This Saturday, July 10 the Farmer's Market in Watertown CT opens for the first day of the summer season. The market is open from 9 AM to 1 PM in the parking lot of the Watertown Public Library at 470 Main St, Watertown Ct The first morning was threatened by intermittent rains but there was an enthusiastic crowd. It's still early in the season but the first crops are coming out, as are vendors with mature plants for those late in getting the gardens in. Walking the rows of tents, were fresh eggs, fresh flowers, fresh baked goods, craft items, a vendor with Italian pastries, coupons from a local ice cream shop and even a butcher. Another Sale in Watertown CT After Jumping a Few Hurdles We just closed on a comfortable 3 bedroom colonial in Watertown CT and the happy buyers were pleased and relieved. Pleased to have gotten for them a perfect home and relieved for the hurdles we had to leap to get to the closing table. A mis-communication with the buyer's online lender created the first issue as they were conventional buyers and the lender sent the appraiser out for an FHA mortgage. The house had paint issues so FHA was not going to work. Almost 2 weeks were lost, which when dealing with a foreclosure is inexcusable. What created the biggest issue was the fully finished basement for which no permits had been pulled. The listing agent had done no survey and as they were from out of area were not going to do anything...

Can You Believe It! The CFPB does something right!For years now, FHA has assessed a “Pre-Payment Penalty” on homeowners who pay-off their FHA Mortgage early. They don’t call it that, but that’s what it is! Here’s how it works: No matter what date in a month a FHA mortgage is paid off via sale or refinance, FHA charges that homeowner interest until the end of the month. Let’s say the closing takes place on the 2nd of the month. The loan is paid-in-full, yet FHA charges the borrower for “unearned interest” through the last day of that month. That’s a Pre-Payment Penalty in my book! Not a big deal you say! A delay in closing a FHA mortgage past the 30th of the month means higher closing costs for those wanting to refinance and less proceeds from those selling their home. Why is this allow...
