South Windsor CT Market Report for April 2012     During April 2012, there were 11 closed sales in South Windsor CT with a median price of $270,000 (average price was $312,195).  During April 2011, there were 17 closed sales with a median price of $220,000 (average price was $303,153). Is the Condo Market Heating Up in South Windsor CT?     I keep track of what sells in all areas I serve, and I have been noticing that there were quite a few recent condo sales in South Windsor CT compared to prior activity. I haven't reported on condo sales in a while because the numbers were so low.   But April 2012 showed great activity, recording 8 closed sales. South Windsor CT Market Report for March 2012 The South Windsor CT real estate market showed improvement in the number of closed sales over the same period last year and over the previous month. South Windsor CT real estate sales during 2011 showed a fairly typical picture of the ups and downs of the market.  As was the case with many towns in Connecticut, South Windsor's closed sales and median price were down from the previous year.  In 2011, there were 195 closed sales compared to 202 closed sales in 2010; the median price was $254,900 in 2011 vs. $274,450 in 2010.  So closed sales were down 3.47% while median price was down 7.12%. If we look at the average price ($294,398 in 2011 vs. $296,397 in 2010), the difference was .8%.  Why consider both median and average prices? The median price simply places all the values in order and selects the one in the middle, whereas the average takes the numerical average.  One high-priced home will bring up the average significantly, but ...

You can’t escape this Super Bowl fever.   I have to admit, I am not a football fanatic, I am a football-ambivalent wife/mother/friend J I watched exactly zero hours and zero minutes of NFL action this year.
