Property Sales August Property sales were 26, up 100.0% from 13 in August of 2010 and 23.8% higher than the 21 sales last month. August 2011 sales were at a mid level compared to August  of 2010. August YTD sales of 135 are running -4.3% behind last year's year-to-date sales of 141.   Prices The Median Sales Price in August was $240,000, up 1.3% from $237,000 in August of 2010 and down -17.8% from $291,900 last month. South Windsor Condo Market Report – Sept 2011. Right now there are currently 51 Active condos on the market in South Windsor ranging in price from 82k to 309k and 14 condos under deposit.  In the past year from 9/1/10-8/31/11 we have seen 74 South Windsor condos sell for an average price of 160k which looks good compared to the year prior 9/1/09-8/31/10 which saw 78 condos sell at an average price of only 146k.   The  market continues to show positive signs as we look at August sale prices of South Windsor condos this year compared to last.  The average sale price of 160k for the month of August is an increase of 30.8% to the average sale price of 123k in August of last year. The Wapping Fair in South Windsor CT Starts September 8, 2011   One of the great traditions of South Windsor CT is the Wapping Fair.  The Wapping Fair began in 1892 to help the Wapping School District.  The location has changed several times over the years, but in 2007 it left Rye Street Park where it had been for almost 40 years and was set up in Evergreen Walk.  Year after year, the fair continues to be a great success in terms of attendance and growth of exhibits and events. Thinking of family fun activities near South Windsor CT then you should definitely give Frisbee golf at Wickham Park a try.  I personally discovered Frisbee golf shortly after I moved to Colorado in 1998 and with very little money we were looking for some fun.  Then came Frisbee golf.  Frisbee Golf is a fantastic way to enjoy the beautiful outdoors and have a little fun with friends.   We all need more exercise in our lives anyway. South Windsor Condo Report ~ July 2011   The condo market in South Windsor was a busy one in July 2011 with 12 closed sales and a median price of $165,250.  In July 2010, there were 10 closed sales with a median price of $172,000, so although the median price was somewhat lower this year, the number of sales was up. South Windsor CT Market Report ~ July 2011   All in all, July was a great month for real estate in South Windsot CT.  There were 20 closed sales with a median price of $285,900.  If we look at the average price it was $329,238 (see Median vs. Average) as a result of several homes sold in the over- $400,000 range.  With 56 median days on market and 97.45 sale price to list price ratio, homes are moving well in South Windsor.   With last July's numbers at 12 closed sales and a median price of $294,750, closed sales are up but median price is down.  However, the average price is up this year (last July's average was $282,617).    Here is the breakdown by price range:   Price Range July 2011 July 2010 Under $100,000 - - $100,000-$149,999 - - $149,999-$199,999 2 2 $200,000-$249,999 4 1 $250,...

Hazardous Waste Collection South Windsor 2011.  The MDC conducts a collection of household hazardous waste in towns throughout the MDC's service area.  They will be conduction a Hazardous Waste Collection in South Windsor  on October 1, 2011 from 8:00am until 1:00pm at South Windsor High School.
