We showed a listing that has been on the market for 9 months. The home is located in a nice area, our buyer wants to be near their family and friends who live in the same community.   We`ve showed them several homes with no luck.   Yesterday,I told them about a home in the area which has been on the market for a very long time,it`s extremely "Overpriced" and from what the other Realtor explained to me the seller is quite upset with her "lack of performance". With "One showing", i guess it`s easier for the seller to blame the Realtor,not the price of the house.   We made the arrangements with our buyer to view the home. In October 2006, I got a listing on a 40 year old 4 bedroom/2 bath home.  From the beginning, I told the owner that it should be priced just below $300,000 (she had already bought a home out-of-state so she needed to sell).  She insisted that the home be priced at $335,000.  I did so, provided we reduce the price fairly quickly.  When we didn't get calls or showings, she called to ask why.  I told her that the price was too high, needed to be reduced & gave her recent closed sale & active comparables (again).  Over the next few weeks she reduced the price to $310K, still too high.  Two months into the listing, we received an offer of $270,000, excellent for the area.  The owner, already moved out of the home was totally insulted at the "low" offer.  I replied that the offer was market p...

Every send an offer to another Realtor only to be told "We`re waiting for a MAYBE OFFER that is supposed to arrive Monday or Tuesday!". We`re working with a family who just relocated from Pennsylvania, they`ve been searching for a home for several weeks.It`s never easy deciding where you wish to live,alot of consideration needs to be given towards schools,neighborhoods and convenience to work. We gave a listing presentation two months ago to a family who reside in Cooper City,Florida. They interviewed myself and two other Realtors.I was told from the start they were leaning towards one of the Realtors who they knew from their daughters pre-school.  We sat down and went over the comps,discussed market strategy and so forth. I received an email yesterday asking for showing instructions on a listing we sold in 2004. For some unknown reason it`s`s still on Yahoo.com.The assistant for the Realtor,is requesting showing instructions for a listing that doesn`t exist. It speaks volumes about this persons training.It defines who you are as a Professional.Rule #1: Realtors always look at the MLS to locate Properties. Isn`t that why we joined our local boards?  Rule#2:Don`t waste other agents valuable time when you`re not capable of training the person you hired.How many times have you seen this happen? Suddenly we`re forced to explain to these assistants their job and how to do it.
