Wow week two challenge is over and today is the day we find out the results. I can't tell you how much work this week was. As Midori mentioned yesterday I had no listing presentation together. I am with a small broker and usually would use just the CMA that came with the MLS for a listing presentation. So I had to start from scratch. Having to research and gather all stats and figure out what I was going to use. Now this entire week was hectic. She had her Tech fair and I had my kids home from school. So my research was done either very early in the morning or late at night while we were on Skpye. I had all these different ideas and trying to get them out of my head was not easy. Every tiime something popped in I would shoot Midori an email. And she would say we could work with that. S...

I have been absent this week from the rain and Midori was the one to post. I had a challenging week! Well this week flew by. My first weeks challenge of getting my database together was grueling, but very much needed. I could not believe how much needed to be done. And to think i actually thought I had it under control! Jeez was I so wrong. Now I am a Tech Savvy person, but if you don't utulize what you have what good is it to anyone! That is what I learned this week, use what I have!!! I am running a Macbook Pro and have Entourage, which is like Outlook but for Mac. I had a PC prior to Mac and new outlook pretty good. But this Entourage is so much different and I am still learning what I can do with it!!! Learned to impliment some other features that I am avaiable to me. Once I have i...

Many homeowners are wondering whether or not they can afford to sell their home? They're trying to think of a way to sell their home when they owe more than what it is worth plus how could they list it with a Realtor and afford the commission? Another more important question might be - "How can they afford not to sell their house?" If homeowners are behind on their mortgaga payment and they simply cannot afford the payment going forward due to a reduction in their income, they do have an out; an out that they absolutely cannot afford to miss. Homeowners must open the aveunue and seek out help.  Too many homeowners just think there is no hope and give up.  Don't let the homewoners lose hope. There is hope for those that need to sell their home as there are many who specialize in helping ...

I have been around AR now for about a year and a half. But not until recently I have started ACTIVELY blogging. It started with a challenge from Ricardo Bueno!(THANKS). He challenged me to write a post everyday for 30 days. Shesh, can I do this. YOU BET! I love a challenge and I told him i will get this done. So I turn to AR to give some ideas. And what great ideas you gave me. It was the first time that I actually sat down to think and come up with what to write. So my first thing I wanted to do is the community I live in, since I know it best. I went and took pictures of the smaller communities within Woodmont, Fl. I felt so weird driving up and taking a picture of the front sign, but I was DETERMINED!! I worked on this post for an hour. Submitted it and thought to myself, was that ev...

Millions of people believe in the American Dream of home ownership. There's nothing like it people say. You work hard and you try and save your money. Or perhaps, you work hard and you just can't seem to save enough money for that down payment on your dream home. Is there another way? We've seen in the past several years that there were ways to get a piece of the American Dream without putting any money down - wow, could that be?! You betcha...there have been many ways in the past to live your dream; no money down, interest only, stated income, and on and on. But was the desire for the American Dream clouding everyones vision? Only look at today to see what happened with the rise in Foreclosures across the nation. Florida has been particularly hard hit. The land of sunshine where so man...

My good friend Nick Goglucci (a real estate agent with ReMax In Motion in coral Springs Florida- where I am also licensed) invited me to join active rain to showcase my specialty namely managing residential properties. This is my first blog entry and I am interested in helping people who are renting their properties to secure professional management services so they can do what they do best, make money and enjoy their free time. I, and my team, can manage the day to day stuff which seems to make it a headache for most people to try to manage their own real estate investments. There are some real estate agents that work with buyers/investors who cannot manage the property for their buyers. I will gladly take over the management duties for that agent and keep them in the picture for when ...

Summer is around the corner and kids will be let out of school. I know most of us try to take our vactions during this time. What about when we are not traveling? Have you given thought as to what we could do with our kids and not be home? I have three toddlers as most of you know. When I am not out with clients I am home with them. Being at home all day can drive someone bonkers!! I have found out that starting June 25 AMC Theathers will be having $1.00 movies on Weds mornings at 10am. This is great! I have some place to take them where they would love to go! Here is a line up of movies that will be playing, once again on Weds mornings at 10am. June 25:  Mr. Magorium's Wonder Emporium July 2:   The Water Horse: Legend of the Deep July 9:  Alvin & The Chipmunks July 16:  Shrek The Thir...

I have started going around and taking pictures of the surrounding areas. One place I thought about taking pictures of a place I love to go and relax. Most people don't go here. Why? Not sure. Maybe they don't know much of this area. I kind of don't want to give my secret away, but at the same time how could I not. Its so relaxing. Its Pompano Beach, straight down Atlantic Blvd to the end. Leads you right to it. You park right up(meter parking) and walk down the path. Just looking at the path shows how relaxing this beach can be.            I took the ride there the other day with my boys to take some of these pictures and also a video. They didn't want to leave. So we went down by the water and collected sea shells and watch how the waves came up to the sand. They had a blast. We then...

Shoppers, mark your calendars: Florida's weeklong back-to-school sales tax holiday will be Aug. 2-8 under a legislative compromise nearing final approval. Exempted from the state's 6 percent sales tax will be clothing, shoes and backpacks priced at $50 or less, as well as school supplies less than $10. This is the best time to purchase your supplies and clothing. Plus it will kick start the economy again. Its a win win situation. As many of you know this is a yearly event. I not only look forward to purchase my kids stuff for school, but take the chance to buy for myself. So mark your calendars! I will see you in the stores!! Yesterday I was headed to see the Doctor for an issue I had been having with my hand. As I was going there my car started making a funny noise. At the same time someone was honking his horn to let me know I had a flat tire. So I pulled over to the nearest parking lot. It was complete flat! I got the van up on the jack and was trying to loosed the lug nuts. But with my hand issues I couldn't. I gave my husband a call and he said he would meet me at the parking lot. I didn't want to miss my appointment, so I ran, I walked, I speed walked. Got there in ten minutes. Left the van up on the jack. My Doctor drove me back to the van. It was so hot outside. My husband was still a few minutes out. So I tried again. This time I was jumping on the tire iron. There was a couple driving by and pulled...

I was reading the paper yesterday when I cam across an article about a State Officials are asking that the State of Florida be divided into two States- North Florida and South Florida. The dividing line would be at the start of Palm Beach County. When most of us speak about Florida we already divide ourselves as from South Florida if we are from Fort Lauderdale, Miami- Dade or Palm Beach, and North Florida anywhere north of Palm Beach. Apparently the spending habits between the two are quite different and Officials feel that by dividing the state would be beneficial to the citzens. It seems we are not the only State looking into this, Wisconsin and Hiawaii are in the talks as well.   Would this change how we see Florida? Will it change how spending is done by our government? Would this...
