We just listed a wonderful 3 bedroom raised ranch in southern New Milford at 125 Wynwood Drive. The home is immaculate and extremely well cared for. Newest upgrades include a new roof (5 months ago), new vinyl siding, freshly painted throughout. Other recent improvements are updates to the kitchen with Corian counter tops, refreshing of the cabinets, tile back splash and tile flooring and both bathrooms have been updated.   It's not often that we run into a home that has been so well cared for as this. The owners have taken pride over the years and it shows throughout. The house is light and bright and extremely clean. It is set on a quiet road in a well established neighborhood of similar homes. Just minutes to Route 7, shopping, restaurants, I84, this location is a winner. 3 bedroom r...

New Milford CT real estate market report, it's still a buyers market. The national news is clear, the real estate market is showing some signs of improvement... however... real estate is hyper local and "improvement" is a relative word. How is the real estate market in New Milford, CT doing? It is still a buyers market. For sellers this might not be what they want to hear. However, a shrinking inventory is frustrating buyers to no end. Price it right and it will sell is a phrase worth remembering.March 2013 saw 16 sales in New Milford, CT, an increase from February's 12 sales. The average sales price was up to $362,547, however.... there was a large sale of over 2 million dollars on Candlewood Lake which skewed the average sale price dramatically. If I remove the highest and lowest sale...

Single Family Homes, real estate statistics for New Milford, CT February 2013. Litchfield County Real Estate. For the 9th month in a row New Milford, CT is seeing fewer active listings. February 2012 showed a sharp decline of homes available for sale. This is a good thing, a glut of homes on the market does not bode well for home owners looking to sell. I would like to see an increase in sales also, but this didn't happen in February. It was a short month, but closed sales were down.A marked increase in the number of short sales for sale in New Milford is evident. Currently there are 15 short sales. In January of 2013 there were only 9 active short sales. This, coupled with a shrinking inventory does mean a tougher overall buying experience. Many would be buyers are shying away from shor...

I am afraid to say I have, at times in my tenure in New Milford, taken the Housatonic River for granted. Lately my thoughts have been consumed with the fact that today is the last day I have to drive over the bridge to get to my office. As I was driving over the bridge today it hit home, I won't be driving over the river every day to get my office! Combine that with an email I received from a woman who found me online.... and this post was born! The Housatonic River begins its trek from the heart of the Berkshire Mountains in Massachusetts in two places. From Muddy Pond in Hinsdale, Ma and Pontoosuc Lake, located in Lanesborough and Pittsfield, MA. In my little neck of the woods the Housatonic River is fed by the East and West Aspetuck River (the East Aspetuck headway is Lake Waramaug). ...

The real estate market in New Milford, CT seems to be picking up. There are fewer active listings and more buyers are out looking. This is very good news for people selling their homes as the last two months have been slow in both closed home sales and buyer activity. For buyers it may be a bit frustrating as there are more of you out looking for the same piece of pie. And your favorite pie may not exist!Search homes for sale in New Milford, CT.One thing I will note, southern Litchfield County is behind the real estate times. While other parts of the country are pulling out of short sales we are seeing more of them. With rules and laws changing, this could mean some challenges are ahead of those who need to sell but owe more than their homes are worth. The unemployment rate in Connectic...

The condo market in New Milford, CT is slow, the time it would take to sell the current inventory we have, if no more condo's came on the market, is 18 months. Low monthly numbers and lower prices translate to a very good time for a buyer to purchase a condo in New Milford, CT. New Milford, CT had 50 condo sales in 2012. Average list price: $153,722Average sales price: $117,734Average days on market: 164Condo's in 2012 sold for 93% of the last listed sales price, however the percentage from the original list price to sales price was 90%. This, coupled with the time it takes to sell a condo translates to a tough time for anyone wanting to sell their condo in New Milford, CT.But the national news says otherwise! I know it does, and we fight this on a daily basis. Real estate is hyper loca...

Real estate sales in New Milford did not go out with a bang, instead it ended in 2012 with a whimper. A total of 11 single family homes sold, a very bad number beaten only by February of 2012 when only 9 homes sold. The good news is the housing inventory was down for December of 2012, it was actually the lowest month of single family homes for sale in the year. However, because of the low amount of sales, the real estate absorption rate, or the amount of time to sell what is currently on the market, if no other homes come on, is 17 months. That is a long, long time. Looking over the past 5 years, our sales are just not improving enough to say the market is improving. It is still extremely fragile here in New Milford, CT and will probably remain so for the foreseeable future. If someone ...

For my friends who live in the warmer parts of the country, I thought I would share our snowstorm. Isn't it beautiful? Admittedly cold, it is best enjoyed from inside a nice warm house. The wind was a blowin' and my hands were a shakin', so please excuse the shakiness of the video, I took this with my Android phone. There is nothing quite like New England in the winter!

Over pricing your home in New Milford, CT will not be costing you just a drop in the bucket. What is the real cost to you if you overprice your home in New Milford, CT? It can be significant, including time, frustration and aggravation, lost opportunities to move as well as money lost. You may think because you are reading reports of the price of homes rising that overpricing your home won't affect you. Remember, those reports are national, they take ALL averages across the country and use them. They are NOT hyper local. And real estate is extremely hyper local. Here in New Milford, we have seen a very small appreciation, 1% over the past year. That is not a lot, and honestly, it doesn't pertain to every home. It is an average. Connecticut is not doing as well as some other places. You c...

