One of the issues that Realtors took to their legislators in Washington DC last week was Small Business Health Coverage. Realtors have seen strong support for small business health reforms from the House of Representatives, the same support has not been received from the Untied States Senate. Our delegation from Florida met with Senators Bill Nelson and Mel Martinez on this specific issue on Wednesday, May 16th. Both Senators agreed that somehting needed to be done to protect the 46 million Americans that have no health care. The Senators were made aware that over 1/2 of those people go to work everyday for small businesses that do not or cannot provide health insurnace benefits. This past week (May 14th to May 18th 2007) found hundreds of Realtor's visiting with Legislators on Capitol Hill. Realtor members from each Congressional district meeting with their congressional representative's to bring the representatives up to date. These meetings were one on one with their congress person to discuss issues facing property owners in their home districts. The single family housing market is still feeling the effects of a market  with an over supply of single family housing in most areas of the State of Floirda. According to data provided by the Florida Association of Realtors, sales of existing single family homes in the State were down 4%. Some areas of the State have seen sales go as low at 14% this past March as compared to March of 2006. A few areas have actually seen an icrease in sales this March as compared to March 2006. Ocala area has seen existing single family home sales increase 2%. The Tampa-St Petersburg-Clearwater area was reflective of the State average as it saw sales slow to a negative 4% in March 2007 vs. March of 2006.  As we approach the 1/2 way mark for 2007 we are seeing some life in residential real estate sales. It is still very slow but we are having some activity on those properties where the sellers are priced  correctly for todays market conditions. This cannot be said for the sale of residential lots or vacant acreage. Residential lot sales and acreage sales are very weak and we have seen a significant weakening of the price structure and still very little activity.The bright spot in our Hernando County market has been commercial real estate. To date we are still selling vacant commercial land in high demand areas. Commercial development lagged behind the residential boom and so demand still exists. Hernando County has just went through a very contentious land use hearing. The Hernando County Board of County Commissioners approved 1780 homes in an area that some feel should not proceed with planned growth and should continue to grow as it has in the past. The past development took place haphazardly with no off site improvements. Most newly created sites were 2.5, 5 and 10 acre tracts, mostly on dirt roads.
