Real Estate Market Update for Wilmington, DE (April 2016)Real estate market data for Wilmington, DE provided by Suzanne and Chris Rumsey of Rumsey Home Team, Patterson-Schwartz Real Estate. New Castle County experienced a 4.4% increase in the number of sold homes through April 2016 compared to same time period in 2015 and a 1.2% increase in the median price of sold homes, from $207,500 to $210,000. The number of homes that went under contract through April 2016 increased 2.6% from 2015.   Wilmington, DE experienced a 7.8% increase in the number of sold homes through April 2016 compared to same time period in 2015 and a 3.7% increase in the median price of sold homes, from $120,000 to $124,450. Historic Homes E-Newsletter  March 2016 National Women’s History Month events are among 20 special programs at the museums of the State of Delaware by the Division of Historical and Cultural Affairs. Settled since 1609 by voyagers from England and claimed by the Crown since then, Bermuda is a mix of cultures still retaining the distinctive touch of the British Empire.  Although friends advised me to wait until warmer weather, I was ready for a trip to this island 995 miles from the shores of South Carolina. (left, Royal Dockyard) It was interesting to me that the limestone blocks from which the buildings and walls on either side of many roads resemble the “tabby” from which many buildings in Savannah Georgia are built. They contain bits of coral and it turns out that Bermuda is the northernmost limit for coral growth. Four foot drifts? No problem!  I did get out a bit during the blizzard yesterday and cleared about a yard horizontally and maybe 18” deep, but the wind was blowing and it was still snowing. Seeing my neighbors across the street and next door out this morning shoveling their sidewalks and driveways brought me out again. As a native Chicagoan, I relish the thought of shoveling snow, at least for a while. But as parts of my driveway were over 4’ deep in drifts and the “shovel by layers” technique was necessary (at least for me, since the whole lifting 4’ of snow was too heavy) it was slow going. The good news for South Graylyn Crest is that overall crime in New Castle County is down 22.2 percent.  Homicides in New Castle County over the three year period fell 13.2 percent and shootings/shots fired complaints dropped 29.4 and 28.1 percent, respectively.  The Property Crime Initiative also helped drive down burglaries, thefts and vehicle thefts by 32.9 percent, 23.9 percent and 11.2 percent, respectively.  The following charts also show how every significant targeted crime has decreased notably since Targeted Analytical Policing began.  “As we continue using TAPS and re-enforcing its success, we constantly see the need to directly attack the heroin problem,” New Castle Police Colonel Elmer Setting reported.  In South Graylyn Crest, vehicle theft (most often from unlocked cars) is...

Outside of Wilmington, Delaware is a rural Gothic home called Rockwood. The mansion was built between 1851-1854 for Joseph Shipley, a merchant banker originally from Wilmington. The Mansion was Shipley's retirement home. Shipley spent most of his life in Liverpool, England where he became wealthy. Rockwood Mansion was inspired by Wyncote, Joseph Shipley's English country house designed by George Williams. Shipley had Williams design Rockwood Mansion, though he had never seen the site. Joseph Shipley moved his entire household from England bringing his favorite dog and horse (Toby and Branker), as well as gardener Robert Shaw and housekeeper.  Now run as a museum by New Castle County, Rockwood has had its ups and downs. The latest market report is in, and it is telling us that sellers have gained confidence since last year, proving this by 7% more homes being placed on the market. And they are happy they have done so, since there have been 18% more closed sales over the same period in 2014.  Not only that, but median sales prices are up about 7%. September really proved good for days on the market, with almost 14% less days on the market over the previous September. What this is telling us is that if buyers see a house they like, they are not hesitating to write an offer. I can see this in my own business, having received an offer on one of my listings a week ago after 22 days on the market. Inventory is indeed moving, with September to September comparisons down over 9%.  So it's a story we are happy ...