As a real estate agent in New Milford, CT I do get asked that question quite a bit. What the heck is THAT doing there as they point to the tank sitting at the southern end of our beautiful Village Green. And truth be told, I wasn't sure, I had heard a story that the tank was in a parade, broke down, and ended up on the green. Like most stories, that version of the story may not be quite accurate. There is a modicum of truth to it, the tank was in a parade here. But after that, it would seem there is quite a difference of opinion about why and how the tank arrived on our Village Green in New Milford! I think it depends on which camp you are in as to the real truth of the story. Although I did like that story, I mean, it was rather funny if you ask me.Over the years some have had issue wi...

I have been going to Salsa Restaurant in New Milford, CT for years. What a treat, they have the best Southwestern dining in the area! We went the other day for lunch, and I have to admit, I hadn't been to their new location at 31 Bank Street yet. It was, as expected, a culinary delight. Salsa Restaurant has been a destination for great food since they first opened in 1992, they are a great tradition of Southwestern dining in New Milford, CT. The new space is certainly more spacious, and lends itself well to an afternoon or evening of dining pleasure. The old building is full of ambiance, the brick walls, the high ceilings, the beautiful old wooden bar is warm and inviting. Your choice to sit at a table and enjoy the view of Bank Street, or sit at the bar.The food is, in a word, spectacu...

Despite the inclement weather, in the face of all we have been through, we were able to hold our Holiday on the Green in New Milford, CT yesterday. What a joy it was to see the faces of the children light up as they sat on Santa's lap, the pure joy they exuded when they saw Sonny & Justin of Utopia Percherons all decked out in their finest holiday attire. It made the worries of the past few days slip away, even if only for a few hours.I want to personally thank everyone who helped make this event possible. To everyone at Prudential Connecticut Realty in New Milford and Housatonic Valley Insurance (HVI on the Green), I am blessed to be a part of this event every year. And a big thank you to Liddy Adams of Prudential Connecticut Realty. Liddy has been the driving force of our hayride even...

Yep, it's true. Prudential Connecticut Realty in New Milford, CT is moving!!!! We are packing up and headed to the Village Center of New Milford. After many years of being on Route 7, watching the cars whiz past our office at a very high rate of speed, we will now be watching the beautiful village green of New Milford instead. I will be right in the heart of things, just across the street from the New Milford Town Hall, surrounded by wonderful shops and restaurants, people walking by, lots of energy!!! Prudential Connecticut Realty in New Milford is really moving! They tell me by mid January, (which is really just right around the corner), I will be sitting pretty in our new office. We went yesterday and hung signs in the window, we got to check out the space, it was like a wonderful Ch...

Holiday Hayrides are set for the New Milford CT Village Green, Sunday, December 16th, 2012 from 1-3 pm. This is my most favorite thing I do all year long, the children's faces, their absolute delight when they see Santa and the horses driving up Bridge Street and making the turn onto the Village Green. I love to watch as they sit (or squirm and scream) on Santa's lap, telling all their secret desires and wishes. They ohhhh and ahhhh as they sit in the "sleigh", they stand in awe and amazement at the magnificent Percheron horses with their sleigh bells ringing. Add the backdrop of our beautiful village green in New Milford and I think it is the most perfect holiday event going! Please join us this Sunday, December 16th from 1:00 - 3:00 pm for a FREE hayride and visit with the big man hims...

According to a study just published by CoreLogic, Connecticut home prices have increased less than one percent year over year. This places Connecticut as the 6th worst state for price depreciation. Good news for some, bad news for others. I publish monthly real estate stats for New Milford, and every few months for other towns we sell real estate in. As I keep saying, progress is slow in New Milford. Housing sales seems to be stabilizing, however prices are still low and they fluctuate. We do not have any noticeable appreciation month to month. With our sales averaging around 20 a month, housing prices can be skewed by a foreclosure or two in one month, or an estate home in another. But looking year over year, the increase any seller might be looking for just isn't there. Take a look at...

With the media shouting the housing market is getting better nationally, how does New Milford, CT stack up against the rest of the country in real estate sales? The results are mixed. Despite the recent storm in the northeast, the number of sales remained stable. This is great news for sellers. For buyers, prices are still low, November 2012 average sales price was lower than October 2012. Although average sales prices do jump around. We have stayed in the high two's to low three's for our average sales price for a while now. November was lower than October, but many things can influence the average sales price, especially when we have only 21 sales. An estate home, or a foreclosure can tip the balance in either direction. The Real Estate Absorption Rate is 8 months. That means if we ha...

Most of our condos in New Milford, CT are situated in a peaceful and quite country setting, no asphalt jungle!  Check out the current condos for sale in New Milford CT.Like the rest of the real estate market in New Milford, CT, the condo market has been slow however the average sale price was better in October than it has been for a while. In order for it to be a trend, it would have to continue for a few more months. The best way to sell your condo in New Milford, CT is to make sure it is cleaned up, priced well and ready to show.
