Top Three Towns of The Connecticut Neighbor to Neighbor Energy Challenge. Westport, CT – 1st Quarter Market Stats 2013     Units Westport single-family home sales posted its best 1st quarter market results since 2006.There were seventy-nine closed transactions during the quarter, representing a thirty percent gain over 1st quarter 2012.     Dollars Prices were fairly flat, for the 1st quarter. Although moving to the up side, median sold price only showed a one percent gain, compared with a year ago. However, on a positive note for the trend, this was the second year that the 1st quarter median sales price was higher than the overall median sale price for the preceding year. Water a Renewable Source But Not Infinite.   You might think that there is abundance of usable water but out of the total global water supply only 2.5% is freshwater and 68% of that is in glaciers and ice caps. The Earth’s Water Cycle provides a renewable source of fresh water but only to a limit. What will happen when we use more fresh water than the earth can provide? You can already see dramatic results like in the Tucson and Phoenix, Arizona areas where ground water levels have declines of between 300 to 500 feet.   WESTPORT Market Trends Report Q1 2013 The Westport market has improved since last year with 23% more homes selling this quarter than at the same time last year.  There are 27% fewer listings on the market.  Fewer listings and increased sales have resulted in 10-11 months of inventory this year vs. 18-19 months last year.  Sale prices have increased by only 1% due to the substantial amount of inventory still on the market.  Last year in Q1 the sale price range was $435,000 to $5.3 million with a median sale price of $1.2 million.  34 homes sold for over $1 million and 11 of those were over $2 million.  In Q1 2013, the lowest sale was $295,000 and the highest was $3.9 million with a median sale price of $1.2 million.  47 homes sold for over $1 million and 14 of those were over $2 milli...

  WESTPORT Market Trends Report February 2013 Westport, Connecticut real estate market is improving and much more rapidly than most other towns in Fairfield County. Both the number of sales and market prices have risen over the past three months. The amount of inventory that the market can absorb is down as well. We look at the absorption rate over a 12 month period (see chart above), which means that it would take about 8-9 months to sell every home currently on the market in Westport down from 12-13 months a year ago.  This is due to a combination of an increased number of sales and lower inventory. Although it is still a Buyers Market in Westport, the green areas on the chart show that the Westport real estate market has been gaining in strength over the past three months.    INVENT...

WESTPORT Real Estate Market Trends January 2013 Westport is still a Buyer’s Market with 8.1 months of inventory on the market (the 12 month figure is used for the absorption analysis.   The three month trend line shows more homes selling per month, less supply on the market (291 homes were on the market in January 2012 compared to 245 in January 2013). Westport appears to have hit bottom in February 2012, and is in recovery.  WESTPORT INVENTORY WESTPORT SALES HOTTEST HOMES IN WESTPORT What homes are most in demand by buyer in Westport?  The sweet spot in the market is for 4 bedroom homes with a list price of $1.2-1.3 million.  They tend to be on the market for 126 days and sell for 96% of list price. As we draw to the end of the first quarter, we continue to see signs of recovery in the Westport housing market. After the December sales surge and the sparse inventory that followed, January saw a slight dip in single-family home sales. Since then, activity has picked up. Year-to-date (3/16/13,) Westport has fifty-nine sales, posting a nine percent gain over the corresponding period, last year. With half the month of March to go, unit sales are only two behind the first quarter of 2012. That number should be easily reached as there are currently fifty-four sales pending and another fifty-one homes with agreed to offers.
