW CANAAN Market Trends October 2012   New Canaan is still in a strong Buyer’s Market.  The Spring market resulted in more sales, lower inventory, and higher prices.  The bottom of the market in most of Fairfield County occurred in January/February and January was the lowest point so far for New Canaan prices.  Prices have been rising over the past 12 months, although the number of sales has slowed down over the past three months.   48 homes over $2 million sold over the past 12 months.  The lowest price was $365,000 and the highest was $5,300,000.  The median sales price was $1.4 million.   What homes are most in demand by buyers in New Canaan?  The sweet spot in the market is for 4 bedroom homes with a list price of $1.3-1.4 million.  They tend to be on the market 114 days and sell f...

New Canaan is still in a Buyer’s Market, but moving toward a balanced market. The Spring market resulted in more sales, lower inventory, but only slightly higher prices. The bottom of the market in most of Fairfield County occurred in January/February, but perhaps the bottom occurred into March in New Canaan. The Average Sales Price is not much higher than Darien’s ($1,568,617 vs. $1,558,578). It looks like New Canaan’s real estate market hit bottom in Q1 2012 and a recovery is now underway. The recovery has not gained as much steam as Darien, but the indicators for a recovery are there.

  NEW CANAAN Market Trends Report June 2012   The New Canaan, Connecticut real estate market enjoyed a good, but not great Spring market. The 3 month trend shows that all indicators are showing signs of a more balanced market.  The number of sales and sale prices are trending upward as is the Average List to Sales Price ratio.   Average Days on Market has decreased. The amount of inventory that the market can absorb is still very high compared to other Fairfield County towns (of the nine towns we track, only Weston and Easton had slower absorption rates).   We use the 12 month figure to determine inventory absorption, which means that it would take 18.5 months to sell every home currently on the market in New Canaan.     NEW CANAAN Market Trends April 2012     New Canaan is a Buyer’s Market.  There is currently more than 18 months of inventory (using the 12 month rate) and the trend over the past six and three months is in the direction of a strong Buyer’s Market with fewer sales, more inventory, and decreasing prices.  The decreasing Days on Market is a good sign as is the small tick up in Average List to Sales Price.  Sales are slow at the high end of the market in Fairfield County and New Canaan has the highest average prices of the Fairfield County homes that we track, so it is not surprising that New Canaan also has one of the highest Months Supply on Market.

Modern Home Tour New Canaan, Ct. Had Huge Turn Out.   Sunday May 20th, 2012 turned out to a perfect sunny day for the William Pitt Sotheby’s Third Annual Modern House tour of mid-century moderns. There were 8 homes on tour some for sale (see below) and some just open to the public for the day. Some of the homes were designed by the famous New Canaan “Harvard Five”, associates and Frank Lloyd Wright’s top apprentice John Howe. Five of the homes were in New Canaan, one in each of Darien, Wilton and Weston.
