    Joe Kendall, Realtor with Sandals Realty a Waterfront and Foreclosure Specialist writes, just last week I was out looking at bank owned homes in Cape Coral with clients, I was also reviewing a couple homes for out of town buyers and I just wanted to explain why you need a buyers agent when buying bank owned REO Property. Bank owned property is sold in "as is " in "where is" terms. Meaning the seller is selling it in as is condition and makes no warranty to its condition.  Many Realtors that sell Bank Owned property have property management companies that go to the bank owned property and change the locks and take pictures for the listing. The listing agent of the bank owned property sometimes do not visit the property and lists the home off the taxes records in as is where is condit...

Cape Coral home sales have been on the rise. Inventory is shrinking  Cape Coral's numbers today are:  4142 single family homes for sale. (500) less than this summer. 511 are bank foreclosures 2050 are short sales   596 Contingent and active contingent 787 under contract 352 Sold in the past 30 days 446 Sold in the previous 30 days 447 Sold in the 30 days before that.  Homes in Cape Coral are moving and people that had been shut out of the market with the inflated 2005 pricing are excited to have their piece of paradise. Interest rates are still low and values are great.  Winter came early to the North.  I think they will be coming in even bigger numbers. More foreclosures are to come. But the pace of sales is very good. Cape Coral is moving in the right direction and that is good news.

Buyers can't wait until "Season." Our sales traffic and the number of calls and appointments in our office show that buyers are not waiting until January, February and March to make purchases this year.  Instead, they have been looking on the Internet and making fall trips to Florida, buying homes at great prices before the competition arrives.   Over 3500 homes for under $100,000. I checked our Multiple Listing Service today.  There are over 3500 homes with list prices under $100,000 that are currently available for sale.  What kind of house is that?  Three days of discovery in Cape Coral's unusually busy market. I met more realtors at the doors of properties than i did at our annual "Realtor" luncheon. Okay I am pushing it a bit but the action was hot here in the past few days. Multiple offers thrown on the table above the asking price and not just by a few thousand dollars. Out of all the months that i have worked on Short Sales, Today was a good day. I submitted an offer and got information back to me within three hours. I could not beleive it! Perhaps something greater than ourselves is finally at work here regarding moving these short sale contracts to avoid foreclosures. All I know is that I am counting my blessing today. Cape Coral has alot to offer in homes that are available through diplacement. I hope thisprocess of negotiating is a trend but if not, well I had a great day!

I previewed a condo yesterday at Cape Harbour.  To begin with the location is really just spectacular.  If boating is your fancy there’s probably no better place to be in SW Florida.  The Marina at Cape Harbour provides quick access to the Caloosahatchee River and the islands of Sanibel, Captiva, and Gaspirilla.  The unit I specifically looked at was a 3 Bedroom, 2 Bathroom unit facing south.  The attention to detail, quality of work, and overall appearance of the entire area is really something you have to see.     Copyright © 2008 By Mike Canzano, All Rights Reserved. Cape Harbour Condo

I had a chance to preview another Cape Coral Short Sale in the Sandoval Community.  This 4 bedroom home has almost 2200 feet of living area, a private pool and a view of the lake.  Currently listed for $229,000 this is an incredible opportunity if the bank is willing to work with a buyer.  Lastly this home is in Sandoval, a community developed by the Bonita Bay Group.  This home will not last long.
