Ridgefield CT 06877- January Sales 4 Year Comparison 2009-2012       Ridgefield CT 06877  Market Report January 2012 recap of Sales Total home sales: 7 Average days on the market: 125 Low value: $220,000 High value: $1,038,000 Average sold price: $ 512,642                                                                 Median price: $ 540,000 Average list price: $ 545,142 Pending Sales: 18 I do find it interesting that Ridgefield's sales were lagging after the vicious fall weather we had this year.    The power outages and huge snow damage in the end of October into the beginning of November caused buyers to stay away, and sellers to pull their homes off the market in all of the surrounding towns.   This should hopefully be a huge spring market for Ridgefield! Stay tuned! Ridgefield CT ...

Ridgefield Ct 06877 Market Report December 2011 Sales The real estate market for November in Ridgefield CT 06877 was hurt tremendously by the storms in the end of August  (Hurricane irene) and the end of October (2 feet of heavy wet snow accompanied by high winds).  We had power outages for a week at a time, and trees down everywhere - not the ideal climate for showing homes.  We should see a rise in the closed sales as we come into the spring.   Continuing a five year tradition, the agents at Keller Williams Realty, Ridgefield & Danbury, CT recently conducted a food drive to stock the Ridgefield Food Pantry and with the generosity of our neighbors shopping at Stop & Shop, we contributed over one ton of non-perishable food.  As we all know, in these challenging economic times, more families are finding it hard to keep the lights on and food on the table.  In a conversation with Carol Konner of Ridgefield Social Services, I just learned that the state's subsidy for those who need help paying their heating bills has been cut to such an extent that people who collected $800 last year to pay for heat will only be eligible for $100 this year.  In all likelihood, the Ridgefield Emergency Fund which contributes to those in need will ...

What's there to be thankful for in this challenging market!!!??? It was very difficult for me but I was able to come up with a few things after much thought.(kidding-it was easy) 1. In our office we have a Director of First Impressions.  She is there to greet the public and a plethora of other responsibilities. This is typical ofr Keller williams Offices. What's not typical is our DOFI (Jura) and the marvelous job that she does.  She always has a smile and upbeat attitude which lifts evryone up as they enter the office. 2. We have a team leader(Rick) who goes out of his way to make sure that everyone, who wants to be successful, has all the tools and guidance that Keller Williams and our specific office have to offer. 3. We have an operating partner(Debi) who is the first one in and oft...

I'm now known as The Carpet Girl, too.  LOL. As many of you know, I've started my new site "The Flooring Girl."  Well yesterday, I went to a repeat customer's home in Ridgefield CT 06877.  Unfortunately, my customers were running really late, so mom and dad were not home yet.  But, much to my surprise, their young kids were home (with the nanny). I've taken care of carpeting and several area rugs for their new gorgeious Ridgefield home.  At my last visit during a holiday, the kids were home.  I couldn't believe they remembered me! They shouted out..."Look, it's the Carpet Girl."  "Look, it's Debbie." I couldn't believe they remembered me and my name.  I think they had fun the last time helping me measure with the laser.  They were so excited to see the samples I brought for their fancy ...

I just got back from my third Keller Williams Mega Camp and I am so overwhelmed each and every time that I go.  It never ceases to amaze me that other top Keller Williams agants are so willing to share ideas that are making them so successful in their Real estate businesses.  There are so many great ideas that I was sitting here with my wife, who is also a Keller Williams agent, trying to name the best AHA from the three days that we were there.   I think that we decided that "technology is the great equalizer" is the biggest AHA that we got out of the conference.  Most of the top agents on stage were only in the Real estate business for less than five years and yet here they are doing hundreds of sales per year and being up on stage to share their path to success with the rest of us.  ...

Short Sale Mastery Series----Proper Pricing Proves Profitable I have my national CDPE designation and I am a member of the Keller Williams Realty Fairfield County Short Sale Task force.  My goal is to educate my peers and the General Public so that more of these Short Sales are successful and no more homeowners lose their homes to foreclosure. I have been involved with numerous short sales both on the listing and the buyer sides.  I also see numerous Short Sale listings from my peers that are constantly back on the market.  One of the main problems with the low success rate in Short sales is the Poor Pricing Strategy employed by most Listing Agents.  There is some false idea out there that the property should be priced way below market.  I have also heard that some agents sacrifice the ...

Vacant Staging Provides Flow, Function and Flavor in Ridgefield, CT In an earlier post about how a house can inspire the Home Staging decor, I posed these questions for consideration: Is the house on the beach or in the woods? Are there a lot of bedrooms or huge spaces for entertaining? What is the overall style of the house? Are there recurring motifs? Is it a traditional or open floor plan? What are the finishes and colors? This is the house in Ridgefield, Connecticut, that I Staged recently.  I took cues from the architecture as well as the finishes and repeated curvilinear forms found in the house. There's a mix of curves and rectilinear forms in the Living Room.  Transitional sofa mixed with updated wing chairs, nail head trim on chairs and ottomans - all play to the new constructi...

Does this market give you that "out of balance feeling?"      Do you ever find that your life is out of balance?  If you spend too much family time then your business suffers while if you spend too much business time your family suffers etc... To me there are four basic categories in my life: Spiritual, Family + Friends, Business and Health and Well Being.  SPIRITUAL Some people believe that there is a God, some believe in a less formal entity or "Higher Power" (most twelve step program members) and some have trouble with both of these and choose, instead, to believe in nature and the things they can see, feel, hear, smell and taste.  The point is: How much time do you spend either in prayer, church or communing with nature each day, week and month?  Do you spend any time in meditation ...

A Night at the Movies can be a Special EventLiving where we do brings many great perks, one of which is lots of entertainment possibilities. Tonight, Herb and I enjoyed seeing the movie The Conviction, starring Hilary Swank and Sam Rockwell as part of the Ridgefield Playhouse's Lost and Found Film Series.     The Ridgefield Playhouse has many wonderful events, and this was no exception. In addition to screening the movie, they also had Tony Goldwyn, grandson of Sam Goldwyn and the director of the film, appear after the movie. Mr. Goldwyn talked about how he came to make this movie, and gave us all a pretty good idea of how hard it is to get a movie made. This one took 8 years before he was even able to start filming. The film is based on the true story of Kenny Waters being wrongfully ac...

Re-blogged by 0 agents What your little dog "Fido" can teach you about sales!! What your little dog "Fido" can teach you about sales!!  Life as a Realtor and life in general tend to be a continuos struggle for consistency: We expect to be be greeted by our spouse or other family members with smiles and good news when we arrive home but it doesn't always happen. We'd like to think that all of our past clients are thinking of us and will call us when it comes time to list their home or to give us a referral but that doesn't always happen. We'd like to be in great contact with our family and friends but with leading a busy Realtor's life blocks of time pass by and it doesn't always happen. We'd like to have a self improvement book that we read every day but it doesn't always happen. We'd ...
