It's another beautiful day down here in Cape Coral Florida hot and humid 93°! I certainly have been reading many number of posts that talk about how the media beats up our business!  And we have always heard," Don't believe what you read." While I know that is the case, because the media is saying now is a terrible time to buy and prices are back to where they were in 2001!  Why would now not be a good time to buy?  So once again, I guess it's true,"Don't believe what you read!" Welcome back Terry Stewart.  Now that his contract has been renewed with Cape Coral not everyone thinks he has done what is necessary for the job.  Well, I'm a firm believer that sometimes you just need to re-evaluate what you have done, what you can change to do better and use the hind site that is always 20/20 to help heal this city that has been so damaged by the investor craze of the past. The over zealous spending by the city for services that make you shake your head. Case in point:  1. Finally we are looking at a new city building that when proposed initially at $110M        (I new that was crazy. Everyone you talked to thought is was crazy. With a client coming in on Friday to see homes in Cape Coral, I previewed several houses today.  After I was through looking at six different houses, most nice looking homes in NW and SW Cape Coral with swimming pools at great prices, I decided to stop to eat. Why not try a place where they really know Italian food?                              I was starving and stopped at Papa Joe's on Cape Coral Parkway.  Their sauce is definitely tasty and so, of course, are all of the pasta dishes.  The Veal Parm is fantastic.  And, the pizza is without compare in this area.  If you have been trying to find the type of tasty, thin crust pizza served in Boston and New York, Papa Joe's has it and knows how to do it right.  Today, I was in a bit of hurry and ordered a cheese steak sub with onions and ...

Cape Coral has seen the highs of the growth engine of SW Florida to the exodus of many of its residence.  This morning ready the News-Press the article was talking about the numbers.  I realize that with counting the residence of Cape Coral things are always after the fact.  The graph in the New-Press shows the increase.  I don't think it shows the ones that left town.  They just left.   We talk about the 1000's of homes being foreclosed upon.  Well, they are real people who have been caught in the economic down turn and have had to leave the area to find employment to feed their families.  They are not counted in the unemployment rate.  They haven't registered.  They left.  I don't know how you would even count the "invisible" or deduct as the case may be. Hot Hot Market in Cape Coral!  Don't miss the boat! Cape Coral is moving very fast.   June MLS numbers are 409 single family sold! July  MLS numbers are 437 single family sold! There are 537 short sales pending. Maybe half will close. There are another 420 pending.  Currently there are 4385 active. Plenty to chose from. Enough said.

  It started as another beautiful sunny day down here in Cape Coral Florida,but sometimes things aren't always as bright as they appear.  Late last night I received a telephone call on my cell phone, from someone who had seen my ad in our church bulletin.  The call came in around eight o'clock, and he said that he would like to see me tomorrow morning because he had to sell his home.  It seems that I have received a lot of those phone calls lately and I immediately assumed that he too was unable to pay the mortgage and was going to lose his home. When I arrived this morning, he greeted me at the front door with his three young children.  I asked where his wife was and he informed me that she had left last Friday when he got back from out of town.  It seems that due to the economic condi...

This past week I experienced a situation which reminded me of a TV show that my wife likes, Project Runway.  An attractive, nearly new, well-designed home located in Cape Coral that was nicely priced came on the market and there were several offers. The property was owned by the Bank. The Bank looked at the offers and decided to initiate a bidding war, in other words, all of the prospective buyers were informed that the the Bank was putting the house back on the table and requested all prospective Buyers to submit their best offers.  As to Project Runway, some of the outifts that the designers create in one day are impressive.  Some of the outfits are out there, as well.

Thank goodness council has taken the appropriate action and realize the depth of the economic problems we are facing in Cape Coral.  With our industry in such termoil and the fall out to other businesses and fuel prices at such an unreal high the tax payers are figuring out how to get buy. An elderly neighbor of mine (she is maybe 84) was commenting that when they were planning for retirement people just didn't expect to live this long.  Her money is fixed and with the price of all these things going up so much they struggle to make ends meet. I want to make them stop with the constant comments of slower response times for fire and police.  We have more police and fire people per capita than the city of Chicago.  We have a ton of other services that we can cut and think more budget mind...

Today was the first day back in the office in beautiful Cape Coral, Florida after a week in New Jersey!  You know what the first day is like a day after a week messages piled high and a million things that need your attention immediately!  Today however, I had a pressing problem that needed my attention as soon as I had returned! It is exciting to see the city of Cape Coral is still marketing the Academic Village project at the corner of Del Prado and Kismet.  I have always felt it would be a major benefit to Cape Coral to have a University within our city limits.  It is in an ideal location to bring students down from Punta Gorda, over from N. Fort Myers and of course the County's biggest city, Cape Coral.  It would be wonderful if it was FGCU but they are struggling this year and need to adjust finances before growth in the future.  I don't know how much of the old plan, which looked wonderful, could still be implemented due to the environmentally sensitive areas designated by  US Army Corp. of  engineers and SW Florida Water Management.  Planning a campus and building is a lengthy process so it would be nice ...

I departed Southwest Florida International Airport yesterday morning with a temperature of 88°.  I boarded a flight to Newark, New Jersey,and when we landed in Newark, the pilot said the temperature is 92°!  So much for escaping the Southwest Florida heat for a week or so! I am on the monthly training run again, with stops in Watchung, New Jersey, Northfield, New Jersey, and possibly Baltimore, Maryland.
