The Shelton CT condo market report for April 2010 shows sales were UP 60% from April 2009.  Average list and selling prices were down 30% and 31% respectively.  Days on the market showed considerable improvement with a decrease of 70% in market time. Following are the Shelton, CT condo property transfers for April 1-30 recorded as of May 4, 2010.  The high sale was in Crescent Village at $377,000, and the low sale was in Long Hill Commons at $57,900.   Sales for the month were clearly in the $100-300K range with a median sales figure of $205,375.   The absorption trend for the last three months indicates a high rate 16.86, with this average still affected by February low sales.  So, based on the current inventory and the number of solds, it would take 16.86 months to sell your condo.  N...

The Shelton CT condo market report for March 2010 shows sales were UP 125% from February 2009.  Average list and selling prices were down 21% and 23% respectively.  However, one $985,000 sale in 2009 brought the average up considerably for 2009.   Looking at the median sales shows a more realistic picture of the market with the 2010 median sale of $325,000 being down only 5% from last year's median of $343,750. Days on the market showed a 203% increase from last year, but again, that figure was skewed by three condos on the market from 173-748 days.  Median days on the market shows a figure of 78 days for this March, up 44% instead. Shelton CT Single Family Market Report for March 2010 What's UP?   Shelton single family home sales in March were UP 50% from March 2009.  The average selling price showed stabilization and the median showed only a 5% decrease. Average days on the market went DOWN 29.4%, music to a seller's ears! The high sale of $900,000 was recorded in Winthrop Woods, while the low sale of $77,900 was on Myrtle Street.  Shelton CT Condo Sales -- Condo Market Report for February 2010   Shelton CT condo sales in February were UP 33% from February 2009.  Average list and selling prices were down 28% and 38% respectively. However, we have to take the small number of solds along with high selling prices that were away from the pack to put these percentages into perspective.   The high sale was in L'Hermitage and the low sale was in Asbury Ridge. Shelton CT Single Family Market Report for February 2010 MLS data shows Shelton single family home sales in February were UP 18% from January 2009.  While the average list went down only 1.7%, the selling price went UP 7.1%.  The February 2010 averages are actually better than they look since the 2009 averages were brought up considerably by the $910K sale. Average days on the market indicated a 25% increase.  While the average sales price gives a sense of home values, the median shows what price ranges are selling.  The median for February 2010 was $340,000 which was 15% higher than the median of $295,000 in February 2009.  Together, the average sales price and median give you the general trend of home values. I have been a resident of Connecticut my entire life and have lived in Shelton CT the last 25 years.  After all that time in one place, I have a pretty good handle on Shelton in general and the housing market, roads, government, activities, schools and businesses in particular.  I have to admit, though, that I do not know everything that is going on, (who does?)  but I do try to keep abreast of what is happening.  Even so, I can't always find everything I want in one place. Shelton CT Condo Market Report for January 2010 The condo real estate market in Shelton CT for the month of January 2010 showed an improvement in sales and market time from the previous year but was down considerably in list/sell prices. MLS data shows Shelton CT condo sales in January were UP 25% from January 2009.  Average list and selling prices were down 71% and 68% respectively.
