We have been using the Display key for quite some time here in Sunny South Florida. Well the time has come to retire this baby and start using the New ActiveKey. No more craddles and updating every night. No more forgeting to put it on the craddle or having to manaully update it on the road.  This here is the new ActiveKey. It keeps itself updated 24/7. If you are using the supra lockboxes, anytime someone access one of your listings you will be updated right on your ActiveKey. How cool is that? It also seems more user friendly, the buttons don't look that hard to push. I will be getting mine on March 26. I don't know about you, but all of a sudden I have calls coming in left and right. I am in taking my post licensing class and have my phone on silent. I can see who is calling and make sure I call back the ones I knew the number belong to. Well there were several I didn't know and had to listen to messages. I was over taken by the amount of calls I got for rentals and sales in one day.I posted a rental listing on Sunday into the MLS and on Monday onto my website and as you know syndicates to the proper places. How many of you subscribe to the New question alert that Trulia offers? I started subscribing as soon as they started doing Trulia Voices. If you don't know what that is, its a forum board where buyers and sellers alike can ask questions and Real Estate Agents can answer. Now you will wind up with more than one answer, but usually along the same terms.Like I said I subscribe to the alerts for  Broward  County. I have to say I have answered quite a few questions. Yes, someone found me. I received a call today from a gentlemen who is looking to relocate from Cleveland, OH. He put in a search, How can I buy real estate in South Florida" in the Truilia.com, and he found me. He called me just a few minutes ago and I answered my phone as if it was morning during the week. He was so happy that I answered. I asked if he had ever been to Florida and he said no he has never been here. I went on to explain the different counties and different cities. I seem to be getting more and more calls and referrals b/c the client and/or realtor was dealing with a mortgage broker/bank that pre-approved a loan and now right before closing it can't be done.  What I have found is that there are a lot of uneducated people in the mortgage industry b/c it is too easy to get licensed.  Now, I have a Bachelors of Science in Finance and Accounting.  That does not make me better than the rest or what I am referring to when I saw uneducated.  I am talking about the people in this industry that don't pick up a newspaper, read updates from their lenders, read a magazine on their industry.  I would suggest to anyone in this industry to listen to CNBC, subscribe to The Wall Street Journal, Mortgage Originator/Entrepreneuer/Inc./Florida Trend (or your states e...

How many of you are into Monster Trucks. Well I have a son who is just crazy in love with any types of trucks. Even my daughter loves monster truck. Her favorite is the one here on the left, Monster Mutt. My son well you guess, Grave Digger. Who doesn't love him or know of him. I grew up loving Monster Trucks, it was Big Foot that was big. Now its Grave Digger.   These pictures were taken at the Bank Atlantic Center, in Sunrise, Fl. We sat rat up front, enjoyed every minute of it. Would have loved to see it in the dirt. I was reading an article this morning. It was going aganist what we all learned as far as depersonalizing the home. Most of us was taught when we go on listing appointments and after we get the listing most sellers ask us what needs to be done to the home. Our first response of course is to remove all the clutter. The second thing we always say is to remove all personal pictures. Now my guess is you want the new prospective buyers to picture themselves in the home without seeing the sellers in it. Now I agree with what I was reading, having the pictures remaining up and around the home shows its a home. Makes it warm and comforting. Have you ever wondered how your local schools purchase some of the equipment they have. I know most must be thinking your local property taxes. Yes, but they also depend on finacial help from there local comunity. There is a propgram BoxTops4Education. It has been running for as long as I could remember. But I really never put much mind to it before. My daughter just recently started school this past year. I have been as active as I possibly can. So I was grocery shopping today and realized something very important. You see I have been collecting Box Tops for education for my daughters school. I received a call the other day on one of my listings. She  was looking for her daughter. She purchased a home in Tamarac, Fl three years ago and now her daughter moved down here and needs to find a place. She was trying to figure out which town would suit her. I went to explain that I also live in Tamarac. I also went to explain the difference in property taxes within the differences cities. I had asked her age, she said she was over 65.
