I am one of those shoppers who will find something I might like to buy and then hold off actually purchasing for a day or even more.   Why?  I don't know.  Maybe I just don't like to impulse buy. Maybe I have to think about it for awhile to be sure it's a good deal.  Maybe I want to make sure I really need it.  Maybe I am getting tighter with my money.  Whatever it is, many times I will make my ‘delayed' decision only to find the item I now ‘really' wanted is no longer available. Someone else has purchased it and there is no longer anything exactly similar.  Bummer. Because of my frequent buying indecision my husband has gotten accustomed to saying "If you like it, buy it".   I still don't regularly take his advice so I continue to get burned by my purchasing delays. Shelton CT Condo Market Report for September 2010 Shelton (Huntington) CT condo market report for September 2010 shows sales were down only one sale compared to the same time last year.    Average list price and average selling price showed a 15% and 17% increase respectively. The median sales figure registered at 17% higher than last year and days on the market showed an increase of 18%.     The fluctuation in condo sales in Shelton (Huntington) actually ended up with a 10% increase in sales for 2010 over 2009, with 59 sales in 2009 and 65 sales in 2010 year to date.  The spike in June 2010 was due to the homebuyer tax credit initial requirement to get the property closed by June 30. Shelton CT Single Family Market Report for September 2010 Shelton CT single family home sales, including Huntington and White Hills,  were UP 44% from September, 2009.  Are we on the road to recovery? The average list and selling prices remained relatively flat with 2% and 3% decreases respectively. The median price increased 12% from the same period last year.  Days on the market went up 26% percent skewed only by a few exceptionally long listings. The Shelton CT condo market report for June 2010 showed a 114% increase in sales compared to the same period last year.   However, we should probably acknowledge that the homebuyer tax credit had something to do with the strong number of sales. Average list and selling prices were both down 26%.   Not so hot, there.  However, further analysis shows the sales were slightly skewed by a $895K sale in 2009 that brought that month's averages up considerably.  To get a more accurate picture, take a look at the median sales figure, showing a 9% decrease in selling price. The Shelton CT condo market report for May 2010 shows the number of sales were down 33% from the same period last year.  Average list and selling prices were down 7 and 5% respectively.  Averages were skewed slightly by a lone high sale in May 2009 and a single low sale in May 2010.  The median for this year was up 10%. So, overall, while the number of sales were down, the values show stabilization.
