SHELTON Market Trends December 2012 The Shelton market appears to have hit bottom in Q4 2011 and has been improving ever since.  It has increasing prices, shorter days on market, lower inventory, and a very good Average List to Sales Price of 96%.  It is still now a Seller’s Market!  Despite the seasonal slowdown reflected in the fewer number of homes sold per month and greater supply on market (see 3 Months figures), this looks like a market in recovery. Shelton Inventory Shelton Sales Hottest Homes in Shelton What homes are most in demand by buyers in Shelton?  The sweet spot in the market is for 4 bedroom homes with a list price of $425,000-450,000.  They tend to be on the market only 104 days and sell for 96% of list price.

 Shelton CT Real Estate Market Report and Homes Sold - December 2012     Shelton CT home sales for December 2012 ended on the upside as compared to December 2011 sales AND last month's sales. Compared to last year, sales were UP 23% and compared to November sales, they inched up 8%.   However, average list and closing prices went down from December 2011 results.   Putting a little positive spin on this, there was a strong cluster of low end sales in December '12 bringing the averages down.    Shelton CT Real Estate Market Report and Homes Sold - November 2012     Home sales in Shelton CT in November 2012 INCREASED 19% as compared to November 2011 sales. List and sales averages both rose a healthy 13% and 17% respectively.   Days on the market went down 23% and the median jumped  10%.  All in all November 2012 was a VERY respectful month!   Market absorption for the month registered at 5.40 months, meaning, by the numbers, it would take 5.40  months to sell off the present inventory.  That is statistically in the elusive 'seller's market' with a less than 6 months supply of homes.     Thinking of Buying or Selling in Shelton CT?   There is still time to register and to donate to the annual TEAM Toys for Kids Holiday Toy Drive which provides toys to children in need in the lower Naugatuck valley towns.   Toys are being collected for children from infancy to 12 years old who live in Ansonia, Derby, Seymour, Shelton, Beacon Falls, Bethany and Oxford. Trumbull CT Real Estate Market Report and Homes Sold October 2012    The Trumbull CT real estate market report for October 2012 showed a 15% decline in sales as compared to October 2011 sales. The Greater Fairfield County MLS had 22 closed sales recorded compared to 26 sales last October . (see chart below)   The same year-to-year comparison showed an INCREASE in list and selling averages, 20% and 7% respectively. SHELTON Market Trends October 2012 The Shelton market appears to have hit bottom in Q4 2011 and has been improving ever since.  Prices have been increasing, propertie sare spending fewer days on market, inventory is lower, and the Average List to Sales Price is an above average 96%.  It was moving from a Buyer’s Market towards a balanced market (6 months of inventory is balanced, less than 6 months is a Seller's market), past however, you'll note in the last three months, the trend has reversed. The lowest sale in the past 12 months was $11,000 and the highest $1,048,523.  The  median price was $297,000.  Shelton CT FALL LEAF COLLECTION     It’s going to be an exceptionally arduous fall cleanup for many of us in Shelton this Fall. Shelton CT Real Estate Market Report - August 2012   Last month is a tough act to follow.  Shelton CT real estate sales for August 2012 showed improvement from the same period last year, but was down from a banner July 2012. Even so, at 26 homes sold for August, that number is still higher than any month in 2011.
