2024 Colors of Fall in Connecticut 5 and FinalThis is the 5th and final week in the series and the colors are definitely past peak and the trees are really  arren. The location is in Watertown, CT at the Crestbrook Park Golf course, and I chose this location as the hills offer great vistas and as it is in Litchfield County, the weather is a bit cooler than my home location.Maintaining the same sequence of holes, I submit the photo of the 11th fairway with views down to the green and back to the tee.And again, looking back up the hill towards the tee area.Again, the colors on the opposite side of the valley have almost completely disappeared.A view from the 13rg green looking back down the fairway. All the levees are gone, but the sky's not gray.On the lower side is the par 5, 15th hole n...

2024 Colors of Fall in Connecticut 4This is the 4th week in the series and the colors are definitely past peak and as noted the trees are showing their bared branches. The location is in Watertown, CT at the Crestbrook Park Golf course, and I chose this location as the hills offer great vistas and as it is in Litchfield County, the weather is a bit cooler than my home location.Maintaining the same sequence of holes, I submit the photo of the 11th fairway with views down to the green and back to the tee.Another shot of the hills beyond the golf course which have more color than previous weeks.Again, moving over to the fairway on the 15th hole as it is very close to the 2nd green and an easier walk for the photos.A lot of barren trees showing here already. Then a shot looking down the 13th ...

2024 Colors of Fall in Connecticut 3We are into the 3rd week of the progression of colors for the year and there was an appreciable change in colors over the week. The location is in Watertown, CT at the Crestbrook Park Golf course, and I chose this location as the hills offer great vistas and as it is in Litchfield County, the weather is a bit cooler than my home location.Maintaining the same sequence of holes, I submit the photo of the 11th fairway with views down to the green and back to the tee. Then moving over to the fairway on the 15th hole as it was closer for the walk. Then walking over to the 13th hole with a look up towards the tee and then back down the fairway. The next photo is from the tee of the 14th fairway with the focus on the opposite side of the valley where the trees ...

2024 Colors of Fall in Connecticut 2This will be the second week of full colors on display and there was a noticeable difference from last week. The location is in Watertown, CT at the Crestbrook Park Gold course, and I chose this location as the hills offer great vistas and as it is in Litchfield County, the weather is a bit cooler than my home location.Maintaining the same sequence as last week:The shot above is looking down from the tee on our 11th hole.  The photo below is looking back up towards the tee.The photo below is closer to the 11th green with the colors around the pond. The next photo is looking up to the 13th green from the center of the fairway on this par 5.As we played on the front side, it was easier to take the photos, and this is the side that offers the better views ...

2024 Colors of Fall in Connecticut 1We are into October and already there are some changes in the colors of the trees. The nights have been a bit cooler and it starts the change in the leaves. I play in a Seniors Golf league in Watertown CT which is in Litchfield county. As it is the Northwestern part of the state it not only has the coolest temps, but also the hills make for a greater panorama for the colors.  Being on the gold cure just affords a better vantage point to see the trees without homes in the way.. The sacrifices we make. The shot above is looking down from the tee on our 11th hole. Formerly the 2nd but sides were reversed this year.  The photo below is looking back up towards the tee. These trees show a lot of color as they get a lot of sunlight normally. The photos below is...

Friday Flags Patriotic Watertown CT Bottling PlantWednesday mornings are my day of playing golf in a senior's league at Crestbrook Park in Watertown CT. On the way to the course, I always pass the Crystal Rock plant with it's all too large flag, seldom waving for me to catch a shot.I was fortunate coming back last week to catch it fluttering and stopped to take a shot.Being slightly impatient I decided to do a whisper and see if I could get it to unfurl more. Not much better but It was appreciated none the less. The results of the golf that afternoon were also good as my partner and I managed to play well enough to come up 1 point shy of first place for the second half of the season and only 1-week left.On the way this week, the sky was clear and blue and just enough wind as I started pa...

