  Reports are now in with the third quarter real estate statistics for New Castle County, Delaware. The news is not terribly encouraging, since pending sales are down for September 6 1/2%. Although, we can see sellers are pricing their properties more realistically, resulting in days on the market being down almost 14%. New listings were up over 10%, bringing YTD listings up to nearly 5%. A big party with loads of volunteers telling the story of the fulfillment of Jessie Ball duPont's wish for a children's hospital  was held today in and around a new building at the Nemours/Alfred I. duPont Hospital for Children. Designed by FKP Architects of Houston, the building was in a "not quite ready for prime time" state today. Yellow tape separated off many corridors, including those that connected to the older hospital building, and a certificate of occupancy had still not been issued. It looks as though there is a hesitation in the New Castle County, Delaware real estate market--starting to head upward, but afraid to move too fast as to not bump its head.     Some points are encouraging, such as the number of new listings is finally headed upward, over 6% for August. However, closed sales are still down from 2013, over 9% for the month, and almost 8% for the year as a whole. Prices are trying to edge upward, and days on the market were down over 16% from the previous August. From personal observation, I do see a whole lot of people out looking at houses, trying to get pre-qualified for a mortgage, and asking for help getting their homes ready to put on the market. Old houses never cease to amaze me. There is a charming Delaware Craftsman style house I previewed recently to see if I could give the owner any advice about getting the home ready for sale. Always ready to plunge into dark places, I popped  my head into the attic, and this is what I saw.  The owner had no idea what the thing that looks like dryer vent pipe was, and wasn't sure what the fan thing in the wall was.  He has since gotten back to me and said the snakey pipe thing was a plumbing vent, and the fan was a thermostatically controlled attic vent. So his assignment is now to find out what the plumbing code says about vents (3 guesses, first 2 don't count), and where the control is for the fan (he is removing the plastic cover from it).  I'm not a plumber, but this snakey thing is ...

In Honor of National Skyscraper Day on September 3, I am re-visiting a trip to Buffalo, NY several years ago. Being a big fan of the architect Louis Sullivan, you can imagine my yelling, “Stop the car!!” when I saw his 1896 Guaranty Building, designed with Dankmar Adler (another name making this native Chicagoan’s list of architecture greats). The supporting steel structure of the building was embellished with terra cotta  blocks. Different styles of block delineated the three visible zones of the building. This late 18th century stone Delaware historic home is in the finest traditions of the English-influenced early mill owner homes in the Brandywine Valley. But rather than being built by one of the Quaker millers in nearby Brandywine Village who used the Brandywine Creek to power their mills, Henry Webster was a member of the Holy Trinity Church (Old Swedes). His marriage to Sara Stedham is recorded in their 1755 register. And his gristmill was on the Shellpot Creek, which fed into the Brandywine.           It was in the 1930's that this early Wilmington historic home became the nucleus of a new community, Brandywine Hills. The Wilmington and Western Railroad Presents their Summer Fest 2014 this Saturday, August 9, 2014 from 10-4. Trains will run at 10:30, 12:30  and 2:30. Entertainment will come from the Delaware Knights of Magic, Auburn Heights steam cars, a band organ, old time base ball club, and others. There will be hot dogs, ice cream, and pizza.
