Prospect  Ct Revaluation  Announced for 2011 As required by State law, the Town of Prospect Ct is commencing the process of revaluing all properties in town. The most recent revaluation was completed for the October 2005 Grand List. The contractor that will be undertaking the task, is eQuality Valuation Services, who currently maintain the online property statistics for Prospect Ct and many other towns in the area. An important part f the valuation process involves measuring the outside of the properties and listing the interior of each improved parcel. A Data Collector will visit the properties. It's Halloween and parents want to make sure their children, of any age are safe. Younger children will probably be out with a parent, who will have some type of flashlight, and may well have placed reflective strips into their kids costumes. Kids should be out with other kids of their own age along with a responsible designated trick or treater. For the older kids, it's time to be attentive to the parties that the kids will be going to this weekend. Younger teens in the company of older peers will be tempted to get into some trouble. Craig Rutman recently wrote a blog about Carving a Pumpkin, Realtor style. Missing from his post was the critical selection process of picking a pumpkin and then the carving. With this in mind, we went through the full process, this past Sunday with grandson Raphael in charge We went over to the Pumpkin Patch in the parking lot of St Anthony's Church here in Prospect Ct. There was a wide selection to pick from and it's for a good cause, to fund Mission Hope, which helps the needy people here in Prospect who have fallen on hard times. October 23 was the date for the Prospect Ct Pumpkin Festival. This year the festivities were expanded and the change in venue led to an enthusiastic crowd and much larger display of contestants.     All the entries were judged according to the grade levels of the owners, which made for not only more winners but fiercer competition. There were well over 350 entries set out over 18 bleachers around the town green. Judging would have been fierce.   Set up on a corner of the green was a hay maze for the younger kids. I chose not to enter for fear of getting lost, maybe next year.           As you can see, some of the entries were quite creative, and it was sure to be a fun time for everyone that entered. Third Quarter Real Estate Market Update for Prospect Ct The Real Estate market activity for Prospect Ct has made an adjustment from the previous year and also a fall back from the activity of the first 6 months of the year. For the first 6 months of 2010, the market sales or absorption rate was slightly more than 6 sales per month, with an average sales value of $282,900 and average days on market of 109. For the months of July, August and September, the absorption rate was 6 sales per month with an average sales price of $299,700 and average days on market of 98 days. By comparison, for calendar year 2009, the absorption rate was just over 6 sales per month, with an average sales price of $267,550 and average days on market of 86. The name of the game in real estate is and always has been location, location, location. This I am finding out also applies to mother nature as well. As I looked out to the street this morning, I was pleasantly surprised to see how little work I need to do on the lawn so far this fall. The winds seem to blow in just the right direction on our street. My neighbors across the street can't say the same. There will be a justice, however, as I have oak trees through the back yard, and they hold their leaves for a long time. At least for now, I can focus on other things.   FORE!!

In a corner of our yard still blooms a bit of color and not on the trees. There are a row of dwarf rose bushes, Meiderlander roses. They usually bloom through the summer and come in a variety of colors. Every fall there's at least one bush that must draw the short straw and blooms late, but definitely blooms proud. We've already had a hard frost, but this bloom just insists on staying around a bit longer. It may well be a contest between the rose and the mums. Either way we have the colors to enjoy.

With the leaves starting to change, it's time to put some consideration to getting the summer home ready for winter. As this valuable property will not be used for some time, necessary precautions should be taken so that when it's time to use it in the spring, it provides as much joy as it did the previous season. First is the water system. All lines in the house should definitely be drained at it's lowest point. If needed, be prepared to use an air compressor to get this done. Nobody wants to come back to the house in the spring to find that pipes froze and created significant damage. Drains that don't allow for full vacate, should be protected with RV anti-freeze. It was a memorable challenge and exceptional competition, with everything one could ask for and maybe a bit extra. Rain that just wouldn't go away, the best players in the world, competing head to head with Nationalistic pride on the line. All the weather problems had matches being carried on into the dark, and then to the next day. What should have been a 3 day event turned into 4. In the end, it was the flat stick that broke the back of the US Team, putters failed, and to anyone that has ever played the game, when the putter fails, there's a strain placed on every other club. As real estate agents we understand the necessity of respecting zoning in order to preserve the values of homes, and also to prevent homeowners from creating a burden on the resources available on a given plot of land. This is more critical where homes are serviced by wells and septic systems. Also being a real estate agent, with a reasonably good sized property, I need to make sure that I do not get unwanted squatters trying to move in and take over a portion of my property. Last year I noticed that a bird had created a home in one of the light posts that line my driveway. It's officially Fall and the pool at this facility was officially closed for the season. The residents had a great time this summer and nobody was hurt, or thrown into the deep end of the pool. The lifeguards were ever vigilant and their skills were never called upon. While there might be a few warm days left, the upkeep required to maintain would have been excessive and unjustified for a few hours of pleasure. So we say good bye for now, and see you again next spring.

Saturday, September 25 is the collection date for residents of Prospect, along with other towns in their region to safely dispose of their Household Hazardous Waste. The Public works garage in Wolcott, at 48 Todd Rd, which is near the intersection of Woodtick Rd will be the regional collection point for the following towns: Berlin, Bristol, Burlington, Meriden, New Britain, Plainville, Plymouth, Prospect, Southington and Wolcott.
