Interesting phenomenon in the Greater New Milford, Ct real estate market. Buyers take note... I cannot say it is a seller's market, but we have an interesting phenomenon happening in the Greater New Milford, CT area as far as real estate is concerned. And it is making it very hard for serious buyers. First of all, the inventory has dropped over the last few months. However, it is on the rise again as you will note below. And with the rise in the inventory, interest rates are ticking up too. October 2010, 279 active single family homes November 2010, 246, active single family homes December 2010, 214 active single family homes January 2011, 218 active single family homes February 21, 2011, 231 active single family homes Current prices range from $89,900 to $5,900,000. How did you put that home for sale in New Milford, CT under deposit in six days of listing it on the Multiple Listing Service? "Andrea, how did you do that?" An agent asked me as my sellers and I were looking at his listing. Mrs. Seller turned to him and replied, "because she is good, that's how"! Poor guy, the house we were looking at has been on the market for over 500 days and has taken $140,000 in price reductions since then. So he asked me again, "Andrea, how did you get that house under deposit in 6 days"? I told him point blank. I have great sellers who "get it". They listened to what I said, they did what I recommended, and then I did my marketing magic! The house was priced to get immediate attention The home was cleaned up and out The hardwood floors were refinished The walls ...

Snow on the ground, spring in the air! Temperatures are warming up in New Milford, CT and boy does it feel good. We may still be covered in snow, the mounds and mountains of the white stuff are getting smaller and smaller... and spring is in the air! I can feel it, I am living it, and this means... buyers are out again! January was a long, cold month, both in terms of the weather and the real estate market. But things are changing. I am getting more buyer inquiries, I know agents are busier than they have been, you can feel the optimism in the air. Perhaps that is what is causing the temperature to rise and the snow to melt! I listed a great house on Monday, by Saturday we were negotiating an offer, just putting the finishing touches on it. The best part? The phone hasn't stopped ringin...

Ice Capades in New Milford CT! Oh my, I took the doggie out this morning for his 4:30 am business meeting and fell flat on my keister! Duncan looked at me with one of those "looks could kill" and seemed to say... "you do your business inside, why can't I? Are you kidding me?" He didn't even make a move to assist me, he was probably too busy laughing at me while I was trying to get up. It gave a whole new meaning to the "I've fallen and I can't get up" commercial, up close and personal! With the temperature rising yesterday, bringing us a wonderful thaw, the rain that fell, then the freeze last night, my walkway and driveway is all set to host the New Milford Ice Capades! Bring your chairs, a cup of coffee and watch me slip and slide all the way to my car! I have a pair of Yak Tracks, so...

How to price your home NOT to sell, New Milford CT Real Estate Talk. Yes, you read it right, I am going to teach you to price your home NOT to sell in the greater New Milford, CT area! Fascinating, you bet.. just read on and learn how to price your home not to sell!Over a year ago I was asked by an associate to look at a house that the owner really needed to sell. They had already taken another job and purchased a home elsewhere. I gave my associate an indicated sales value of $390,000 to $410,000, perhaps starting the listing at $420,000 for a few weeks but no more than that. All this was based on current market conditions, house condition, physical things about the location and setting that will never be overcome. My associate did come up with a bit higher price than I did. The number...

New Milford, CT Real Estate, Short Sale Straight Talk with Bill Gassett. I am very excited to bring you this interview with Massachusetts Realtor Bill Gassett of RE/MAX Executive Realty in Hopkinton, MA, serving the Metrowest area.  Bill has been a successful Realtor for 24+ years, earning a rank in the top 1% of Real Estate agents in the country. I met Bill Gassett on his ActiveRain blog about a year ago and have been following his blog ever since. I was thrilled when Bill agreed to this interview about short sales as I consider him to be one of the most successful real estate agents I know, in both traditional sales and short sales.  Although Bill is licensed in Massachusetts and I am licensed in Connecticut, much of our laws and customs around real estate are similar. I am always com...

