It's one thing to hear how difficult it is to obtain a mortgage on the news; it's another to experience the reality with our buyers these days. I have been working with a couple that truly has perfect credit. Based on their credit report and income, my Mortgage Professional could qualify them for over $1 Million! BUT, they cannot put 20% down. They are moving from an area where home prices have remained relatively stable and that's both good and bad. It's good because homes are still selling, but it's bad because they will not have much cash to cover a deposit and closing costs. On a recent walk through town with my husband, I stopped for a chat with John Milton. In 2008, his statue was placed on this comfortable bench in the heart of our newest park.   As our Mayor commented on the town's web site, "When traveling to Milton please stop by and visit our new Town Hall, one that captures the historic atmosphere of the Town and at the same time provides a professional home for conducting our daily business. Saturday May 2, 2009, is the ANNUAL MILTON DELAWARE YARD SALE. You will find everything from quality antiques to garden items, children's toys, books and more. It's one of the best yard sales and everyone I know in town has been getting ready all week long. We usually participate, but this year I will be working with real estate clients who are looking to move to Milton. Despite the rain, the Milton Chamber helped Schell Brothers "cut the ribbon" at their new community Heritage Creek in Milton, Delaware. Preston Schell, President of Schell Brothers and his brother Chris Schell, President of Ocean Atlantic Sotheby's International Realty are pictured to the left in the picture below. This was the headline in our local paper and then I looked at the photo. It looked like Amy Felker, the owner of The Lewes Bake Shoppe and Notting Hill Roastery on Second Street in Lewes. It's right down the street from my office and I must get lunch from Amy at least twice a week. Now I find out she can SING! Not only that, she is teamed up with Stuart Vining, a local singer, songwriter and guitarist who we have seen in other very popular groups with the Boomer crowd - Big Hat No Cattle and Vinyl Shockley and Friends. Bill and I will be going and I'm sure the Theatre will be booked with fans of Amy from both Lewes and Milton. If it's the First Sunday of the month, you will find Open Houses throughout the town. The forecast is for a wonderful Spring Weekend for taking a walk through town. There are some great houses on the market and the shops in town are open for business. Start here and we'll be happy to introduce you to our town - Milton, Delaware. I just had to share these signs of Spring with my friends here on Active Rain. The temperatures are still a little nippy, but the signs of warmer days to come are here in bright yellow! On my way to the office every morning, I pass this well kept property with its beautiful seasonal flowers and White Birch. I always mean to plant bulbs ... The SECOND ANNUAL ST. PATRICK'S DAY PARADE takes place this Sunday in Milton, Delaware. When I found this button on Green ClipArt, it hit home! My husband Bill is mostly Irish. I am half-Irish; it is Kathleen on St. Patrick's Day. AND, we are very green. In addition to our real estate business, Bill and I also own a remodeling company called Gotcha Covered. Bill is absolutely committed to NO WASTE on our job sites. EXTRA SIDING OR FLOORING? It goes into the shed or back to the vendor. APPLIANCES BEING REPLACED? Into our shed for use in a rental, a fixer upper, or to be donated to a local Thrift Shop. OLD WOOD? Removed from an attic or floor to be replaced? Saved for a future project. Yesterday was just like any other day here in Milton, a quaint town just a few miles from the Delaware shore. I dragged myself out of bed, turned on the TV, hoping to catch the weather, so I could dress appropriately for my early morning walk. But before my feet even hit the floor, I peered out through partially open lids, and 'Lo, and Behold,' there was my real estate yard sign filling the TV screen! It was my yard sign alright, but unlike many of the other signs around town with REDUCED or SHORT SALE APPROVED that they also flashed during the story, my sign had a rider that proudly proclaimed 'SOLD.' Milton, Delaware, is a great place to visit during one of the many annual festivals. This year, the annual Bargains on the Broadkill and The Great Duck Race will take place on Saturday, August 23rd. Sponsored by the Milton Chamber of Commerce, it's one of the most fun weekends of the year. Bill and I have purchased our "duck" and maybe this year we'll have a winner? The main events take place in the recently renovated Milton Memorial Park at the head of the Broadkill River. There is something for everyone including a 10-mile kayak and canoe race where everyone paddles and you never know who will win!

The sleepy little town of Milton is so cute and located only 7 miles in a direct line to the Delaware Bay.  The area was first settled in pre historic time by Leni Lenape and Nanticoke Indians. Beginning in 1675, English planters began settling in the area, following earlier Dutch settlement in Lewes.
