Albertson Park remains a popular single family housing choice with a great location and relatively stable home prices and sales activity. Since our last update in October, Albertson Park home prices again retreated for 2013 as a whole. There were 5 sales ranging in price from $167,000 to $200,000 with the average sales price falling to $182,000. As seen in 2011, the lower prices continue to increase sales activity in the area. Today, there are 2 two-story colonials under contract with an average asking price of $199,000. Currently there are no homes on the market and no properties have sold in 2014 year to date. Their 2012 American Community Survey was interpreted by businessinsider.com and came up with a ranking of which states were the most "normal," or in line with data from the U.S. as a whole.            VS.                   Delaware, where I have lived for a long, long, time, rated number 7 on the most "normal" state. The marriage rate for men was identical to the national rate-49.8%. The rate for women was 45.1% for women, compared to 46.3% for U.S. women.  The point of real estate interest was that Delawareans were less likely to be in poverty than other Americans (DE: 12.0%, U.S.: 15.9%), and they were more likely to have health insurance before the implementation of the Affordable Care Act (DE: 91.2%, U.S.: 85.2%). City comes in at No. 3 in nation in sun power per capita Wilmington is No. 3 nationally in solar power per capita, according to a new report, the Department of Natural Resources and Environmental Control said Friday.The report, “Shining Cities – At the Forefront of America’s Solar Revolution,” was released by the En­vironment America Research & Policy Center.The report cited the state’s commitment to solar power, as well as federal programs and innovative fi­nancing options.The report states Wilmington’s growth in solar has increased 14-fold from the end of 2008 to 2013, from 500 kilowatts to 7 megawatts. The Wilmington (Delaware) Free Library recently re-opened more than a year and a half after closing to undergo a $10.4 million rehab. My last memory of the “old” Library was working in the research room on the 3rd floor on a hot summer day with all the windows open,  not helping with the oppressive heat.   A recent visit to the Library revealed something completely different. The renovation – partly financed through the controversial sale of N.C. Wyeth illustrations – goes beyond new lighting, an improved air conditioning system and a modern entryway that includes a new handicapped entrance to the 92-year-old building at 10th and Market streets. Model train fans are going to gather at the Chase Center at the Riverfront this weekend for the Greenberg Model Train Show. I know this because the Friends of the Furness Railroad District in Wilmington will have a display there (and I am VP of this volunteer group).  Every year we talk to show visitors about the Wilmington train stations designed by architect Frank Furness around the turn of the last century. There is the Amtrak Biden Station originally designed for the Pennsylvania Railroad, and the Water St. Station, originally built for the Baltimore & Ohio Railroad. March 2014 Historic Homes Newsletter   The Alrichs House in Port Penn, Delaware is being offered for free.  It was featured in the March issue of This Old House Magazine. This c. 1760 home is a rare survival of Delaware’s Dutch heritage, built by Peter Alrich, the grandson of a settler who arrived in Delaware around 1657. The house is presently owned by Delaware Wildlands as part of a 300 acre parcel which they wish to preserve. Preservationists and archaeologists are concerned that offering this home free to anyone who moves it somewhere else would destroy the context of the house and any artifacts found at the site.  They are hoping Wildlands will subdivide the parcel containing the house from the rest of the 300 acres so that this valuable context is not lost. I don't know about you, but I am really focused on doing a good job for my clients, even if it means missing an event I had tickets for. This happened the other day, when a buyer client wanted to make an offer on a home in a historic area of Wilmington while her mother was in town to give her some support. I enjoyed meeting this charming woman, who had good advice for her daughter. After we had written the offer and I had explained the steps we had to take, I called the listing agent to make sure we could scan the offer to him. Great, so the offer went out electronically.     As dry leaves that before the wild hurricane fly, When they meet with an obstacle, mount to the sky;   I thought of these lines from Clement Moore’s poem, A Visit from St. Nicholas as I took a walk this afternoon and the wind was whipping up the dried leaves along the edge of the South Graylyn Crest park (always known to my boys as “the park with the rocks.”) It was a place they liked to go to and climb all over the large rocks which were left by the prehistoric volcanoes which once occupied Delaware.      And now I really am thinking Santa weather, since they are predicting winter storm Janice will drop 3-5 inches of snow tomorrow.
