The Trumbull CT real estate market report for April 2013  showed a 23% INCREASE in sales over the same period last year, with listing and sales averages both decreasing 6%.  The median price was only off 2%. Days on the market went up 52% AND market absorption came in with 4.88 months supply of homes, still in seller's market territory with a less than six month supply of homes.   Sales for April continued on a upward trend with sales up 23% from March as well. See yearly chart below.     What is currently 'on sale' in Trumbull? Shelton CT Real Estate Market Report and Homes Sold - April 2013     It was a mixed bag again for Shelton CT home sales statistics for April 2013.  Closed sales decreased 40% as compared to the same period last year.  However, average list and closing prices both INCREASED 29% and 34% respectively and the median went up 11%. Days on the market went DOWN 97%. Market absorption for the month registered at 10.27 months, meaning it would take 10.27 months to sell off the present inventory.   SHELTON Market Trends Report Q1 2013   The Shelton market is showing some signs of improvement since last year with 29% more homes selling this quarter than at the same time last year.  There are 34% fewer listings on the market.  Fewer listings and increased sales have resulted in 7-8 months of inventory vs. 15-16 months last year.  Sale prices have not increased however.  In fact, both average sales price and median sale prices have decreased. Last year in Q1 the price range was $35,000 to $695,000 with a median sale price of $305,000.  1 home sold for over $600,000.  In Q1 2013, the lowest sale was $53,000 and the highest was $735,000 with a median sale price of $296,000.  3 homes sold for over $600,000.   SHELTON Market Trends Report February 2013   The Shelton, Connecticut real estate market has shown signs of slowing down over the past 3 months. Compared to a year ago sale prices are lower.   The amount of inventory that the market can absorb has decreased over the past year. We use the 12 month absorption rate (see chart above to determine inventory absorption, which means that it would take about 5-6 months to sell every home currently on the market in Shelton.  This is a Seller's Market.  A year ago it would have taken 12 months to sell this inventory, making it a strong Buyer's Market.  The improvement in the market is due to an increased number of sales and less inventory.   INVENTORY   SALES   The lowest sale in Shelton over the past three months was $59,5000 and the highest s...

SHELTON Market Trends January 2013 The Shelton market appears to have hit bottom in Q4 2011 and has been improving until this last three month trend.  In fact, it is still now a Seller’s Market!  Despite the slowdown reflected in the fewer number of homes sold per month and greater supply on market (see 3 Months figures), this still looks like a market in recovery.
