Still sitting on that fence and dreaming about buying your first home? Confused about how to get started? I don’t blame you, there is so much negative press in the media about people who are losing their homes that it can be a very scary thing. Remember up until recently, sub prime mortgages and over inflated prices were the norm. Now the game has changed in your favor. Prices have come down, interest rates are low, and lenders are far more cautious. What should you do first? Look into what mortgage program is the best for you.  I went on the web to see how you would get your information. Wow, is it confusing! All these promises, how to trust someone you have never met with the largest single purchase you will make in your lifetime?  Which program is right for you? Although you need to...

Today was our parade in New Milford, lots of fun was had by all. I took some photographs and made a slide show, tried to get every group in. It was a great parade, the kids were awesome, the bands, the tumblers, Karate kids, the Boy Scouts, Cub Scouts, Brownies Girl Scouts, and Daisies! Our local volunteer fire departments were well represented, they are expert not only in putting out fires but in marching in parades too! And of course the veterans, and let us not forget the reason we all gathered today, to honor the men and women who so selflessly gave up their lives to make ours a safer and better one. I missed the duck races, my grandson had to get home, but I left my duck in good hands. He has not come home yet nor has he called, so I am not quite sure where he placed. Perhaps he is...

Tomorrow is the day we celebrate Memorial Day. Early this morning I went around downtown New Milford to take a few pictures of our beautiful town, all the flags are lining Main Street and beyond, the flowers are planted, and tomorrow the wreaths will be placed in front of the memorial at the south end of the green. The streets will be lined with spectators waving their flags as the parade passes by. We will have a gun salute that will chill me to the bone, then taps, which always brings a tear to my eye. Then off to Veterans Bridge to toss a wreath in the river in memory of the sailors who lost their lives in service to our country. Next, the Great Housatonic Duck Race, sponsored by the New Milford Rotary Club. I love the duck race, I have my own duck entered. Let’s just hope this year ...

I have decided to change the format of my weekly market update, this should be easier to read and easier to compare to the previous weeks stats. I hope you enjoy it. The following information is only as good as the agents who list the properties. If the information is not entered into the multiple listing service in a timely manner, or incorrectly this will skew the data. However, I do believe it to be a fairly accurate assessment of the current real estate market in New Milford. Are you looking to buy or sell in the greater New Milford area? Give me a call at 203.460.1775, sign up for a listingbook account to search the area MLS, or send me an email to andrea@andreaswiedler.com. I would be happy to discuss your options. Price is accordingly, it should be the new catch phrase.  Yes, there are a glut of homes that aren't moving. However there are homes that are moving, homes that are well priced are being sold. What does that mean? These homes are priced accordingly.   According to condition. If your find a home that sold that is very similar in many ways to your except one, condition, you need to price your home accordingly. If you are in better shape, you have done recent upgrades, you are clean, neat, ready to move in, you are on top of the heap. If you home requires work you need to be priced lower. Take for instance you know you need a new roof. You know what that is going to cost. What is your best option? Price it accordingly if you can't replace the roof yourself.  Price it accordingly if you can...

As with most mornings, I took my Duncan for a walk up the hill behind my house. This morning I was awake enough to remember to take my camera. Duncan and I just love this walk, I thought I would share it with you. It is pure eye candy, if you like the great outdoors that is. New England does have it's beauty, and Lower Litchfield County is truly spectacular, which of course includes New Milford!

This Sunday, May 3rd at 2 p.m.  the New Milford Historical Society will present “Simply Lincoln”, a wonderful theatrical performance by Howard Wright. Mr. Wright is a member of the Association of Lincoln Presenters, a rather interesting group of men who portray Mr. Lincoln. The motto on their website is “Would I Might Rouse The Lincoln In You All”. According to Mr. Wrights website, his purpose is to bring the amazing words written by Mr. Lincoln to all, to give us a chance to better know this great man.  The Presidents own words are used, taken from Roy. P. Basler’s eight volume set, The Collected Works of Abraham Lincoln. Of course President Lincoln will appear in his usual garb, complete with his black frock and stovepipe hat. For more information please call the New Milford Historica...