Transition to Fall 2024 in Watertown CTToday, Sept 22, 2024 marks the official transition to Autumn and in a short period of time, the colors around us will make themselves visible.Still being warm and sunny, it was a shock to me this past week while playing my weekly round of golf with fellow seniors, to see a lone tree showing off for its neighbors. Its calendar is definitely off and when the rest are strutting their styles, this will be barren.Transition to Fall 2024 in Watertown CT

Friday Flags  The Golf Course at Crestbrook Park Watertown CTI play in a senior's league in Watertown CT every Wednesday morning along with 110 fellow golfers. It's a very large league and monopolize the course each week. Last week while making the walk to the 10th tee, I glanced over my shoulder at the pro=shop building. The flag in front was begging for my attention and I just had to accommodate. It was a perfect shot and with the blue sky and only a whisper of a cloud it stood out perfectly. It had to be an omen as my partner and I managed to take over first place, for the week at least. Some days all seems to align perfectly. Friday Flags at The Golf Course at Crestbrook Park Watertown CT

I am pleased to announce to the leasing of 4 Aspetuck Village in New Milford, CT.  Located just past the New Milford hospital and quaint village center, this property offered 2 bedrooms, 1.5 baths, a finished basement room and a one car garage. There is stainless steel applicances, pergo flooring throughout, in-unit washer/dryer, air conditioning units and a large attic for storage.  The property was on the market for quite some time, due to a lack of qualified tenants. There were other tenants that were approved but did not proceed with executing a lease. The owner chimes in 'It was not due to lack of effort on Jonathan's behalf. I could not do his job. He is very patient and knowledgeable. I will use him again when there is a vacancy, and tell everyone I know about him.''My client wil...

Friday Flags in Thomaston CT with a ConcertI had to dop some documents off to a lawyer in Thomaston CT for a closing. I thought I heard singing on the way in and as I came out it was still there.I walked across the street to the gazebo on the center green in town and the voices were from the school children offering their songs but no audience, except myself.I stood and listened to them sing and applauded when they were done. I mentioned to the teacher that it was highly unusual to get a concert on the green at that time of day to which she responded that the kids have a curfew. As to put the icing on the cake, I looked to my right and on the other end of the circle, the flag was waving to me as if to say don't ignore us.And I didn't. A great way to start the week, with music a Friday Fl...

Terryville CT Home Under Deposit in 4 DaysIt didn't take long for a line of buyers to want to view the property with the hope of making it theirs. A contract came in after the first showing, but all were told there were multiple showing requests and an open house scheduled and nothing would be decided until all had their opportunity.Seller was to review offers on Tuesday AM, and was presented with 4 possibilities from which to choose. All looked strong, and all were over asking, which speaks to the current home market in CT.Here's hoping that the process flows smoothly and that we close at the end of the month so sellers can relocate in retirement to TN. Terryville CT Home Under Deposit in 4 Days

Watertown CT 2023 Year End Real Estate Market AnalysisThe year 2023 was a continuation of the strong seller's market of the previous 2 years.  The rise of interest rates created due to the inflationary trend in the second half of the year put some buyers back into a waiting mode.  Businesses are on the rebound and their biggest obstacles are the rise in raw materials as well as the lack of qualified employees. In spite of this, after a slight pause the market in Watertown began its rise and finished the year strong. For the year 2022, the market sales or absorption rate was 23 sales per month, with an average sales value of $329,271 and average days on market of 37.For the year 2023, the market sales or absorption rate was 17 sales per month, with an average sales value of $357,598 and ...

A Successfully Closed Short Sale in Oakville CTAlthough not as common as they were some years past, short sakes are still an alternative to a foreclosure.   The difference is typically an easier path in their future for getting on with their lives in obtaining credit or even mortgages. This short sale is entirely pandemic related. It was a perfect storm of misfortune for the seller, as it was an investment property. Within a couple of months, the seller had gotten hurt on the job and went on compensation which was less than their normal paycheck.Simultaneously, the pandemic hit and within our state, our governor in overreaching his authority stated that if people were having issues paying their rents, they could keep the rental payments so that they cannot be stressed.  This put a strain ...

Friday Flags Oakville CT Post OfficeI had to drive to the Oakville section of Watertown to give a final look at a listing that is closing. On the way out, I stopped at the post office in town to mail a couple of things and the flag in front seemed to say:   pay attention to me. so I did,I crossed the street to drop off the mail and took a second shot as I was in the middle of the road, and the wind said okay as well. The postmaster must have sufficient age to recognize the POW flag as that is the lower flag on the post.I so appreciate when I am in a hurry and these opportunities present themselves so readily.Friday Flags Oakville CT Post Office
