Nothing Should Ever Replace a Firm Handshake and a Smile As cheesy as it sounds, this is the first we do whenever we meet someone know. We extend our hand and smile, saying "nice to meet you." Regardless of what can (or may) happen in the future, at the moment, you are meeting someone new and there is a value in meeting someone offline as opposed to online. There is a value in feeling the strength of someone's handshake, their tone of voice, body language, how genuine their smile is.  You can be anyone you want online, in person it's a different story. In person you can't hide who you are, and there is a value in that. For better or for worse, we are who we are and it's important that we don't lose that component of human interaction that we achieve when we meet someone offline for the ...

Consumers Can Now Get a "Fixed Fortune" We have now unveiled a new fixed-rate HECM loan, the "Fixed Fortune," after unveiling the HECM Fixed Advantage last month, in hopes of giving borrowers more options when looking for a reverse mortgage. The fact of the matter is, fixed products are needed when it comes to reverse mortgages, especially because there is a market for them. By completely eliminating any fixed products, HUD alienated a potential sector of the market. By bringing it back, within the HUD guidelines, the new products should offer a solution to many borrowers who wanted the security of a reverse mortgage and a fixed rate. According to an article published by Reverse Mortgage Daily, the HECM Fixed Fortune is, in essence, similar to the HECM Fixed Advantage because it allows ...

Competence or Confidence? Which is more important? Which one wins over clients? Which one is more effective? Do you need a little bit of both? Can you get by with a lot of one and a little of the other? I like to think I have both and, if my work speaks for anything, is that I'm confident in my competence and I am competently confident.  Basically, I am confident in my ability to do my work in the best possible way so that my clients come out on top, satisfied and ready to begin their retirement anew but I am not so naive and overconfident that I will promise something I cannot deliver. I think an overabundance of confident can hinder a deal in the long run while competence can only make your client list grow. Sure, being confidence is always a plus, especially when making a first impre...

How Baby Boomers Will Change Retirement (Planning) Every generation will leave their mark somehow, someway. While we can never be sure what their mark will, it seems that the baby boomer generation will leave its mark on retirement (and what future generations will think about it for years to come). An article published in Senior Living (based on a news release from Merrill Lynch) detailed how retirement will be changed by baby boomers, by mixing work and play, like no other generation has done before. Here are some of the ways baby boomers will change retirement as we know it: There is a new retirement turning point coming. The average baby boomer is likely to retire from their current job/career at the age of 64 and launch into another one. In a sense, the retirement age will be the b...

Halloween Decorations on a Budget Halloween, in a sense, is like Christmas...you have to go all out on decorations or you're not doing a very good job. However, making your home a horror haven doesn't have to break the bank. In fact, many websites, such as Listotic, have plenty of Halloween decorations on a budget ideas so that anyone can create their very own haunted house.  Below are some of my favorites: Monster Face Archway While this project takes a little more elbow grease, and a ladder, than the previous one, the results are just as rewarding. Draw huge, monstrous eyes on a piece of cardboard, color it in and cut it out. Repeat with eye #2. Then draw scary-looking teeth and cut it out. Hang the teeth above your home's archway and the teeth below. Visitors will think they are ente...

Is Facebook the Best Site for Marketing? Marketing is a word that strikes fear into the hearts of some people. Unless they can afford a professional who can take the time and effort to make sure all their social media pages are updated and running while they're SEO is at an all time high, marketing is not something most people have time or knowledge to engage in. Frankly, social media, especially sites like Facebook, which have recently incorporated paid advertising into its business plan, don't seem to be as social as their name implied. I am not speaking as any sort of SEO expert but, for me, Facebook isn't as exciting for marketing as it used to be. From what I can tell, more user-friendly sites like Twitter, Pinterest and LinkedIn are where people are getting the most bang for their...

