HUD, the Agency that is There to Serve the People, Can Also Screw Them I have a client that is buying a HUD home in Southington CT. We have been progressing with our funding and then we came to a halt. An email from the listing agent was received and informing us that the home had been vandalized and all of the copper in the basement had been stripped. We were further advised that HUD was going to assess the damage and let us know their credit amount. I acknowledged that we would also be getting an estimate as my buyers wanted to hear from their own plumber what needed to be done. Chuckles and Phil both want Six More Weeks to Hide Like it or not, we have some harsh winter weather still ahead of us. Today being Groundhog Day, Paunxsutawney Phil in PA and Chuckles here in Manchester CT. Although 200 miles apart both saw the same thing. It was their shadows and the prediction of 6 more weeks of this winter. We can't complain too much about the snow as we haven't been hit as hard as we were in past years, but the cold has been record breaking. Not to mention areas of the South that must have had residents looking at their Zip codes trying to understand why they were getting all that whte stuff on the ground.       Here in the NorthEast, herd critters are huddled looking for warmth much the way the Penguins in Antartica do when the weather really gets nasty. Apple Harvest Festival, Southington CT  . . October 4-6, & 11-13   It’s time for the Southington CT Apple Harvest Festival. The weather will be great and the crowds should reach the 100,000 level again this year. Lots of fun and food for everyone. Closed Southington CT Short Sale Condo A successful Southington CT Condo sold short at 72 Clearview Ct in the Spring Lake Condo complex. The seller had a reverse mortgage and had demonstrated a hardship which allowed the sale to proceed. The buyers were patient and had been properly informed of the process by their agent so there were no anxious moments and having a cash buyer made the flow very smooth.   Schools are back in session and that means school sports fundraisers are underway.  Wilcox Tech. is wasting no time in kicking off the Wilcox Tech Football Team Car Wash Fundraiser. When my two sons wrestled for the Middletown High School Wrestling Team, I use to do an annual Car Wash Fundraiser for the team.  We would sell tickets the month leading up to the event, and each wrestler would sell at least one book of tickets.  The theory behind my method was that you sell the tickets early enough to make sure no matter how many cars showed up the day of the car wash it was a success. Can I do Inspections when Buying a Connecticut Short Sale Home? There is a lot of confusion and doubt in the market place about the purchase of a short sale listing. With the exception of the bank’s involvement for approval, the process is the same as a conventional residential sale.
