Upper Northwest (Washington, DC)

People moving to Washington often start off with a wish list that includes a modest home in one of DC's upper NW neighborhoods, like Chevy Chase, American University Park, Forest Hills, Spring Valley and a bunch of other neighborhoods that are west of Rock Creek Park.  And the typical price range of up to $1million was usually doable, until lately.Checking availability for today, there were exactly 2 houses under $1million available in the entire area.  They are both new to the market, listed late last week.  Both were held open over the weekend, and typically, offers will be collected and reviewed on Tuesday or Wednesday.  Both of these have great photos and appear to be well-staged and looking their best.  And both are likely to end up in a rather gorey bidding war, selling at over $1...

If you are looking for a home in Upper Northwest DC, and if your price tag is under $1million, it could get pretty interesting. We're talking north of Georgetown and west of Rock Creek Park, an area that, once upon a time, had some decent "starter homes" for first-time buyers.  Not so much anymore.First, of the thousands of single family homes in this area, as of today, there are only 12 for sale.  And while some are move-in ready, there are others that have showing instructions that prepare us to walk into something funky - bring your flashlight, use caution, great renovation opportunity.  You get the drift.  But the homes that are in reasonably good shape and professionally staged usually sell quickly, sometimes for more than their list price. Of the 80 homes settled during the last th...

Is the value stable for the sale of your DC home?   Finding a DC REALTOR and selling a home in DC right now is a challenging move, yet a smart one right now if you're needing to unload an extra property or finally moving to increase or downsize your space. Lately I have been having dialogue with individuals who have attempted to sell their homes in the last 3-5 years. For whatever reason(s), their homes haven't sold and they chose to keep their homes off the market. Now that we're in a pretty aggressive seller's market, some are coming back and getting their homes sold, some are still holding off and others are finally talking with an agent so that they can finally get off the fence and and at last make the move. A CMA (competitive marketing analysis) is the first step to setting the 'f...

If you want to buy a house in one of the popular neighborhoods in upper Northwest Washington, and if your price point is less than $1 million, you don't have a whole lot to choose from.  In fact, in the zip codes of 20008, 20015 and 20016, thre are a total of 27 homes for sale in your price range. To make things even crazier, they are flying off the shelf, often with bloody bidding wars that escalate the prices to more than the people looking in this range can afford. Here's how it breaks down: American University Park:  there are only two properties in this neighborhood.  Both were listed today, and I'll eat my real estate license if they last more than a week. Chevy Chase: there are 11 homes for sale in Chevy Chase.  Many of them are small, many need work, and there are some that have...

Two weeks ago, I wrote a post featuring the five most affordable homes in Upper Northwest DC, one of Washington's most popular residential areas.  It includes popular neighborhoods like American University Park, Chevy Chase, Forest Hills, Cleveland and Woodley Park, Spring Valley, Massachusetts Avenue Hieghts among others.  While prices range up into the multi-millions, there are some affordable homes out there.  But they do go quickly.  Only one of the five previously featured is still available. 1.  3646 Alton Place NW:   This 111 year old house is nicely staged and looks pretty good, but it's an old house that might need a little more upkeep over the years.  It's located in Tenleytown, near a metro, Whole Foods, and lots of shopping and restaurants.  The house appears to be move in r...

A popular residential section of Washington, DC is often referred to as Upper Northwest.  It includes many of my buyers' favorite neighborhoods, including most of the area to the north and west of Rock Creek Park.  This large section of town has some pricey real estate, with 102 of the 152 homes on the market sporting price tags of over $1 million, with a high price of almost $9 million.  But there are also some prices that are relatively affordable.  Here are the five least expensive homes I found in the three zip codes that comprise this lovely area (20008,20015 and 20016): 3646 Alton Place NW:  looking behind a great presentation, this 111 year old house could face some challenges during a home inspection.  It has refinished hardwood floors that show the wear of decades, the front po...
