Competition is really heating up in the southwest Florida market. During a recent buying tour with an out of state client, we encountered multiple offers on nearly every property that we placed offers on. My client, like many others, was looking to pick up a great second home at a very good price. Not very difficult you might think, considering the number of homes for sale in our market.Once we waded through the overpriced listings and discarded the short sales (short on sales, long on time!) we came to the bank or corporate owned homes. I would like to share with all my readers, a few pictures of the Bank Owned homes I was out showing to my Clients and their friends this morning. We looked at six bank owned homes prices from 100,000 to 150,000 out the six homes three of them where located on a freshwater canal system that runs for about six miles and leads into two lakes. My clients and their friends where amazed at the nice kitchens with granite counter-tops ! The number one question that I get asked as a Realtor is: When will the market bottom out?  I think I even hear that question in my sleep I'm asked it so much.  There are several indicators that will give you a good idea, but there is one major indicator that you should be looking for. I had an opportunity to show this Cape Coral Gulf Access Home today.  I’m just amazed at current pricing and the great values that exists.  In this case this home was being sold by a seller that could sell.  No having to look for Lender Approval with a Cape Coral Short Sale or multiple offers with a Cape Coral Foreclosure.  This home also included the adjacent Gulf Access Lot.  The asking price was below $380,000 which when you consider it includes an additional buildable lot is a great value.    Take a look for yourself.

Just a brief update on current inventory,some people seem to think that realtors have rosey colored glasses or make things seem better than they really are.Any sign of a decrease in numbers of homes listed for sale in Cape Coral should be considered a good thing. We all want to see some evidence that things might be showing signs of improvement no matter how small it is as I am sure you feel the same as I do that  I am sick of my property continuing to drop in value at some point in time that has to stop. Between Dec 10th and Jan 10th 2009 our active single family housing inventory for the Cape was at 3924 homes.This is far less than it was at the beginning of last year when it was over 5000.We had over 900 properties go under contract in the same month.