Your Home's Best Kept Secret... A Reverse Mortgage Who knew your home was guarding a secret? A secret that can mean the difference between a comfortable retirement and a less-than-perfect retirement? In truth, your house has been less than honest with you and it's time to take full of advantage of your biggest financial asset to help you during retirement. What am I talking about? A HECM loan, frequently called, a reverse mortgage. Why is it reverse? Well, because you don’t have to make monthly payments on it as long as you live in your primary residence. Why even consider a reverse mortgage? Flexibility. The reverse mortgage program has it and it can easily adapt to most of the financial situations baby boomers are currently facing, helping them through difficult financial times or hel...

Golden Debt Years The Golden Years might not be so "golden" anymore, especially because of debt. More and more often, older Americans are retiring to soaring medical care expenses, high credit card balances and the stress of second mortgages, making retiring to a "life of luxury and relaxation" a distant dream instead of a promising reality. In an article published in The Miami Herald, "More seniors Head into the Golden Years with Debt," outlines the daily struggle of current retiring Americans. Specifically, the fact that the baby boomer generation will retire with more mortgage and credit care debt than any previous generation had at the same time. It's scary to think about but the amount of debt that keeps piling up. Not to mention, trying to get rid of debt on a fixed income or havi...

How Does a Reverse Mortgage Line of Credit Grow? The Home Equity Conversion Mortgage, or Reverse Mortgage is beneficial to older Americans looking for a way to supplement their fixed income during retirement or, to even plan ahead for their retirement. The fact of the matter is, not everyone retires 65, because the amount of money is less compared to retiring later in life. However, you can apply for a reverse mortgage at the ripe age of 62, if you live in your primary residence and have enough equity in your home. If you are using a reverse mortgage to PLAN retirement, the line of credit option can prove to be very effective in the future, when the funds are needs to cover expected (and unexpected) expense. There are many options to chose from if you apply for a reverse mortgage, and b...

Reverse Mortgages...An Under-Utilized Lifeline Reverse Mortgages are, and continue to be, an important source of cash flow for older Americans looking to retire comfortably. In addition, reverse mortgages are also available as a retirement planning tool for retirees who are financially stable but want a safety net at their disposal when, and if, they're not. It begs the question then, why do reverse mortgages continue to be underused despite their benefits? Part of the problem stems from consumers being unaware that the problem even exists. The Home Equity Line of Credit continues to be a source of income for homeowners hoping to get rid of their debts before retirement. However, they dig themselves into a bigger hole in the process because a Home Equity loan has to be paid back, via mo...

Non-Borrowing Spouses Benefit from New HECM Loan Regulations The HECM loan changes, that were recently passed by Congress, and approved by President Obama, include a financial assessment of the borrower, mandatory set asides for property taxes and homeowners insurance, restrictions on the amount of fund that can be initially withdrawn and...most importantly, inclusion of all borrower spouses on the loan regardless of age. This last regulation is poised, not only to make big changes in the way reverse mortgage loans are conducted, but also in the way they are repaid when the loan reaches maturity. In the past, reverse mortgage loans--that have become due--with a non-borrowing have caused unforeseen consequences, which have forced the Department of Housing and Urban Development, to consid...

Senate Passes Bill to Stabilize Reverse Mortgage Program In what has been a long and winded battle, the Senate has finally approved a bill granting the Department of Housing and Urban Development the authority it's been seeking to closely manage the reverse mortgage program, pending the President's signature. The Reverse Mortgage Stabilization Act of 2013, which was introduced by Representative Denny Heck and Representative Mike Fitzpatrick in May, will allow the HUD to establish additional guidelines and regulations to the already existing requirements of 62 years of age and older, live in your primary residence and have enough equity in your home. The regulations aren't all bad, in my opinion, and will help better qualify future homeowners for the reverse mortgage program. The HUD has...

Home values have tanked, unemployment has spiked and homeownership has taken a turn for the worse.Millions feel stuck in a home they can’t afford to sell because they owe more on their mortgage than the home is worth.