New Milford, CT Real Estate Talk, finding the right agent to sell your home. Dear Andrea, we would love to use you to sell our house but the other agent gave us a higher price! Yes indeed, this is very real and very worrisome. Choosing the agent who gave you the higher price is more than a gamble these days. Our real estate market in New Milford, CT is tough at best. In the month of January NINE homes sold only. Currently there are just 5 homes under deposit and 18 homes waiting to close. My experience shows me that any one of these homes under deposit or pending could blow up at any time. You will be competing against a number of homes for sale, so unless yours is the brightest and the best and priced right, that sale you are looking for is as elusive as spring seems to be right now! B...

The weight of the snow can feel like the weight of the world. The stewards of our land and animals need your prayers but will probably never ask. A friend lost half her free stall barn last night, the good news is she only lost one calf out of over a hundred cows. The bad news, the cows have no access to fresh water and they can't give them grain until the mess is cleaned up. This makes milking them harder than ever. She lives on the other side of the state, a few barns in her area have already gone down, killing a few of the animals. The farmers are trying to keep things going but for some it will mean the end of a way of life that feeds us all. Here in New Milford another friend is losing his barn. There are probably 40 to 60 cows inside, he would have no place to shift them to if the...

Snow on the roof..... the driveway... the front walk, everywhere in New Milford CT.Good news, no more snow for January! February, however, is a different matter. My new obsession is looking for snow on the rooftops here in the greater New Milford, CT area. Litchfield County was spared the amounts the rest of the state got with the last snow storm, although 6 inches on top of the 2 plus feet we got before is more than enough. My daughter is having problems at her house with snow and ice backing up and leaking into the house. I managed to snag a roof rake in my travels at the local Agway, getting one is quite an accomplishment these days. I have found a few websites that tell you how to make your own with pipe and scrap wood. Here is an example of one. Getting the snow off the roof is hal...

Fun in the sun snow in New Milford CT! The snow has been the topic of the week everywhere I go. Where to put it, how much more could we get, on and on. I don't remember dealing with this much snow at one time, ever. Tonight I saw a wall of snow in front of my daughters house about 6 feet high! (where is your camera when you need it?) And I have to say the town of New Milford is working hard to clean up the mess left behind. Despite all the issues that we are all dealing with, cleaning our mailboxes to ensure delivery, getting the roofs cleaned off, knocking down the icicles, shoveling, shoveling and more shoveling... some people know how to have fun with the white stuff piling up around our heads! I found this guy on the town green in New Milford, he was bringing smiles to all that drov...

New Milford CT January 2011 beats all records! We have officially had more snow than ever in Connecticut, we have beaten the recorded records! And they are predicting more snow next week... I don't know if I should laugh or cry! New Milford didn't get hit as hard as the rest of the state, for once this season, Litchfield County did not take the brunt of the storm. But 6 inches on top of what we have already is pretty hard to deal with, I mean... where do you put the stuff? I can't lift it any higher to throw it while shoveling! So here is my great adventure today. Because sometimes getting to the office is an adventure. The sun is breaking through the clouds, the snow is over, life is good! The front of my car was buried in a snow drift over the hood... When I get to the office the stai...

I am taxed for it, therefore it exists! Au contraire mon frere, think again! New Milford, CT Real Estate Talk. Just because you are taxed on it does NOT mean your 4 season sunporch, your deck, whatever improvement you may have made on your house is allowed. Yesterday I wrote about obtaining those pesky building permits for work done on your home in New Milford, CT. You can read it here. The building department and the tax assessors office do not speak to each other. And the tax assessors office and the zoning department don't speak either! OK, it has nothing to do with the fact that they don't like each other. They probably like each other just fine! But what you are taxed on and what you have in your file at the building department may not match and neither department will be the wiser...

Why do you need to know if there was a permit issued for my finished basement? For the addition I put on? For the deck on my house in New Milford, CT? New Milford CT Real Estate Talk. I see the horror in the faces as I ask the dreaded question, did you have a permit for that? And yes, I will be going to the building department and checking on that. You see, I won't be the only one going to the building department. I am pretty sure (if they are worth their salt) when we get the offer you are looking for, the buyers agent will be heading to the building department too. They will be looking for discrepancies between that the town says you have on the field card, what your house actually has, and records that the work was performed as it should have been, with the proper permits, by qualifi...
